thanks.you can check your email for the reply. will post pics later. |
M, you'll get d message in your inbox later today. |
marabout, that will be tough with the current market situation. you might just be able to get one in a middle class area, subject to some conditions. however, you will easily get one in a lower middle class area for N500k. |
thanks for the email and call. will send the pics this weekend. for everyone else, the main point there is that this land is located in a place where people already live, not in the bush. so, it's suitable for both residential and investment purposes. it's easy for you to expect the land value to double within 1 year, given recent trends. and if you buy a good number of plots, you could see your investments double by May 2011. this is fact, not fiction or a marketing ploy. cheers |
I've sent the email.thanks |
sori.e ma binu. my email is femigbadamosi@gmail.com. to clarify, it's not the typical estate like those on sale along the lagos/ibadan expressway. this land was bought by the owner a long time ago, but he is now offering it for sale to the public. over the years, and especially in recent time, people have moved to the area.no thanks to high rent prices. the last house to the place is 3 minutes walking distance and you will see houses at various stages of being built. also you will see lands already being cleared. we got the brief in august 2010, and the prices will be changed in february 2011. this is because land prices always rise during the dry season. just as the owner left the land for a long time, you can also leave it for a long time. just that you'll need to perfect your documents to avoid any problem. and with the way prices have been rising in the area over the past months, don't be surprised if prices double in the next one year. people are moving to the outlying areas very fast, rather than to pay high rents. the area is at olorunda, between 7-10 minutes drive from akobo-ojurin. it's up each plot owner to build the house of his/her choice, although there is a building plan. hope this is helpful. regards |
Cheap plots of land are available for sale in a private estate at Olorunda, via Akobo in Ibadan. The layout is for a low cost housing estate and is owned by a foremost professor of regional planning. The area is already being built up, as you will clearly see various buildings at various stages of completion around the site. It's 5 minutes walk from the Deeper life church in the area. The layout is divided into Blocks A,B and C. Prices are from N130k-N220k depending on size and location. Whether you decide to build there or you wish to just buy and hold it as an investment, the land is suitable for you. I was there saturday again with some clients. More and more people have started to come on site to build. let me know if interested. |
Acres of land for sale/development along challenge/iwo rd section of the lagos /ibadan expressway, (around New Felele area). The land is right behind the new Lead City Campus, separated only by the Ogunpa channel. It's suitable for residential purposes, as well as for hostel development. it can also be developed into a residential estate. genuine documents/title available. |
there's a cute two bedroom flat at Basorun, behind Iya Teemy restaurant. it has tiles, with pumping machine.rent is N100k. |

it's about 7minutes walk from the olorunda main road. you turn right at the road to the centre of the market if you are coming from General Gas. my address is plot 15, Ladipo layout ,Basorun(adjacent kingdom mandate school). 07031965896 |
an acre will be ok for such a project but why not talk with an architect or building planner to get professional advice.?however, make sure you do a feasibility study before embarking on such a project and get a good location. |

did you mean N700,000 per acre?there is no way you will get N70,000 for an acre around for miles around ibadan and I think I should know this very well.just did some research for a client. |
shinatu, you can call me on 07031965896. cheers |
Shinatu, that area is the real GRA. pple like otudeko, retired and serving generals live there.not only that, the GOC lives there and commutes from there daily to ojoo.tells you it's 4 d powerful. safariman,Ajangboju is ard general gas area, on the way to iyana church. land there varies depending on distance to the main road.again, what you get depends on your budget. Chaircover, will get in touch. cheers |
safariman, have heard of the place but i'm not aware of the prices there. chaircover, shops are tough to get at agbowo shopping complex and others around UI area.maybe inside the campus could be available, though. |
the complex is owned by jubilee life now.twas former railway.it's worth it if you're looking for a place that suits your line of biz. only saw your site,no email. cheers |
if you have money in the tens of millions and hundreds of millions, then you can go to iyaganku. a quarters there is being sold for N120M. the area is quiet, and mainly residential. it's not a population hub, so an eatery cannot thrive there. and the landlords are powerful, so they may not allow one to start. |
IBK4reel, there are good halls in ibadan depending on your budget. you can get places like Jogor centre for N1M, while there are halls for N250k downwards to even N50k. |
bimpeajoke, text sent to you already. |
