Health / Top 10 Foods You Should Avoid During Weight Loss by gisthabit: 1:35pm On Apr 10, 2019
Losing weight and staying in shape is one of the ways of leaving a healthy life.

For most people, the process of weight loss is a rigorous routine that is yielding little results than what is expected. Some people seem to be gaining weight instead of losing it even after staying faithful to their respective weight loss program.

There is a saying that the secret to weight loss is in the kitchen. This means that for you to lose weight, you will have to watch what you eat irrespective of your current exercise program.

The kind of food you consume during the weight loss program and even after the program goes a long way in deciding how effective the weight loss program will turn out to be.

Particularly, few foods grossly undermine the efforts to lose weight loss. One needs to be mindful of what one eats when trying to lose weight.

Let’s examine 10 foods to avoid during weight loss.

#1. WHITEBREAD.

Bread, particularly white bread and multigrain bread are full of carbs. Bread is highly refined and densely filled with calories. Particularly, the multigrain bread is so misleading. Also, bread is full of added sugar and high in glycemic index which likely to cause in the increase of blood sugar levels defeating the purpose of weight loss. So, it’s better to stay away from white bread and reach your weight goals.

#2. FRUIT JUICES.

Any fruit juice, whether it is homemade or found in the shelves of a supermarket, it doesn’t contain the essential fibres. Because of its delicious and great taste, you are tempted to drink a lot in a short time. There your weight loss goal is lost as well. Apart from that, most of the supermarket juices are full of sugar and preservatives as well. This adds nothing to body system but calories.

#3. FULL CREAM MILK.

Full cream milk is highly loaded with fats. It is best suited for making desert but not for daily consumption. If you are aiming to lose weight you better stick to toned milk which has 2% of fat.

#4. SALADS WITH HEAVY DRESSINGS.

Salads are in fact very good in promoting overall health, as few foods are best consumed in the raw form so as to optimally utilize the naturally occurring nutrients. But the salad dressing and the salts used in the salads to make it tasty defeat your diet goals. These are not only full of empty calories but also have added preservatives. The salts increase sodium levels and blood pressure.

#5. FRUITS HIGH IN NATURAL SUGARS.

It is recommended that one should eat 3 to 4 servings of fresh fruits for a healthy weight and for weight loss. But not all the foods aid in weight loss. In fact, a few fruits like Mangoes, Papaya, Banana, etc are full of natural sugars, which may undermine your efforts to shed a few kilos.

#6. POTATO CHIPS AND FRIES.

Well, it is obvious that potato chips and fries are a big no if you want to maintain a healthy weight. So, it’s common to suggest to avoid these when trying to lose weight. Studies have proved beyond doubt that chips and potato fries cause the weight gain. Hence they should be altogether discarded.

#7. ALCOHOL.

Alcohol is full of empty calories. Anything of alcohol, whether it is red wine or malts whisky, for that matter the brewed beer all of them cause weight gain. Even if you take in moderation, one ends up consuming more than 1000 calories a month, means weight loss is impossible.

#8. PASTRIES AND COOKIES.

Pastries and cookies are made with refined flour, coupled with the fact that they have added sugars for the improved taste. These tasty foods also have transfats. All of these make the foods a serious no for weight loss foods.

#9. ICE CREAMS.

Well. Ice creams tempt anyone, whatever may be the season, ice cream after a meal is the best thing that can ever happen. But what we should understand is that the delicious taste of ice cream is as a result of sugars. A small portion of ice cream consists of many calories. Also, it is tempting to eat more. The problem with ice cream as a dessert is we have already had more calories as anything above meal is extra.

#10. PIZZA.

Yes, everyone’s favourite pizza is also under the say no to foods for weight loss. Pizzas are made with refined flour. Whatever the healthy names they may give it in the stores. Another unhealthy ingredient found in pizza is the processed meats. So, in the nutshell, pizza is full of empty calories and food to be avoided for weight loss.

Career / How Best To Utilize The New Minimum Wage by gisthabit: 9:05am On Mar 29, 2019

On this day the 28th day of March 2019, the President and Commander in Chief signed the long-awaited new minimum wage bill into law. This automatically increases the national minimum wage from 18,000 Naira to 30,000 Naira.

Why it is good to celebrate, is it also important for you especially the direct beneficiaries of the new wage not to be carried away by the euphoria of the moment.

The new development calls for a new spending formula especially on the part of the salary earner.

In this article, I want to educate my readers on the implication of the new law, the opportunities within and necessary steps that are required of them.

