Nigeria I hail thee!

It is only in Nigeria that illegal structures built on drainages and parks
as the Governor is saying today will suddenly become legal structures
after the owners have been milked of hard earned money.

It is shameful that this is happening over and over again.
When gov't is broke, illegal structures appear!

There is fire on the Mountain!

Breaking News: Mr Rueben Abati declares himself New President of Nigeria!
Sources at NTA who refuse to have their names in print because they are not
authorised to comment on the matter say he was meant to 'Blame Mrs Okonje's
recent resignation to General Buhari and CPC Party' but instead declared himself the
New President!

Pleas by President Jonathan's wife that he should be patient until a Doctor is called fell
on deaf ears!

Goodman Spyder. When people ask questions, they require answers!
Za85 probably likes what you're doing (just like most of us) and maybe
wants to engage your services but the fear of 'Am Alone' overtook him
and he really wants to know you more.
I think people wanting to construct in the East will engage Spyder!

Good job man!
You work day and night (non-stop) congrats to madam and baby!

I was just looking at the floor plan on page 1
Noticed some plots marked Commercial and Corner shop.

How much are these plots??

Would you have to map out and tar the roads within the estate
before people start construction?

Sorry for too many questions.
I have developed an interest in the estate.

Regards.

N/B: When you get internet connection, try hail guys and post some current answers and info.

The wastage it prevents as mortar will not be lost inside the hollows.

I thought the 'hollow' was meant to be filled with mortar to increase binding and strength
and also to prevent someone breaking into your house with a sledge hammer when the door
is looked! (and there wouldn't be a space for snake etc to hide if done properly)
I might be wrong!

Great Job!
Love your dedication and honesty. wink

Am Alone, you're very correct in some of the things you have mentioned but life will NOT be worth anything if you can't trust someone.
It's unfortunate Nigeria has gone so lawless but there are people who know their stuff, so get them and close mark.

Money is currency, meaning it keeps moving and if you aspire to build a house today and you are hindered one way or the other, the money will MOVE to something else and finally NO HOUSE!

If someone lives abroad and doesnot have enough money to hire a multinational company or buy outright completed structure, I guess they still can TRUST that it can be done the Spider and Brabus way and figure out a way for independent supervision.
It could be impossible to travel plus the cost of traveling could deck your house!
Properties › Re: Building A Student Hostel : Profitability And Challenges by gtrust: 9:58pm On Jun 26, 2011
With 25-30million one can buy a plot of land and build & furnish 4 3bedroom apartments.
Rents of approx 1million per apartment/annum means 4million and you could recoup your
money in say 2years max 3years.

Is this realistic or have I derailed? embarassed

Hostel wahala too much! undecided

Properties › Re: Trust In The Building Industry, Is It Justified? by gtrust: 8:05pm On Jun 26, 2011
Am Alone, you see, we are looking the this from different angles:
You are seeing trouble but I'm thinking 'this can be solved!'

FAILURE OF JUDICIARY is a big deal, hopefully someone will listen.

For me, I need to trust people otherwise life will be so boring.
I do it in a smart way that for example I know you CAN deliver diesel to
my company therefore I could trust you with a deal and it's up to you to
prove me wrong.
I wouldn't ask Brabus to deliver diesel for me because he is more of a construction man!
I will trust him to build a house for me and the rest is up to him.

You see what I mean?
Will you be following your wife/girl friend everywhere to make sure she does not, huh
Now, you just have to learn to forgive even before a crime is commited (this na true oh, no be grammar!) YABA Psycho still dey oh! shocked

I'm loving this!
With the FOI era and the kind of stuff people
are posting here, I think Nigeria has changed!

Gone are the days our leaders will just borrow money
any how and use it any-how and expect generations
unborn to pay while their children live overseas!
Properties › Re: Trust In The Building Industry, Is It Justified? by gtrust: 7:16pm On Jun 26, 2011
Am Alone, walai! I don't agree with you atall angry

Most of the things you have mentioned are true but they
pattern to Nigeria and not universal.

