Thanks to y'all once again!
Today, my project is at the roofing stage and it flashed in my mind that I should post the progress so far.
Although, I finally reduced the project to a 2 units of 2bedroom flats in a 1 storey building with a comfortable ground floor of 5 rooms and double parlour.
All the rooms are mastered and there are visitors toilet in both the ground floor and the 2 flats.
All glory to the Almighty God who made it possible!

All protocols observed; Quantity surveyor, Engineer and Builder are already consulted.
Estimated cost (labour and supervision costs ) 2.3m for foundation to lintel level.

Hi Everyone!
I am getting very close to making a decision and I really need your thoughts on the latest version of the outcomes.
I will be doing the fencing job with the supervision of my elder brother while workers are paid on counting basis.
Secondly, the Building Engr will be taking up the project from foundation to roofing level with him in charge of paying labourers, supervision and providing the building plan as discussed for the sum of 2.5m(Is this sum reasonable? )!
By the way, the project will be a 4 units of 2 bedroom flats of a 2 storey building with 4 room and parlour on the ground floor. All the rooms in the project will be mastered .
The project owner is responsible for purchasing all the building materials needed.
Now, i need some constructive and sincere advices in making my decision.
How do you feel about the entire project?
Is there anything you guys thought I should do more or less?
Is the 2.5m to be paid installmentally reasonable enough for the labour costs and supervision?

Thanks for your contributions and constructive criticisms so far! They really count!
What do you guys think about this design but will be reduced to a 4 units of 2 bedroom flats with ground floor in a 2 storey building, to reduce the cost of making it a 3 storey?
Note: This was supplied by a Building Engr with the list of materials needed as attached also.
He offered to take the project from foundation to roofing level for 2.6m(labour cost to be paid in installment) while I supply him with all the materials needed meaning that I should be buying the materialsame as listed myself.
How reasonable is that to y'all?

what you're asking for is too complicated... let me try and difusse the situation, what is the size of the land. what is the load-bearing capacity of the soil? i will advise you to go for 6 units of 2-bedroom flat i.e 2 storey building of 2flats on each floor... let it be spacious and make it a home. Since it's a big project, its better you mould block yourself. get a design first before you can talk of cost. even if you dont have the whole cash now, having the bill will help you to set target. I would also advice that you build your personal building separately, maybe a 4-bedroom bungalow. since you're not coming to stay there now, you can do that after the commercial project. best of luck

My brother.....pls always consult design professionals in your designs ....the designer who is probably not an Architect wants the money and doesn't care about the implication of his drawing...he should do consultations and be sure the building can be carried by the land and the Architectural drawing must come along with structural drawings.......w are not talking of one store building here.....the drawing is full of doors even at unnecessary locations.....rooms are small and poorly ventilated....I don't see a clear definition of what he want to achieve as shown on the ground and first floor of the right hand side......kitchen size is too small for the size of family you are planning for...especially as there is no store......when there is fire outbreak only those on the ground floor will survive.....I reserve further comments....what I'm saying is that:

"........BUILDINGS LIKE THIS NEED PROFESSIONAL TOUCH AT TH DESIGN STAGE ....ELSE....."

@Biazarre, the building plan attached above was provided by a so called Engineer so that's his plan by the way. That was the reason why I had to put it up here to see my people's view on it and as well see if I would get a better plan based on my explanation of what I am looking forward to build.
I need an estimated cost of a building plan leading to a 2/3 bedroom 2 storey of a single or a double flats.

Hi Nairanders!
I have this quest of building a 2 bedroom 2 storey of flats with a ground floor of 3 Bedrooms in my land at Mbanagu Otolo Nnewi at Anambra State from abroad through the help of my mother .I called it a residential-commercial kind of building because I will in the future be using the ground floor with my family while I rent out the flats in the first and second floors for the maintenance of the house.
Currently, I am still at the stage of commencing with the fencing job but it is my mother's wish to not buy blocks but to get a block-moulder to start moulding for us meaning that all the blocks to be used in the building will be moulded at the building site so as to reduce the cost of buy blocks.
1.? How do guys feel about the idea?
Secondly, I have not gotten a building plan for the above explained type of building so I humble ask for help with Building plans for a house of that nature and the estimated cost/budget so as to help me in my decision whether to continue or choose something else!
2.? How much do you guys think it would cost me from the foundation to the roofing level?
? Does anyone have a better suggestions of what I should go for instead based of my explanation?
Lastly, I have attached a building plan of a 3 storey of a double flats with a ground floor and the first flat by the right hand side in the first floor designed for residential purpose only (for my family and I ).
3? How much do you think I should budget for a 2 storey of the same building plan?
Do you have you have an estimatedo cost for it or a better option with an estimated cost?

Please, folks feel free in contributing and suggesting something because it will go a long way helping me in this confused state of mind.

@juliansame, please with the documents that you have now just visit the website of the embassy of Germany in Nigeria and you will see their checklist for all the visa application category, study the checklist of your own selected category very well and provide the documents listed there and then check also on the website to see if their embassy requires you to book for an appointment before visiting them for submission.
If they do, then also you will see from the website on how to go about booking an appointment then you carry your documents to them for submission and if you are successful you will get your visa for sho.
For the embassy of Germany in Nigeria's website, just google it by typing this on google:'Embassy of Germany in Nigeria website' then search and concentrate on the first link.
I hope this information will help you.