How best to utilize the new minimum wage and its opportunities

#1. Decide to save the added income

As difficult as it might seem especially in the beginning, deciding to save the added amount of money I can assure you will turn out to be the most rewarding decision that you have ever taken in the nearest future.

Strive as much as possible no to increase your needs because of the increase in your purchasing power. Condition your mind to stick to the previous minimum wage of 18,000 and limit your spending to that.

#2. Learn to say NO

Yes, if you must reap the benefits that come with the increment of pay, then you must learn to say “no” at times. It will interest you to know that all your family and friends are fully aware of the pay increase.

This by implication means that they will also increase their individual demands and requests.

If you don’t learn to say no to some of their demands, then you will realise that you might even run into deficit while trying to solve their problems even without solving your own immediate needs.

#3 Invest in something meaningful

Investing the extra cash into something worthwhile is also not a bad idea. It could be on your education or that of your spouse or children.

You can choose to invest the extra cash on a building project or even channelled towards raising capital for a business of your dream.

For some, this might sound like a mirage but I can assure that little drops of water form a mighty ocean.

To summarize, you must be familiar with the saying that nothing good comes easy. The process of achieving your dream might require a painstaking and a persistent effort coupled with some radiance of good fortunes.

I leave you with this; nothing is impossible, it can only be difficult.

Travel / The Problems Travellers Face At Nigeria’s International Airports by gisthabit: 9:12pm On Mar 21, 2019

Travelling out of Nigeria for most people, especially the first time travellers is a worrisome experience. To be fair, I think the process of checking-in at any of the international airports to the point of boarding the aircraft is more tedious, stressful, energy consuming and frustrating than the process of getting the travel visa itself.

For most cases, the passengers cannot move one point to another without parting with cash as in the form of bribe.

The presence of enormous security personal and unnecessary screening points is quite embarrassing and time-consuming. These extra screening points aside the normal screening machine are illegal according to the Executive Order signed sometime in 2018 by the Vice President Yemi Osinbanjo (GCON).

In this article, I want to express some of the troubles and headache Nigerians, in particular, go through whenever they want to leave the country through any of the international airports.

The bunch of problems travellers face at Nigeria’s International airports

#1. Unbearable Traffic congestion

This is a peculiar problem with the Murtala Mohammed International Airport, Ikeja-Lagos. Nowadays the traffic congestion being experienced at the airport road is unbearable and has led to so many missed flights.

It is so bad that you can spend over 3-hours on the airport road for a trip that normally take 5 to 10 minutes. For most passengers that travel light, they are normally left with the option of taking a bike to the terminal building to avoid missing their flights while for those who cannot avoid travelling with lots of luggage, they mostly resign to their fate and hope that they meet up

#2. Impatient car towing officials

If you are a regular at the airports particularly Lagos airport you will agree with me that the towing van company that operates there are inhuman.

Your vehicle wheels can be clamped for just stopping at a bus stop within the airport to ask someone for directions. They will waste no time to impound your vehicle and tow it to their office while you are forced to part with the sum of N50,000 as a fine for the supposed wrong parking.

Nowadays, they disguise themselves inside private cars normally parked somewhere around the supposed no-parking areas (even though there will not be any sign to indicate that), thereby attracting other motorists looking for a parking space.

They will watch you park and turn off your car engine before one of them will jump out of the car in which they have taken as their hideout and the next thing that will follow will be that your car will be impounded.

#3. Frustrating law enforcement officers

Where do I start? Is it the police that stationed at some points in the airport stopping motorists and travellers at will or is it the Nigerian Customs officials that are in the terminal building waiting for the slightest opportunity to extort money from travellers going for their business.

Do I talk about the National Drug Law Enforcement Agency (NDLEA) officials who even after ransacking your bags but couldn’t find any incriminating substance will still keep and delay you just to break you to the point that you will feel delayed and possibly part with cash to appease them?

What about the Nigerian Immigration Service officials that will fling your passport back to you the moment they realize that you didn’t tuck in some cash in your passport before submitting it.

How can I forget the State Security Service (SSS) officials that are waiting to know how much dollars you are travelling with as if they were the ones that paid for your flight ticket. The very moment that you are travelling with a large sum of cash they will start expecting their cut most times in hard currencies.

All the mentioned law enforcement officials intimidate passengers and make them part with their hard earned monies at any slightest opportunities. They carry out these acts with great pride and strength as it was legal.