Excel, there are 419ers in lagos and elsewhere.it's always wise to conduct your due diligence before buying land anywhere to avoid being duped. I bought a few plots recently in akobo for someone who's using it as an investment, and can help you to get if it's ok. like I said earlier, the price determines the area you'll get in the region. for N1.2M, you can get two plots ard Alafia/Unity estate area. Yanka, probably the best two locations in town are Bodija and Oluyole Estate. You live close to the powers that be, so you enjoy regular power supply, armed security guards(mopol) and of course , serenity. you just wouldn't mind their parties or excesses once in a while. . if you have the money, those are the places to be.cheers |
hi. i have a number of shops available in good locations. for a top of the range beauty salon, you will be looking at areas like ring road/oluyole estate, bodija, akobo, mokola. I have good shopping complexes in these areas and others. please let me know your budget range and area of interest. regards |
the price of a plot in akobo depends on the area you can afford. places like General Gas,IMPA costs millions, Alafia estate/isokan costs ard N700k , while elewuro/olorunda costs N350k. you first of all need to know if people are already living in the area advertised and if it suits your taste in terms of neighbourhood, society level, income class and infrastructure. let me know if you need more information. cheers |
Elebu is a growing area off oluyole estate. you can get land there for that price.it all depends on your taste, though and what you require in a good neighbourhood and infrastructure. you can also get land for that range at akobo. both are good middle class areas and you can get good plots there. |
Impa is along alao akala way.it's the hottest thing for rich people now.it's at akobo, but like a GRA there. Kolapo ishola GRA is a new devt, just commissioned on monday, but has huge political risk.this is the 3rd time it's been allocated, so it might still be re-allcated by anoda govt if akala doesn't win. iyaganku is expensive.the new GRA there is alalubosa, and costs 8 figures. |
there's a new building at akobo, with water running and good power supply. let me know if interested. the 100k flat has been taken. |
Loyola college?no way Agodi and Gate are not ok for residential purposes. Gate is where the motor part sellers market is. The prison is also around the area. plus the region is mostly lower middle class/lower class which is not that ok for a person who minds his envt. The good part of agodi is the GRA, where quarters go for N60m.(wanna try that?). Akobo has good schools- Nickdel,B&B,Livingstone.Best brain and so many others. some of them have websites you can check out and their fees are moderate. You can get land in some areas of Basorun for N5m but given that the area is built up, getting virgin land could be difficult.might take a while to get som1 who wants to sell. there are other good areas where you could get land if you are looking at N5m per plot, like the new GRA at IMPA, as well as other similar areas. hope this helps. cheers |
For that amount, you can get 2 plots in an upper middle class area like Akobo, for instance. Basorun is also a good area, but land prices are a bit steep there, be it the side ard the bodija or the other side near iwo road. you are looking at N3M per plot in Basorun minimum. road side plots go for N10M and above. Alakia and New Gbagi are also good, and you can get your target land in those areas. but those areas are mainly lower middle class with some sprinkling of the upper middle class. you might do well to be concerned about the environment in which your child grows up as well as the standard of your neighbourhood. orita challenge, poly road/Eleiyele , ojoo are some other areas in which you might be interested. Bodija is a good place for business. just be prepared for high rent prices ard the area. virtually all major eateries-biggs,tanties,right choice, big treat, 3F etc are there. but there are still opportunities, given it's proximity to the campuses. There are many standard schools your son could go to in Bodija and other places ranging from the expensive to the affordable. Gbagi and alakia are like abt 30 minutes drive to Bodija, but watch out for the heavy traffic bottlenecks along these routes. hope this helps.let me know if you need more info. cheers. femi 07031965896 |
a plot of land at elebu goes for between N300k-N1m. it all depends on where it is located around the area and who the seller is. however, with the rate of purchases around that area, N300k might be hard to get now, although it's worth a try. oluyole extension is pricey, same as bodija. it all depends on where exactly you are looking at in both areas. for instance, oluyole extension ,along the main road, or victory church side costs higher than other areas inside. same for bodija, either old or new along the road. lands in both locations go for millions or tens of millions. however, both locations are very great, you get nice neighbourhoods, good infrastructure and the works. maybe if you give a hint as to your budget range, it might help to guide you before you make a final decision.cheers. |
Abojupupa, there are acres of land available for around N400k or thereabout along akobo road, close to the new GRA the oyo state government is just developing, and which is closer to the city. let me know if interested.cheers |
both areas are cool to live in.it depends on how much you have/can afford. good plots available in both places.pls give more information on what you want exactly.cheers |
. if you have the money, those are the places to be.
