Negotiating is waste of your time because no matter how you negotiate, the end result will still not favour you. A greedy person has made up his or her mind and will stand on his or her ground to achieve his or her greed. To a greedy person, it’s either he or she achieves his or her greedy aim or nothing at all. A greedy person won’t drop their aim or come down for you. If a greedy person comes down for you, it is to cut another corner to still achieve their greed. |

We are in a digital era where all information you need is laid bare online so how will you not successfully cut cost. When a client already knows price of materials or have a rough idea, it’s either nobody can connive with the seller and cash in or even if them wan connive chop you, it will not be as much as if a client don’t have any knowledge at all. @rotecch77 There's difference between trusting a quotation and when you know for a fact that a quotation is over priced/ too high. Its true that buying materials is not engineers birthright but majority of engineers make it seem so. Some will even go as far as if the client don’t let them buy materials, they won’t accept the job all because of the huge amount of money they want to gain which is wickedness. But it’s good to know that some engineers like yourself would be willing to focus on your charges only and get the job done with good heart and the fear of God. Because some evil wicked engineers will later show clients shege all because they were not given the chance to buy the materials and do wicked things like abandoning the project after collecting some amount of money or do shabby jobs. |
@rotecch77 Forget it. Whether engineer na money bag or not, no engineer will take up a project with the aim of not gaining. Some will aim to gain a whole lot while some will be considerate. There’s nothing like engineer just want to deliver the job. Even family member wey be engineer go wan benefit from you not to talk of outsider engineer. Like I said before, it’s always a great idea for clients to have knowledge in this field for so many reasons if not, chai 🙆♀️ Rightly said; some artisans contractors , Engr’s are killer NOT ALL oo some Engr are money bag o they are more ok than some client oo they don’t care about your money all they care about is to delivered your job as agreed , those rogue ones they notice that the project belongs to diaspora client’ they will change there mode of operandi ,, they believed that those people picks money on ground over there. Also some client do shot there selves on leg bcs they will go for lesser labour cost quotation not knowing that the project handler as inflated Material cost, and quantity Once the client later says look I’m buying materials myself Gbam whalah will start. @bixton na the silver fountain price be this 355k. Under water light 45k, swimming pool ladder between 80-120k there’s 2 or 3 or 4 steps ladder. Swimming pool filter 280k at most, they’ll dig, buy Rods, blocks, cement and so on and tiles etc… Dem go Dey make us dey feel say na one big deal to construct. Na who no know Dey gok am. |

Normally, the swimming pool will come with the square fountain built with blocks like the one in this picture included in the price but if you want the silver fountain in this picture it cost 300k. @rotecch77 but that’s what they’ll say especially when owner is in diaspora. They will give prices for original Real Tiger TMT rod but buy local and eat the rest of the money. It’s always better for clients to have an idea of prices before asking anyone at all to go ahead and buy the materials for them or better still clients should buy themselves. Imagine how high the carpenter quote is a whole 800k ahhh 😱. And the rest. Dem don use billing finish the man. It’s not nice money is not easy to come by. Gentle man; it’s being long I gave advice concerning this type of discussion here. But let me tell you the truth. The granite price @450k for 30 tns is very ok The iron rod cost your Engr gave is VERY CORRECT provided he is buying original one like REAL TIGER TMT .. the price in mkt now is 1.3 to 1.4mPer ton But if it’s ordinary local it’s far lesser More so I can’t talk about the quantity needed bcs I don’t know the size of your building . Furthermore he gave cost of carpenter together with Materils I.e bamboo, plank . 2*3 plank and the rest that is why the price is high, but you can price it to your budget People should not assumed all prices are high without proper checking Personally now I do asked my clients to buy materials themselves to reduced my stress unless if he or she says time can’t permit,then I will do the buying[/quote] |
@Lampert505 for example I got a quote for swimming pool from an engineer. Total was over 13million. I went on jiji to check for prices of the materials in the quote and realized the prices quoted and given to me by the engineer was times 3 higher than the normal prices. And by the time I re-calculated prices I got on jiji, I realized constricting a swimming pool cost just almost 4million plus workmanship. And I was given over 13million. Imagine the amount of money I saved. If I wasn’t smart enough and didn’t have an idea about these things , dem got chop me a whopping 9million for free from me. Imagine how difficult it is to earn foreign currency and someone wants to take it all from you so easily. So shine your eyes. |

@Lampert505 after getting prices on jiji, get a pen and paper, modify prices in your quote. Turn the table around, give the quote to your engineer or whoever is buying materials and tell them this is what they should buy. They will try to still convince you by saying your own prices is wrong but don’t give in stand your ground. When the person buying for you gets to to where they want to buy, out of nowhere, ask to speak to the seller also and negotiate price yourself and make sure you pay into the sellers account. Don’t be weak or shy with people you are dealing with, they will reap you off and take advantage of you. Stand your ground. It’s your hard earned money. |

Send messages to sellers on jiji too to ask for price pretending you want to patronize them just to get price 😁then recheck your quote. The POP guy that gave me the first quotation inflated the number of square meters to 120.5 @ 12,000 naira per square meter giving is total as 1,446,000 naira for a three bedroom. I took another POP guy today and he measured it as 96.46 square meter @ 9000 naira per square meter, making a total of 868,000 naira, Even gave me a deduction of 10k and an option of buying the materials myself which I declined . Some people in diaspora have been building ordinary bungalow for a year, 2-3 years and still haven’t finished building. That’s because you are getting highly outrageous quotes for materials and allowing workers buy materials for you. There’s no way you’ll be able to finish your house because you are being used as their pot of soup that must never get dry if you understand what that means. When you get a quote, do your research to find out prices before giving anyone your money to buy materials for you. Best is to get your materials yourself. These artisans eyes are fu$&kg red, dem no Dey look uche face. Dem no send you o. You see dem as artisans but they see you as opportunity. Dem go Dey follow you smile but at the back of their mind na how dem go chop you finish dem go Dey reason. Shine your eye ooo my people. |

Beware and don’t fall victim. This period artisans can get really desperate and greedy and will want to use you as an opportunity for breakthrough through the Quotes they’ll give you thinking you won’t have an idea. @afrobaby let me tell you how this people work, when giving you quote, they’ll write words that you’ll either not understand or understand and put a price in front of that word. For example he used the word accessories but reality is there’s nothing called accessories when it comes to roofing. Ask him, what and what are the accessories and that he should list them out. These are ways they use in extorting unsuspecting clients. |

Although it’s not commonly used inside the shower for some reason people would rather have them around the bathroom walls instead just like in these images

Gone are the days where people use just plain tiles for bathroom walls. You can mix Tiles to achieve a different and more modern look.