#4. Unconducive terminal building

I understand that Nigeria is still a developing country but the state of our terminal building (Lagos in particular) is appalling.

It is far from an airport terminal building. The Power outage has become a norm, the whole terminal building stinks and the cooling systems are not enough any longer to sustain the increasing number of travellers.

I want to believe that this will be addressed soon when the new terminal building under construction finally comes alive.

#5. Overzealous airline and airport officials

Sometimes I wonder if the so-called airline and airport officials realize that they are in the aviation sector to offer customer service.

What we see is far fetch from what is obtainable from other international airports all over the world. All the quest of trying to make a traveller part with cash, the airline officials go as far as delving into issues that are beyond the scope of their job.

These days you see airline officials trying to ask questions about past travelling records even though it clearly has nothing to do with the current situation. They go as far as declaring you not-qualified to fly even when you have a valid visa and air ticket.

All these gimmicks are targeted towards outing the traveller into panic mood so that you can be willing to do anything just to fly.

It is quite disheartening that travellers don’t only face these challenges when departing Nigeria. Some of these issues and many more have now become a norm both when departing and arriving in Nigeria.

So far, the Federal Government together with the Airport Authority has tried in their efforts to see that the airports become more user-friendly. But they both need to up their game and see that all the highlighted issues are addressed in due time to save the airport users from all these stress and torment.

Informative
Computers / Must Know About Cyber Security & Passwords by gisthabit: 1:20pm On Mar 20, 2019

I am going to be as simple and as straight forward as possible in this piece of article that seeks to educate a typical consumer about cybersecurity and passwords.

Cybersecurity in simple terms can be defined as the protection of computer systems and the contained information from authorized access.

A password, on the other hand, is any string of characters uses to gain access into a place of a device.

In a generation where we carry out most of our daily lives activities digitally, what it means is that everyone should know and practice at least the minimum form of security.

On your computers and other devices at work, it means you should save your companies from avoidable loss by taking security seriously.

On your mobile phones and other gadgets at home, it also mean that you should safeguard your information by taking the necessary security measures.

Research has shown that most security breaches depend mostly on human interaction to be successful. Errors such as click on unsolicited emails can lead to a great deal of security breach and possible loss.

For a typical consumer, the following steps can be taken to remain safe;

#1. Avoid using common or easy passwords

Using an easy guess password such as 1111, 1234, admin, or even your date of birth can be very risky and can lead to a security breach.

A lot of people are fond of using simple passwords for things like are ATM cards, computers, smartphone and other gadgets that contains our financial and personal information. No wonder the Japanese government announced that it will hack into Internet-connected devices used by its citizens in an effort to create awareness for cybersecurity.

#2. Never disclose your password

Nowadays, it is very common for people to disclose their passwords to others all in the name of trust. If for any reason you had to disclose your password to anyone then it is advisable that you change the password immediately. These days we see people disclose the password to their bank accounts without changing same, this often times leads to theft and fraud.

And also, never be in a hurry to supply your ATM card detail on any website on the internet without confirming that the site in question is secured.

#3. Never allow unauthorised persons to access your computers

Nowadays corporate organizations are aware of the possible loss that can result from allowing unauthorized persons access to some certain information or devices.

This has brought about several forms of cybersecurity measures to inform and guide staff members at their various workstations.

Hackers can have access to computers and workstations by just plugging a small device to your computer.

Always observe to see that no foreign device is connected to your workstation and make sure to report to the appropriate authorities immediately you notice anything.

#4. Never open or click on an unsolicited mail

A lot of people has fallen for this. Hackers use spam emails to get the attention of their victims. These emails often come in attractive forms to deceive the victim into clicking the attached link.

The victim unknowingly grants access to the hackers who seizes the opportunity to carry out a security breach.

As a matter of fact, cybersecurity is everyone’s business especially in this era that technology seems to be taking the centre stage of our day to day life.

Before you disclose that pieces of password that seems small, think twice because that little piece of information might ruin your life if not properly managed.

Health / Re: 5 Types Of Hepatitis Infection & Their Treatments by gisthabit: 1:06pm On Mar 12, 2019
This is a very dangerous form of infection
Health / 5 Types Of Hepatitis Infection & Their Treatments by gisthabit: 1:05pm On Mar 12, 2019

Hepatitis in simple terms is an infection of the liver – it refers to an inflammatory condition of the liver. Hepatitis mostly is caused by an infection, it can also de as a result of medications, drugs, toxins, alcohol. It can also be due to autoimmune activities – a condition where your body makes antibodies against your liver tissue.

