Gettn a Uae visa is cheap for a fact,normal gettn a 1mnth visa is d normal visa Uae cn gv. But hearn ppl say dy av a 2mnths visa dts were others become misled After ui are being given 1mnth visa n it's abt to expire den u cn re-apply for another one mnth bt u av to do so 10 days b4 ur visa kalas(speakn frm experience) Less u ll be charged frm d following day. 2.if u dnt have d required BTA no p,jus be calm n be confident n bold.if u cn get 200 usd u r good to go. 3.pls note; in dubai there's no friend.theres a limit to wat ur friends can do 4u,so be prepared in terms of food n accommodation. Tho it varies on where u live.in ajman where I stayed it's upto 350-400aed for bed space n Pls carry foodstuff dt mite save u for some weeks. 4.iwhen u get to d airport dnt in dubai Pls dnt take cab cuz u ll b sorry if u dnt av enuf moni cuz it's pay as u go; as in its a meter reader thingy instead if u going to sharjah or ajman or its environs jus buy bus card it's nt cost,its like 20-25aed n tk a train goin to uinion frm uinion u can get buis goin to ajman or sharjah which is 3-7aed n will be deducted frm ur card To be continiued..... |

WHAT EXACTLY IS C of O? Hello Everyone, like me some of you are probably wondering what exactly does C of O mean? Driving round Lagos it’s a common thing to see a signage which offers the sale of a property or a home with ‘C of O’ written alongside it. So today we would like to educate you on what this means. A Certificate of occupancy is issued by the any state government officially leases the land in the state to you, the applicant, for a period of 99 yrs. Why the need for a certificate of occupancy or C of O? Well, the constitution of the Federal republic of Nigeria confers the ownership of ALL lands in the country on the government. Simply put . . . all lands in the country belongs to the respective state government. Consequently, to own a piece of land, you have to buy it from the State Government as it were. When you do, the government issues you a C of O which transfers ownership to you the buyer for 99yrs. Why 99yrs? That is the duration specified by the land use Act. In simple words, each C of O issued in Nigeria has a life-span of 99yrs. What happens after 99yrs? That question is still subject of heated debate among experts. Some have adopted a wait-and-see attitude. Others postulate that the new owners of the land, you the buyer, can renew the certificate of occupancy when it expires. That makes sense, of course. What about the local indigenes who originally owned the land before the government promulgated the infamous land use act? What do they have left? Fortunately, the government recognizes that indigenes of different sections of the country have a right to existence . . . a right to the land of their birth. Hence, it is customary for state government to cede a portion of land to the original owners (natives) of each area. Individuals or corporations seeking to buy land in Lagos, Nigeria for example have several options. You can buy straight from the government in the case of government acquired land or You can buy from individuals who have bought from the government or You can buy from the natives (after verifying from the authorities that you are not illegally buying government acquired land) Whoever you buy from, you need to eventually obtain a Certificate of Occupancy from the state government to legitimize your purchase, if the previous owner have not already done so. |

Your REALTOR can narrow down your search and provide you with information on properties for sale and those that have recently sold. This will allow you to make informed decisions about pricing. Licensed by the province and members of local real estate boards, REALTORS must adhere to high standards of ethical behavior. 5. Get Pre-Approved Obtain a pre-approved mortgage form the lender of your choice. This will help you determine the price range you should be looking in and ensure that you are able to afford the home you desire. With a pre-approved mortgage, your lender will guarantee the interest rate for up to 60 days. 6. Be Informed Ask your REALTOR for a copy of the Property Condition Disclosure Statement. This document is completed by the sellers and ensures the buyer gets complete information about the property they are about to purchase, and alerts buyers when they need to do more research on a property. If buying a new or existing condo, look beyond style and amenities and investigate whether the construction is of good quality. You can ask for a copy of the minutes to Strata Council Meetings to determine what kind of problems the condominium has had in the past, and the expenses. It is always a good idea to have the home inspected from a professional home inspector. An inspector’s written report should include how well-built the home is and whether any repairs are necessary and the estimated costs. 7. Other Costs Don’t forget about other costs when you buy your own home such as: legal fees, moving fees, Property Transfer Tax, property taxes and the HST/GST (if purchasing a new home), strata fees, repair & maintenance…etc |
