It is quite easy to verify if the C of O (Certificate of Occupancy) of a land in Lagos state is genuine or not. You can do this by taking a copy of the C of O or only the C of O number to the land registry at Alausa. There are 3 categories of verification 1 You can verify if the C of O is in their database. They will search their database with the C of O number you present and if it’s there, you will see it on the system. The process takes only a few minutes. This service costs N3750 (Three thousand seven hundred and fifty naira). 2 If the C of O is in their database, and you want to be sure that the C of O you have and the one on their system are the same, you can ask them to print it out for you. This service costs N5625 (Five thousand six hundred and twenty five naira). 3 If you want to see the original copy of the C of O that was uploaded into their database, they can retrieve it for you but it can take a few days. This service costs N50, 000(Fifty thousand naira) All payments can be made there at the registry but they don’t accept cash. |

There are over 300 Registered Land Surveyors in Lagos. A Registered Land Surveyor is a Surveyor licensed by SURCON (Surveyors Council of Nigeria) to carry out survey works anywhere within the Federal Republic of Nigeria. It’s important to note that it’s not everyone that is called a Surveyor who is actually a Registered Surveyor. It’s also important to note that ONLY REGISTERED SURVEYORS are qualified to carry out property surveys used to obtain title documents from the government. Therefore, when you begin your search for one, please make sure you insist on engaging a Registered Surveyor. It is always best to consult a surveyor BEFORE you even buy the land NOT after because one of the duties of a surveyor is to help you avoid buying land in areas that fall under government acquisition. Lands that are under government acquisition are not for sale to the public because they are reserved for developmental purposes by the government. If you don’t know any Land Surveyor in Lagos, ask any friend you have in the construction and real estate industry. Land Surveyors work with other professionals in these industries such as engineers, architects, builders, town planners, lawyers etc.

If you are buying land for the first time in Lagos and you hire a land surveyor in Lagos to survey the land for you and prepare a survey plan, it is important to note that the job of the land surveyor is not complete even after he has delivered the survey plan to you. The land surveyor is supposed to register the survey in the state cadastre by submitting a copy of the survey plan (Record or Red Copy) to the Office of the Surveyor General of Lagos State. The state cadastre is a record of land ownership in the state. Until the record copy is submitted, you cannot obtain any title for that land. There are two ways to verify if the record copy of your survey plan has been submitted: 1 Ask the land surveyor to show you the Evidence of Submission. 2 Go to the Records Office at the Office of the Surveyor General of Lagos at Alausa, Ikeja and do a Verification of Submission of Record Copy Plan. This service cost N2000 (Two thousand naira only) and the process takes a few days. It would have been easier and more convenient if there was a Survey Plan Online Checker but for now there is none. |
The cost of survey in Ogun state was increased in July, 2017. The Nigeria Institution of Surveyors Ogun state branch reviewed its scale of fees upwards due to the dynamics of the economic situation as related to professional practice and instrumentation. Before the review, the least cost for a registered survey of a plot of land in Ogun state was N120,000 (One hundred and twenty thousand naira only) but now it is N150,000 (One hundred and fifty thousand naira only). There are two things to note: 1 As stated earlier, the least cost for a registered survey of a plot of land is now N150,000 (One hundred and fifty thousand naira only). 2 Just like Lagos, the cost of survey in Ogun state depends on the location. For the purpose of survey costing, Ogun state is divided into three major areas/zones . They are General Area, Prime Area and Special Prime Area. The minimum cost of survey in these areas are N 150,000, N 215,000 and N 700,000 respectively. General Area: Lands that fall outside urban or semi urban areas Prime Area: Lands that fall within urban or semi urban areas Special Prime Areas:Land that are situated along major highway routes and within urban and commercial areas in the state. The size of a standard plot of land varies across Nigeria. It is important to understand land sizes in real estate transactions. For Lagos state the standard is: 1 plot of land in meters = 669.78 sq. mts (18.3m x 36.6m) 1 plot of land in feet= 7200 sq. ft (60ft X 120ft) The most common units for measuring land in Nigeria are square meters (sq. mts.), square feet (sq. ft), acres, hectares and square kilometers (sq. kms.). Knowing how to convert from one unit to the other can be helpful. Google can do this. For example to convert from hectare to acre just type: hectare to acre. Not all parcels of land in Lagos are divided into plots using the standard size. Financial, human and environmental factors can affect the size of the plots. It is quite common to find lands sold in plots less than the standard size especially in many of the new estates springing up all over Lagos. The most important thing is to decide if the land will be big enough for your purpose. It is STRONGLY advised that full payment should NEVER be made for a land (especially large parcels) until the size is confirmed. Buying land is often a major investment and it is important to make sure you do some checks to avoid loss of capital. There are four basic checks you can do before your final decision to acquire land. It depends. You can get a plot of land for about 800k-1m naira around Atlantic Hall School in Epe. You should make sure the land you want to buy is free from government acquisition or else you will not be able to process any title. |

An excised land is a land that has been released by the government to the indigenes of the area who originally owned the land before the government acquired it. This means that the land is no longer under government acquisition and processing of C of O (Certificate of Occupancy) is possible. Two things you have to know about excisions: 1 The fact that a file number has been given at the ministry does NOT mean that the excision will be granted. This means that if the government does NOT grant the excision, you get no land. 2 In an excision application, the total area of land applied for is NOT always granted. This means that if a real estate company applied for 50 hectares of land to be excised, the government may grant 30 hectares. The implication is that those who bought land from the 20 hectares that was not granted will lose their lands. If they are lucky, the real estate company may compensate them by giving them land in another location but it won’t be the location they paid for. Yep a good idea is to have atleast 3 very popular browsers around when developing your website/web app.i personally have 4 that i test with.IE,firefox,opera,netscape.You can add safari to the list if you wish.firefox i believe is the most standards compliant browser out there and i advice developing with firefox before going ahead to test with IE and the rest of them.You should not have much probs with IE 7 cos browser quirks have been greatly taken care of in this version. |