5 Types of Hepatitis Infection & Their Treatments

Hepatitis infections are classified as hepatitis A, B, C, D, and E. Each class of hepatitis are caused by a different virus.

Treatment options often depend on the type of hepatitis you have and the severity of the infection.

Hepatitis A is always an acute, short-term disease, while hepatitis B, C, and D are most likely to become ongoing and chronic. Hepatitis E is usually acute but can be particularly dangerous in pregnant women.

#1. Hepatitis A

Hepatitis A is caused by an infection with the hepatitis A virus. This type of hepatitis is most commonly transmitted by consuming food or water contaminated by faeces from an infected person.

Treatment

Hepatitis A usually doesn’t require treatment because it’s a short-term illness.
Bed rest may be recommended if symptoms cause a great deal of discomfort.
In case you are experiencing vomiting or diarrhoea, follow your doctor’s orders for hydration and nutrition.
The hepatitis A vaccine is available to prevent this infection. For most children, it is done between ages 12 and 18 months. It’s a series of two vaccines. Vaccination for hepatitis A is also available for adults and can be combined with the hepatitis B vaccine.

#2. Hepatitis B

Hepatitis B is transmitted through contact with an infected person’s body fluids, such as blood, private part secretions, containing the virus. Sexual intercourse, sharing razors or sharp objects with an infected person increases your risk of getting infected with the hepatitis B virus.

Hepatitis B can be prevented with vaccination. The vaccination is recommended for all newborns. The series of three vaccines are typically completed over the first six months of childhood. The vaccine is also recommended for all healthcare, emergency responders and medical personnel.

Treatment

Acute hepatitis B doesn’t require specific treatment.
Chronic hepatitis B is treated with antiviral medications.
Treatment must be continued for several months or years.
Requires regular medical evaluations and monitoring.

#3. Hepatitis C

Hepatitis C comes from the hepatitis C virus. Hepatitis C is also transmitted through direct contact with infected body fluids, typically through sharing of sharp object and sexual contact. It is said that approximately 3.9 million Americans are currently living with a chronic form of this infection. It is one of the most common blood-borne viral infections in the United States.

Treatment

Can be treated by the combination of antiviral medications and therapies.
Further testing to determine the best form of treatment.
Patients may require a liver transplant in acute cases
Currently, there is no vaccination for hepatitis C.

#4. Hepatitis D

Hepatitis D is a serious liver disease caused by the hepatitis D virus. It is contracted through direct contact with infected blood. It is a rare form of hepatitis that only occurs in conjunction with hepatitis B infection.

Treatment

No antiviral medications exist for the treatment of hepatitis D at this time.
Hepatitis D can be prevented by getting the vaccination for hepatitis B, as infection with hepatitis B is necessary for hepatitis D to develop.

#5. Hepatitis E

Hepatitis E is a waterborne disease caused by the hepatitis E virus. It is mainly found in areas with poor sanitation and typically results from ingesting faeces that contaminates the water supply.

Treatment

Currently, no specific medical therapies are available to treat hepatitis E.
Because the infection is often acute, it typically resolves on its own.
People with this type of infection are often advised to get adequate rest, drink plenty of fluids, get enough nutrients, and avoid alcohol.
However, pregnant women who develop this infection require close monitoring and care.
Causes of non-infectious hepatitis

#1. Alcohol and other toxins

Excessive alcohol consumption can cause severe liver damage and inflammation. This is sometimes referred to as alcoholic hepatitis. The alcohol directly injures the cells of your liver. Over time, it can cause permanent damage and lead to liver failure and cirrhosis, thickening and scarring of the liver. Other causes of hepatitis include overuse or overdose of medications and exposure to poisons.

#2. Autoimmune system response

In some cases, the immune system mistakes the liver as a harmful object and begins to attack it. It causes ongoing inflammation that can range from mild to severe, often hindering liver function. This condition is three times more common in women than in men.

Common symptoms of hepatitis

Chronic situations like hepatitis B and C may not show any symptoms in the beginning until the damages affect the liver function.

Signs and symptoms include:

1. fatigue
2. flu-like symptoms
3. dark urine
4. pale stool
5. abdominal pain
6. loss of appetite
7. unexplained weight loss
8. yellow skin and eyes, which may be signs of jaundice

Chronic hepatitis develops slowly, so these signs and symptoms may be too subtle to notice.

