If this is a second home, something like you want to have a crash pad in the city of choice, I think the size is not so bad. I'd rather design something cute like this for a senior citizen or a retiree with lot of outdoor living spaces than designing a 5 bedroom duplex which will become useless over the year.
I design and I build so I'm talking from experience.

If the owner is a newly married young couple, it'll be a perfect place to start a new life without a BIG budget. Much better than living in glorified block of flats called MTUs or Serviced Apartments. They can choose to upgrade the building or move from there into something bigger.

But in most cases, the reverse is the case. We want to build something that matches out newly attained status.

I won't mind a small luxury duplex of around 120-140 sq mt as my next project. My spread-out bungalow is being defamed by the same people I'm trying to impress (kids). I never knew kids love 2-storey buildings. I don't care how small it is.

Holla at your boy if you see a piece of land that is not more than a plot and won't cost a fortune. Remember I once said here no land worth 2 Million Naira, whether Banana Island, Maitama, Ikoyi or V.I. If an acre of land cost between $7000- $40,000 in a good U.S suburb with all amenities available, I don't see why any piece of land should cost more than 2 Million naira anywhere in Lagos where there is a slum two miles away from so called luxury areas of the state.

It is not your regular 3-5 bedroom flat. This project can easily be converted into four flats with its size. We are talking about over 4000 sq ft+. Maybe I should have said fence included. The fence alone has cost in the region of 3.8 - 4 million Naira. 120ft by 120ft with concrete wall of 4ft, 5ft and 5ft+ in some areas because we had to go for massive retaining wall. After that, over 4000 9'' blocks, 1200 6'' and few 4" blocks to suit the design.

There are two bedroom duplexes out there that can be converted into double three bedroom flat. I have some two bedroom flat plans that are over 200 square meter.

Stop thinking all three bedroom or two bedroom flats are the same. There are two bedroom flats out there that 6,000 blocks won't be enough to build. Plans are not the same.

This house you posted its picture here is the same size of my two master bedrooms and sunroom. It could even be smaller than my two master bedrooms combined. So it is worth 3.5M.

Which project has not clocked 3.5 million Naira? Do you have dimension of the house or what first hand information do you have to conclude 3.5m has not been spent on the house? Maybe you think it is the regular 110-120 square meter project. We are talking about 365 square meter project.

Like I said, it is always easy to sit far away and throw around unrealistic numbers. It is when you get into it that you realize naira doesn't worth anything.

Not true at all. Projects are not the same. We are talking about 5 bedrooms, 5 bathrooms, living room, family room, sunroom and more.

I repeat, there are 2 bedroom duplexes out there that 25 million Naira can't build and there are 2 bedroom duplexes out there that you can build with 10 million Naira.

I was told nine months ago that my house should be completed with 7.5M after we did the roofing last year but guess what, we have spent in the region of 9M in the last eight weeks and we are no where near completing the house. My house in not a duplex. I have to admit it is a big house but I never expected to spend this much on it. A situation where you spend 400k on 1 by 12 planks, over 1m on iron rods, over 600 bags of cement tons of granite, stone dust, sharp sand and many more you never expected.

It is always easy throwing numbers around but by the time you get into it is when the reality hits you in the face.

I'm not the one holding Maverrick money. I'm just a post office in this transaction. Hence my reason for asking Maverrick to let us go to Lagos Office to go and shout on the guy to refund us for the fake approval. How hard can that be?


Trust me, everyone here is just trying hard to convince themselves that Brabus has ripped off Maverrick which I'm ready to face anyone (even the government) to proof my innocence. My discussion with hajji is that I didn't sign the document or have Lagos state approval stamp in my room, so I'll have to get the fund back from the guy both of us knew but if there's anyway we can get this done together (myself and Maverrick) faster, the better for us.

It is a straight forward thing. Just say it whether you are refunding the 400K or not.
