One of the Worst ways to invest in Real Estate, especially for Nigerians living abroad is giving family Members Money to build or buy Properties for You here in Nigeria.

I know it's difficult to trust people with Your hard earned money, but there are a handful of Professionals, Consultants, Real Estate Firms and Companies whose job it is to do this on your behalf.

To me anyone who is duped by family members really did not do their DUE DILIGENCE well enough.

Earlier this week the internet was awash with the story of a Man who spent 13 years in Europe, and while living there kept sending money back home to his family to build a house which upon returning back to Nigeria he found out was not built.

While this is a very sad event, this kind of story is becoming more frequent and it is important to note that this situation can be avoided totally.

One of the biggest challenge that I have with the average Nigerian, is this Mindset that because You are literate or educated You don't need a Professional or a person who is trained in a certain area to put you through in areas where you are not trained in.

What I Learnt from Lionel Messi's Last Four Matches against Manchester United and How you can make money from it through Real Estate

1) Work with a Team: Lionel Messi is obviously the best player in the world, he has won almost every major trophy on earth except the World Cup (although he was a Wold Cup Silver medalist in 2014), but without the loyalty of his Barcelona Team mates, we would probably never have heard about this Genius of a Player who is such a beauty to watch on the football pitch. If you really want to make Big Money from Real Estate, you must have a dedicated Team of Real Estate Experts: Lawyers, Investment Bankers, Estate Surveyors and Valuers, Architects, Consultants and Strategists who can constantly give you Professional advice in the various departments of Property Investment. I agree not all of us can pay these Professionals but we can sacrifice our time and resources to pick their brains through their books, Seminars, articles and even occasionally have meetings with them, to "pick their brains" at restaurants over lunch or dinner. If you Master the art of showing Honour to these people, you will NEVER run out of sound ideas and advice that can be game changers for you especially if you are in Real Estate for the Long Haul and want to earn a tonne of money from it.

2) Boldness is the backbone of making Big Money: In the 2009 finals Messi was probably the "tiniest" player on the pitch but he took on huge and tall defenders like Rio Ferdinand and Nemaja Vidic , he eventually scored the winning goal by rising higher than all these tall defenders and even the Goal Keeper Edwin Van der Ser head in the winning goal of that match, In 2011 he kept going at the solid Manchester United defence and eventually scored by shooting from outside the 18 yard box, last night he scored two beautiful goals and even attempted scoring an Acrobatic Goal. If you stop investing in Real Estate just because you bought one property and it didn't do too well in the market or you encountered some challenges you might NEVER make Serious Money from Real Estate Investments. Donald Trump was Billions in Debt from Investing in Real Estate, but he rose out of it to become one of the Top Real Estate Investors in the world, he is currently the President of the United States of America and building the most vibrant economy in the world because he learnt so much from Investing in Real Estate.

3) You won't score Everytime no matter how good you are: After scoring in the last two matches he played against Manchester United, Messi just couldn't do anything right in the first leg of the 2019 Uefa Champions League Quarter-Finals against the same team, he played shots, dribbled and pulled up some of his tricks but nothing positive came out of them. I am sure after that match he took time out to watch the replay and meditate on his next match because in the next leg he scored two goals in less than 20 minutes and tore the Manchester United Team apart with his "mysterious" skills. I have seen some of the biggest Real Estate Investors put money in Investments that didn't see the light of the day, but they saw failure as only a junction on the journey to Success. When building the Burj Al Arab in Dubai which is one of the Greatest Real Estate Landmarks on Earth, The Team encountered some terrible setbacks and they learnt from these mistakes.

4) You must develop a Plan or Template which you can always edit to make room for Strategic Growth: Barcelona developed a playing style which was actually introduced to the Club by Johann Cruff called the Tiki-Taka, this system has been ingrained into the players right from their Childhood in the Popular La Masia Academy where Messi and a couple of his teammates grew through the ranks, but over time this style has evolved and a lot of technicalities have been introduced into this style of play. Barcelona played Tiki-Taka in their last four matches against Manchester United but it was in different shades. To make serious Money from Real Estate you must evolve in your thinking pattern/Mindset and processes, it is this Creativity and Innovation that will unlock the hidden treasures in Real Estate to you. Once upon a time in Nigeria it was unheard of for people/Investors to pay for Properties in Installments of up to one year, but someone introduced it and a lot of companies are raking in Billions from this one idea and making it easier for Middle Income and Low earning Individuals to invest and also make money from Real Estate today.

There are a lot of Myths and falsehoods that have been peddled by a lot of people which has robbed so many people of benefitting from the blessedness of investing in Real Estate, some of these Myths include;

1) Myth 1
Real Estate Investments are only for the rich: this is absolutely not true, you can start investing in Real Estate no matter what you earn, all you have to do is to keep learning and applying ways to *Grow* your Investments consistently!

2) Myth 2
All cheap/affordable lands or properties are fake while expensive lands/properties are legit: This is one of the lies peddled by people in order to sound intelligent, with due diligence you will always find affordable properties that are not so expensive, I know people who bought expensive properties but lost them because they acted on wrong information and beliefs.

3) Myth 3
Once you are educated you don't need to waste money on Estate Consultants/Surveyors/Strategists before investing in Real Estate, they will only "chop" your money: I usually laugh when I hear people talk or act in accordance to this myth, I am sure they think all these Professionals went to waste time in school to study, just last week a Professor and a Dean of his faculty called me and was begging me to help him because he had believed this Myth and had lost Tens of millions as a result. Don't let failure teach you the lesson Professionals would have taught you for just a token.

4) Myth 4
It is very difficult to get a piece of land or property that is problem free: I usually blame this lie on the addiction of a lot of people to spread false/bad news: My late Dad was the first person who taught me about Real Estate when I was between 5 to 7 years old, he always took me along whenever he had any Real Estate Deal to make, I never saw him make any wrong deal because he always did his due diligence and asked relevant Questions before buying any property, He was so good at this that the present Governor of Kano State who was the Deputy Governor then, employed him to oversee his Investments...mind you my Dad at that time only had Secondary School Education!

5) Myth 5
Never Borrow to Invest in Real Estate: Let me surprise you, even Banks and Financial Institutions are willing to give you affordable loans to Invest in Real Estate as long as the documents are legit and intact because they know that Real Estate Investment is the most stable form of Investment and they will HARDLY loose, although no Investment on Earth is 100% risk free. With proper research you will find Financial Institutions like the Federal Mortgage Bank of Nigeria who are willing to give you funds to Invest in Real Estate