Tips to prevent hepatitis

Hygiene

Practising good hygiene is one key way to avoid contracting hepatitis A and E. If you’re travelling to a developing country, you should avoid:

1. local water
2. ice
3. raw or undercooked shellfish and oysters
3. raw fruit and vegetables

Hepatitis B, C, and D contracted through contaminated blood can be prevented by:

1. Not sharing drug needles
2. Not sharing razors
3. Not using someone else’s toothbrush
4. Not touching spilled blood
Hepatitis B and C can also be contracted through sexual intercourse and intimate sexual contact. Practising safe sex by using condoms and dental dams can help decrease the risk of infection. You can find many options available for purchase online.

Health / 5 Quick Home Remedies For Snoring by gisthabit: 7:35pm On Mar 02, 2019

Statistics has it that 45% of normal adults snore at least occasionally. You may fall within this 45% or you may happen to know someone who does.

Snoring can be very embarrassing for the person that snores while it can cause a great deal of discomfort for the other person lying close or even in the same room with the person snoring.

Have you ever imagined how it would look like your extremely beautiful girlfriend who is visiting for the first time snores very loud whenever she is sleeping?

Snoring can lead to a serious problem, especially among couples. A snoring partner keeps the other partner always awake especially if the partner is sensitive to noise.

This can lead to couples having separate bedrooms and even a possible breakup in the nearest future.

Instead of allowing embarrassing moments due to snoring to cause you avoidable damages, why not try the natural solutions contained in this article and return your life to normalcy.

5 Quick Home Remedies for Snoring

#1. Change Your Sleep Position.

Lying on your back when sleeping normally makes the base of your tongue and soft palate collapse backwards to the wall of your throat. This backward collapse leads to a vibrating sound when you try to breathe during sleep.

On the other hand, sleeping on any of your sides may help prevent this. You can use a full body pillow to support yourself. This will help you maintain a [position while asleep.

#2. Lose Weight.

For a lot of people, losing weight loss can help stop snoring but not everyone. There are slim people who snore too.

If as a result of weight gain you started snoring, then weight loss may help. Gaining weight around your neck causes the internal diameter of the neck to squeeze making it more likely to collapse during sleep. This collapse triggers snoring.

#3. Avoid Taking Alcohol 5 Hours Before Sleep.

Research has proven that alcohol and sedatives decrease the resting tone of the muscles in the back of your throat, making it more likely you’ll snore. Drinking alcohol four to five hours before sleeping makes snoring worse.

For those who don’t normally snore, it is likely that they will snore after drinking alcohol.

Avoiding alcohol 5 hours before sleep can help find a solution to snoring.

#4. Get Enough Sleep.

Poor sleep hygiene has a similar effect to that of drinking alcohol. Engaging in long hours of work without enough sleep can lean to floppier and tired muscles.

This means that you will sleep very deep and hard and in most cases, it further leads to snoring.

Make sure you get at least 6 hours of sleep every night to help relax and rejuvenate your tired muscles and also help avoid accumulated sleep.

#5. Change Your Pillows and Dust Your Bedroom.

When last did you replace your pillow? When last did you dust your room?

Allergens and dust in your bedroom and in your pillow may contribute to snoring.

Dust accumulates in pillows and can cause allergic reactions that can lead to snoring. Another common irritant can come from allowing pets to sleep on your bed. This causes you to breathe in animal dander.

Keeping your bedroom dust free, keeping your pets out of the bedroom and replacing your pillows after every six months can go a long way in helping stop snoring.

In summary, avoiding alcohol, getting enough sleep and keeping your surrounding clean from dust and possible allergies can go a long way in reducing snoring.

Health / 5 Must-know Facts About World Population by gisthabit: 5:36pm On Feb 18, 2019

Every single year, the world’s population is increasing by a staggering sum of 83 million people. Currently, there are about 7.6 billion people in the world. It is expected that by 2050, there will be just short of 10 billion.

Population growth trends are unevenly distributed across the world.  While some countries are rapidly expanding, others are shrinking drastically.

For each development whether growth or decrease comes with its own challenge for governments. Countries whose populations are on the decline have to think about how to support older people when there are fewer young workers to generate and pay into government funds.

Countries with a booming young population have to deal with how to feed, cater for them and provide education and healthcare.

Fertility, followed by mortality and then migration are the three major things that affect Wolrd’s population.

Here are some key facts about the world’s population, taken from the latest UN World Population Prospects.