I didn't write that mail captioned "N". She did! When people are unclear about a process, who do they ask for further info, especially if it's not in the FAQs? The authorities, right? So if the same Finnish visa authorities mailed me back of a potential problem that may arise in the future, WHICH ACTUALLY DID PLAY ITSELF WHEN I WENT BACK TO THE SAME EMBASSY TWO YEARS LATER, then why trying to diss me like I'm here to push people into a pit?

Sometimes, you need to be careful the way you antagonise people, certainly cos you have one level of power above them. People may or may not disagree with you on NL, but doesn't make them any less than u r.

And I give an instance why it may be necessary to inform them, hence a "REASON TO...",
And you debunk it asking for a section of immigration laws that calls it a crime.
I never said it was a crime, I just showed that saying "ABSOLUTELY NO REASON TO INFORM THE ISSUING EMBASSY" Is inappropriate here cos of course, there are reasons to inform them.

In some other online forum, this type of question was asked and a forum member suggested the poster informs the issuing embassy. He highlighted that unused visas are not taken kindly on next applications from the Schengen embassy. Nobody threw tantrums there.

If you still believe that "THERE'S ABSOLUTELY NO REASON TO INFORM THE EMBASSY" if you change your plans and decide not to use the visa anymore, that's you thoughts. I've had an experience that has thought me to do so, when and if I do change my mind.

@ kkokoma, I'm sure you know what to do. It's your call and you dint have to agree with me. Other silent readers on NL will just shake their heads and move on cos this is sooo funny.

No need to reign insults or offensive words to drive a point.

Firstly, i have to thank you for your comportment and your choice of words. Indeed, you have made my day.
I have been following this thread carefully and I have only observed one thing; some people always want to be heard and their suggestions taken and when they are not they will start fighting instead of admitting because no one knows it all except God.
Currently, I had similar case like yours;
I was issued a Student residence Permit for my M.Sc program in Sweden by the Swedish Migration Board through their Embassy in Pretoria and something happened that made me to change my mind to defering my admission for the next year Autumn Semester. So i put a call through to the Visa officer at the Embassy of Sweden in Pretoria and made my intentions known to her that i would want to place a hold on my permit or as well as re-apply next year and she replied saying:
'' Just notify me when you had reached a decision whether you would be traveling to Sweden for your programme this year or not, through a letter stating your reasons as you had explained to me, so that I would inform the Migration Board on your behalf. So that it will be understood when you apply for the Residence Permit next year''
And I asked her: Is there any possibility that it may not be given to me next year when I apply?
Visa Officer replied: Yes, that is why i must inform them when you notify me because Student Residence Permit decisions are made by the Migration Board in Sweden only and RP cards sent to us for collection.

Cutting the long story short, please 'POSTER' try and inform the embassy that issued the visa to you because they have the final say on this issue.
As a Nigerian ,don't forget that whatsoever that is worth doing at all is worth doing well!

As for myself, I ended up not defering my admission and neither did i postpone my study trip to Sverige (Sweden) as was planned.

In clear terms, as you guys met in the USA or anyother country, she will be more submissive to you while in a foreign land outside SA because in SA she will just believe you are using her .
Other coloureds might tease her of being married to a foreigner and worse with a Nigerian as Nigerians are stereotyped as D.dealers and she might start misbahving and looking for a divorce from you.
Although , this may not happen if you guys both love each other so much!

I live here in the RSA, There are 4 races classification in South Africa namely;
1. Africans(Blacks); very xenophobic
2. Coloureds(combination of white and black persons' blood gives birth to a coloured, in Nigeria can be called half-cast)
3. Whites( Europeans)
4. Indians
All the above-mentioned races are what made of the 'rainbow nation' in this democratic South Africa.

@poster,To answer your question correctly, If you love her then marry her and your benefits are many if you wanna come and live in SA. They are;
1. Coloured people's culture does not warrant you to pay Labola(dowry or bride pride) which could be very expensive when getting married to a black South Africa though atimes some coloureds from black people majority provinces like Eastern Cape,KZN e.t.c do request it.
2. You are entitled to a marriage permit lasting for 2 years and renewable, a South African marrriage Certificate when done in the RSA. But with that kind of permit you will not be allowed to work but just to live with the lady only.
3. You can through her get SA (PR permit) after 5 years of legal stay through that marriage then with PR you can apply for your SA ID then their passport.
4. You can also through her buy cars and houses here on credit through her own ID if she has a good job with a pay slip and bank statement
5. You can also get HIV easily through her so i advice you conduct HCT TEST on her before proceeding with the marriage.
6.Coloureds are stereotyped as chaotic and arrogant people but that you can control and shape her into what you want her to be.
I hope this will be helpful to you as you make a life time decision .
Note: never you marry her because of what you can gain from her but because you love her . Coloureds behave like whites, you can get shot once you are suspected or caught cheating on them.
They can easily divorce you as it is a norm that 80% of SA ladies dont stay in marriage for more than 6 months or 1 year.
But you can control them by not leaving in SA with them.
