In most places in Lagos state, lands that are FREE from government acquisition are more expensive that those that fall within government acquisition. This is because lands free from government acquisition have several benefits.

They include:
1) You can do a registered survey plan of the land.
2) With the registered survey plan, you can process title documents such as Certificate of Occupancy (C of O), Governors Consent etc.
3) If the government is carrying out a project in your area in the future and it affects your land, you will be compensated.
4) A land that is free from government acquisition and has a good title can be used as a collateral for almost anything in Nigeria
5) If you want to Will your land to a loved one, you will rest assured that there will be no issues with the land in the future.

The most important step after buying land is taking physical possession. Possession Taking is necessary to secure your investment. When planning to buy land, it is important to factor in the cost of taking physical possession of the land. So, for example, you have N5m to invest in property and you choose to buy a land, it may not be wise to use the entire N5m to buy the land.

You can take physical possession by fencing it and putting a gate to secure it. Most estates and “omoniles” charge a development fee which you should consider as well.
After fencing it, you can put a “THIS LAND IS NOT FOR SALE. TRESPASSERS BEWARE” sign on the fence. Enlisting the help of someone who lives close to the land so they can monitor it for you is a good idea as well.

It is never advisable to buy land and leave it. Bare land attracts land grabbers and a land that is not fenced is very easy to encroach on.
In some scenarios building a fence may not be feasible. Let the scenario determine the method you use to take physical possession.

A Registered Surveyor in Nigeria is licensed to practice anywhere within the Federal Republic of Nigeria.
As at today, there are over 400 Registered and Practicing Surveyors in Lagos. Some surveyors are registered but they are not private practitioners. Some non-practicing surveyors work for private organizations as their in-house surveyor, some work for the state and federal government and the rest work outside the core survey field.
If you are speaking with a surveyor and you want to verify if the surveyor is genuinely registered, please visit the office the of the Nigeria Institution of Surveyors(NIS), Lagos State. The NIS office is at Block H, Plot B,Assbifi Road(Opposite Ikeja City Mall) Alausa, Ikeja.

P.S: Some people erroneously believe that because a surveyor works for the government, he is the best person to survey their land. They don’t know that government surveyors are in-charge of surveying government lands NOT land owned by individuals or private entities. They don’t know that only registered surveyors who are members of Nigeria Institution of Surveyors and the Association of Private Practicing Surveyors are capable of registering a land/property survey. If you visit the office of the Nigeria Institution of Surveyors, you will not find the names of government surveyors in the list of the practicing surveyors.

Land Regularization(also known as Ratification) is carried out when an individual or corporate entity acquires land that belongs to the government. However, not all government lands can be regularized. Any land that will be regularized must not fall within a government committed area and it must conform with the state’s urban planning regulations.

Regularization entails buying the land “properly” from the government. It is expensive in some areas because after buying the land from the seller you still have to pay the government for the land again.

After regularization, the government releases the land and issues a certificate of occupancy (C of O) to the applicant.

In order to avoid buying government land and spending far more money than necessary, it is highly recommended that the status of the land is known before purchase. The process of knowing the status of land is called Charting. Charting is a very important process in land matters and it is carried out by Registered Land Surveyors.