5 Must-Know Facts about World Population

#1. India will overtake China as the world’s most populous country By 2024
China currently has a population of 1.4 billion, they are closely followed by India with 1.3 billion. China and India make up 37% of the world’s population.

#2. Nigeria Currently Has The World’s Fastest Growing Population

Nigeria, as it stands now, is the 7th on the list of most populous countries, but it is expected according to the available statistics, that before 2050 it will have made third place, leavening the United States behind.

#3. Birth rate has fallen all over the world

The world fertility rate has dropped to an average of 2.5 births per woman since the 60s. However, that average is made up of highly diverse figures: in Africa its 4.7 births per woman, in Europe it’s 1.6 births per woman.

#4. The people in the world is getting older

An increasing number of people are living to a ripe old age. In 1950, there were far more young than old. In 2017, there are fewer young and older people. By 2050, the numbers will even out.

#5. Differences in life expectancy will get less pronounced

Life expectancy in Africa was 60 years between 2010 and 2015, compared to 79 years in Northern America. But life expectancy is rising faster in Africa than Europe, so the difference is expected to decrease significantly by 2050.

Romance / 3 Fundamental Steps For Getting Married For Bachelors by gisthabit: 1:38am On Feb 09, 2019

Your life changes into a new phase the moment you make the decision to get married. Married life comes with its own advantages and disadvantages.

I am not going to dwell on the pros and cons of marriage. But I need you to know that marriage requires a lot of sacrifices from both parties involved. And that the benefits are far higher than the disadvantages.

My concern in this article is to highlight 3 important and critical steps that are necessary when moving from bachelorhood to marriage life.

Trust me, there are a lot of steps involved in the process of getting married but I have put together in this article three fundamental steps that are crucial and necessary.

3 Fundamental Steps for Getting Married for Bachelors

#1. Move out of your parents’ house

This is a brutal fact that shouldn’t be polished. You should consider moving out of your parents’ or family house the very moment you decide to get married.

Starting your own family require that you should have some basic home appliances. Ranging from furniture, kitchen utensils and other basic items.

From experience, staying with your parents have a way of discouraging you from buying personal properties needed to start life.

The financial burden being placed on you by your family can be overbearing especially when you are staying with them. Sometimes they depend solely on you that they may not want to engage themselves in any money making venture simply because they know that you are always there to provide their needs.

Staying alone also help you to know your true financial capabilities. It helps you to know if you can be able to bring in someone into your life and at the same time pay the person’s bills.

#2. Prepare yourself

Never make the mistake of dabbling into marriage with any form of preparation. I am sure that you wouldn’t want to call it a quit after a few months of getting married.

Getting married requires some level of preparations. It could be emotionally, spiritually and even financially.

Read books or consult marriage counsellors to help guide you make the right decisions ahead of marriage.

I recommend you read this book: Things I wish I’d Known Before We Got Married by Gary Chapman.

#3. Start a relationship

Gone are those days when out of nowhere our parents will just spring up with a woman for us to marry. Nowadays, we make our choices and we live with it whether good or bad.

Being in a relationship gives you the opportunity to get to know the person before making the decision to settle down with the woman or not.

I know that we have to work hard to make ourselves financially capable to handle marriage expenditures. But we shouldn’t get so busy to the extent that there wouldn’t be time to get to meet and know the right life partner.

The long and short is that having a relationship avails you the window to evaluate your compatibility with your future partner if carefully utilized.

Lastly, never go into a relationship with a woman with the hope of marrying her. Instead, start off with an open mind.

Having an open mind will help you to see both the good and bad side of her and guide you into making an unbiased decision.

Properties / 3 Critical Things When Looking For An Apartment In Lagos by gisthabit: 6:33pm On Feb 02, 2019
Staying in Lagos can be very stressful especially if don’t plan yourself carefully. If you must reduce the level of stress that comes with the day to day activities as a typical Lagos resident. Then you must take time to plan carefully when looking for an apartment of your own in Lagos.

3 Critical Things When Looking For an Apartment in Lagos

#1. Nearness to Your Place of Work or Business

In developing cities like Kaduna and Jalingo you can afford to be residing kilometres away from your place of work. Because of the ease of movement from one point to another due to less traffic and very affordable means of transportation.

Unfortunately, it is totally a different case when it comes to Lagos. You must consider the cost of transporting yourself to work daily and also the average traffic situation of your route before choosing to move into an apartment.

