16mm is 40ft but most times its less than that, so I like measuring with 38ft or 38.5ft

The 2 be inch pipe is 12ft in length, that's 4m max but again, most don't get up to that.

Yes, a lift is an indispensable part of a high rise building like the one he is describing. And in the present day Nigeria with very limited or no power supply, a lift is a no no in a private housing arrangement in most cities in Nigeria. People may not afford the rent because of the very high cost of operating the building.

There are so many high rise residential buildings in Ikoyi as we speak. I know of one on courts road: 16 floors & definitely with a lift. The residential apartments are purchased (not rental) & the occupants operates an estate management system which sees to it that the essentials e.g power, water, security, facility maintenance, waste management are being handled privately.

It's for the super big boys!

That is the idea behind Rainbow Town in Transamadi Industrial Layout, in Port Harcourt. The residential high rise are all 10-12 floors.

I do like 3D view of this design. For a design of 11.5 x 13.7m on a plot of land as you stated, it sure an effective utilisation of space.

The colour you chose is mature, it gives the building rich feel in daytime, especially in the afternoon sunlight.

With an overhead tank and a gate house, it looks good.

Ok first an arc or opening is suppose to lead from the dining to the stair so one coming from the upper floor can access the dining as well as kitchen from the stair instead of going around through the ante room..

Secondly the help room is isolated from the main building is there a reason for that?... isn't there suppose to be a door from the stair Hall to the laundry lobby..

Also due to the orientation of the toilet doors it ll be difficult to locate wardrobes...isn't it better to locate the doors at the adjacent wall in other to create space for wardrobe

Sir, here's the corrected Ground floor plan showing the Arch opening between the Staircase and the Dinning room as well as an access to the Laundry Lobby from the Staircase.

Also the position of the wardrope adjacent to the Toilet door.

I am making the changes to insert the Arch between the Stair & the Dinning so it someone coming from the first floor can directly go straight into the dining without going through the Ante room and also inserting a door behind the stairs to give access to the help room & laundry room.

On the toilet door orientation, there's a 1.3m+ clearance between the room doors & the partition walls leading to the toilet which I feel is sizable enough for a wardrobe.

The wardrope will positioned adjacent to the Toilet doors so the room user can easily access the wardrope immediately out of the bathroom.

The Building measures 11.5m x 13.7m & can fit perfectly within a Single plot with ample space as I mentioned earlier.

Total Length of Lintel is 159mtrs x 4 lengths of 12mm rod ÷ 11.5m standard length of one unit rod will give 55.3 units of 12mm rod.

Where you planning to use 3 units per bending schedule?

It would've been a huge stress working in a tight space with the old structure still standing there.

Would the old Structure be completely removed or incorporated into the new building?