To be on a safer side, the recommended practice is to get a place that is affordable and close to your place of work. By so doing the cost of transportation will be reduced drastically as well as the length of time you will spend in traffic.

Let me give you a practical example – when I was looking for an apartment after I was posted to Lagos Airport, I got a one-room self-contain apartment for 140,000 Naira annually at Egbeda. But after my cost analysis, I realised that I will be spending an average of 600 to 700 Naira on transportation on daily basis with heavy traffic.

I also got another one-room self-contain apartment at Mafoluku for 160,000 Naira annually. But I discovered that my daily spending on transportation will be 200 Naira or less with little or no traffic.

#2. General Power Supply Situation in That Area

Don’t ever do the mistake of not factoring the power supply situation of an area before paying for an apartment there.

To be realistic, the majority of the areas being occupied by the average people in Lagos lacks steady power supply. But notwithstanding, there are some places that suffer more and I am sure you wouldn't want to find yourself there.

Another very important factor to consider is the average power billing for that area. Yes, some areas receive outrageous power bill monthly that you will be forced to ask yourself if your house is a manufacturing industry.

I was once in a house where the electricity company brings an average bill of 20,000 Naira monthly even though I was rarely at home to consume the so-called electricity.

#3. The Water Level of the Area

A lot of residents in Lagos today are suffering as a result of their failure to make a good decision when it comes to this. The truth is, the majority of the lands in Lagos were sand filled before buildings were erected on them.

If possible, the best time to look for an apartment in Lagos is during the raining season. It is during this time you can be able to know how effective the drainage system of an area is. And also to know if you are about moving into a flood-prone environment.

But in a situation where you can’t wait for the raining season to come, I recommend that you do a visual inspection of the drainage in the area and also the wall of the buildings before making your choice.

You may also want to ask questions from people you know that reside in that community or even strangers. But the problem with such method is that sometimes they will not be willing to tell you the truth.

Family / 3 Costly Mistakes Couples Make After Marriage by gisthabit: 11:20pm On Jan 31, 2019

This article is of great necessity. It was conceived out the experiences of the people around me.
Saying goodbye to the world of singles and moving into the world of the married entails a lot of sacrifices and intelligent decisions.
Most times, newly married couples commit to terrible mistakes that can cause their children and partner great pain in the nearest future.
If you are just got married or intending to then I advise you go through this article paying attention to details so as to avoid making avoidable mistakes in your marriage.

3 Costly Mistakes Couples Do In Marriage

#1. Not Changing Your Next Of Kin

My heart is always heavy with sorrow whenever I remember what some people have gone through and are still passing through because they forgot to change their next of kin immediately after marriage.

For me, these consequences were avoidable if only the concerned parties did the right thing at the right time.

Never take issues concerning who you use as your next of kin for granted. In fact for a married woman or man, your next of kin should be your partner or any of your children.

Entrusting the future of your family to your brother or even a total stranger all in the name of next of kin is a grave mistake that no one should ever commit.

I have a friend of mine (may God rest his soul) who for some reasons forgot to change his next of kin to his wife after marriage. He died after some years leaving his wife and two lovely children behind.

Because his brother was his next of kin, his employer paid his terminal benefits running into millions of naira to him. As at the time of writing this article, his brother has only given the sum of 500,000 naira to the wife since the passing away of the man in 2015.

I don’t want to go on with the treatment being meted on the woman and her children and how the landed property of the late man was taken over by his brother.

The long and short of this is that you should take the bold step by changing your next of kin to your spouse or child. Make that decision now and act immediately.

#2. Hiding Your Investments from Your Spouse

To some people, I know this may sound funny. But the reality is that even in these modern times, some couples hid from each other their personal investments and assets.

Let me remind you that the union of marriage makes the man and the woman a single individual.

This by implication is that you shouldn’t keep anything from the other person. You can begin by having joint assets and properties with your partner. You can also decide to open a joint bank account with your partner.

By so doing, the partner will suffer little or no loss in the event of the death of the other. Check yourself to see if you fall under this category and then make efforts to address the issue.

#3. Agreeing That Only One Person Should Be Working

Apart from the financial benefits that come with working, there is also the exposure and boldness that come with it.

Unfortunately, some couples for one reason or the other decides that one of them (mostly the woman) shouldn't work.

This kind of decision can be catastrophic. As a matter of reality, most idle women find it difficult to cope when their husband dies.

They don’t even know where to start from especially when the kids are still small and are in need of financial care.

I have also seen a situation when a very rich man died and left all his money for the idle wife. Because of her inexperience and lack of exposure, she was unable to manage the resources and businesses left for her by the late husband.

She ended up allowing outsiders come in to help her manage the businesses. I am very sure that your guess is as good as mine, the supposed manager ran the business aground and disappeared with a chunk of money leaving her miserable and helpless.

If you find this article very helpful kindly help educate others who might be making the same mistakes by sharing the article to them. Kindly use any of the share options available.

Business / 7 Best Strategic Tips For Selling Anything Online And Offline by gisthabit: 8:01am On Jan 27, 2019
SELLING can be seen as the act of offering a product or service to a customer or buyer for a specific amount or value, and in most cases payment of value called money becomes the cost.

Apparently not everybody can sell, and some times people see selling as a skill, but in this article, we will be pointing out some strategic tips to have in mind when thinking about selling anything or when you are finding it hard to actually sell anything, whether online or offline.

1. ALWAYS Be confident about your business

This is something you either have or crave to have when doing a business or selling anything, it’s something that determines if your business will sell or not; thereby saying, always be positive about what you sell, believe in the business even when its dying, even if you will be the only one doing that.

When you come in contact with a client always act like your business or service is the best and close to none in the world, for example you can say something like; “you will never find something like it for the price you are offering, and even if they do find something close to what you are offering, it definitely won’t be the same quality ", For me saying this to me will sell me or not, but at least it will lead me to inquire about your product some more. Always prove that you know your business like the palm of your hand, then clients will start to trust you and believe in what you offer. Its a better practice to show 100% confidence in what you do.

2. Always know who to sell to.

Not everyone who walks into your shop or contacts you is a buyer, some of them might just want to inquire about your business, some might just want to know the price of things, some might just be competitors in disguise, just know when to differentiate everyone you come in contact with. motive for a very business negotiation matters so much.

3. Always know your worth and the worth of your business

You will definitely come in contact with competitors, potential buyers and Big Disguised Investors. Why do I say big disguised investors? there are some people who will come across your business and would like to invest in it to expand it more but they won’t relay their motives at first, but they will always ask every possible question about your business at any point in time.

I came across a potential investor like 3years ago, he was more particular about knowing what my business is worth and the vision I have about my business say in the next few years to come. I gave him some inconclusive figures but it didn’t matter cause at least I was confident and answered like I was expecting the question, to cut it short, the brief meeting ended with a simple truth that I know what my business is worth and I can defend it.

Just so you know, nobody wants to waste money therefore they want to make sure they are spending it on something that is worth it, so just Pay attention and know your business worth, ranging from that unit cost, total sales, production cost, to your total interim revenue/profit range.

4. Anything you can recreate don’t worry about selling it

So many people like keeping things they made for a long time just because it cost them so much to make it or produce it, take for instance a furniture maker who took more time and $200 to make a set of furniture’s, you will agree with me that he won’t sell it for $199 there by occupying space and depreciating every single day.

But here is an advice from a business Icon, “Never worry about selling what you can recreate”. I think it’s hard but pretty simple, once you can recreate it don’t worry about selling it.

5. Make it a habit to grow or promote your brand

I have done justice to this particular point about channeling one’s energy to his business, I believe it’s the best way to tell everyone about what you do on a daily basis. I want to pause a bit to stretch the point that determination comes before you can have the habit to push your business. Talk about it, dream about it, share it, breathe it, and if possible wear it.

6. Always aim at creating a relationship (manner of approach)

Attitude is the key to selling anything. Customers or clients will always go where they are valued and treated as important, take it from someone who knows better, attitude can get you anywhere in life not to talk more of selling your product or service. Just be humble, friendly, simple, and above all always know when to look pass the value of the product (money).

A customer might know the actual value of a product but will plead with you to sell for less, in most cases they do it deliberately, but other times they just want to know your limits. Always be future conscious and be politer to people, ask them about their family and businesses too, always show you care about them, 99% will always come back. It works like magic, and most times everything you do in business comes after your attitude and manner of approach.

7. Offer gifts and after sales services

Always seal a sale with a gift item or an after sale service no matter how little it is, just do it. You can offer free delivery, or maybe add an extra unit of the product to a customers purchased goods, it sends a different message of relationship to the person. Offer to help them in a little way you can, it will keep your business on a long run, whether in presence or absence.

Thank you for reading this little piece, don’t forget to hit me back with your feedbacks, I love feedbacks whether the article was helpful or not, feel free to advice as observed, I will be waiting.