In Nigeria there is a FAILURE OF JUDICIARY meaning stealing,
advanced fee fraud, many other crimes go unpunished EVEN when
the person is caught!

Overseas, people weigh the options for example: If I steal 2million
naira from An Alone what is my punishment? Say 2 years jail.
I check if it is worth it before commiting the crime because the law
usually will catch up!

In Nigeria: NOTHING GO HAPPEN!
Infact, if it's possible I go steal more sef!
Governor just 'take and pocket' their state's money and nothing happens
except that teachers go unpaid and pensioners die from hunger etc

The Judges are there oh with their official cars but fraud and crimes have NO deterent! undecided
Properties › Re: Building A Luxury Block Of Flats: Day-to-day Updates (with pictures) by gtrust: 6:52pm On Jun 26, 2011
Brabus, there's no need to talk too much! Seeing is believing!

Overseas, Electricians, Plumbers and other Tradesmen have official
numbers just as Doctors do. When a Doctor prescribes and something
go wrong he/she is held liable (maybe jailed) same with tradesmen!

In Nigeria, you see different sorts of people claiming to be this and that.
An Electrician was sacked by Amlone for 'mistakes', abroad na jail!
People don't dare such nonsense.

Looking at Brabus' hand work on the pictures, it's very clear the guy
knows his job!
See how straight the bricks are and other stuff and see the tools the used
sometimes very ordinary stuff but they know what the want to achieve
(end result) and they got that. I'm impressed!

People should take time to LEARN BEFORE they go out to make money, PLEASE!

CURRENT NEWS: IMF/WORLD BANK Paris Club, London Club
(and name most of them American and European tools)
simply THEY ARE BROKE!

The World has moved on!
Just this hour the Chinese Premier is in Birmingham England to
have a good look at Chinese assets in the UK including MG Rover.
He wants to buy Greek bonds! shocked the same bond IMF cannot buy.
Chinese are buying up Spain, Portugal, Italy and Ireland.

You guys talking about World bank and IMF make me laugh!
The ONLY thing they have on Nigeria are those badly organised
loans and the ONLY person who has ever been able to help ishuh

Someone organised for Chinese to come to Nigeria and construct
and run trains in Nigeria in exchange for Oil. who was thishuh
Why was it cancelled by Yar'Adua?? and where is the Oil and where
are the trains today?? angry

Thanks Brabus for the information. That's very helpful.

At Euomillion, I guess Brabus has been brave enough to
put his reputation at stake re your project, why don't you hire him?
You might ask him to give us a blow to blow account with pictures
of what he is doing and watch from abroad.
Again, he is currently handling similar project.

I know how painful it is to lose hard earned money but,
Properties › Re: Trust In The Building Industry, Is It Justified? by gtrust: 6:05pm On Jun 25, 2011
I don't quite agree with some of the stuff you said about home owner being responsible for everything.

Nigeria is very complex in a sense that a Tailor is supposed to be a Tailor but when you give your material
to Nigerian Tailor you are most likely to get nonsense back.
When you give your material to a Tailor in Togo or Cameroon or Benin Rep etc you are likely to get a well made stuff.

When you go to the mechanic abroad to change your bulb, they will change it and quickly set and focus it
in Nigeria the light will be pointing towards the opposite driver's face!
These are small small things that Nigerians have been very very slow to correct.

People need to spend time to study before venturing into money making. It's moralling wrong to
sell skills that you don't possess and come back to say 'it's the work of the devil!'
Simple build house you will fight with everybody including childhood friends and even siblings, it's crazy stuff! huh
Politics › Re: Aunty Ngozi Okonjo-Iweala Set To Be Named As Finance Minister by gtrust: 5:50pm On Jun 25, 2011
If you understood what Nigeria was going through before she entered the scene under OBJ
then you will applaud her achievement.
Even Atiku send on air that of all the money Nigeria has paid IMF how come we are still owing that much?
Shagari and IBB didnot read the fine prints! (the small small letters written at the bottom of the agreement)

She was also very lucker that the World experienced the worst Recession and NIGERIA HAD CASH.
She negotiated 20pence per Pounds Sterling and it was accepted!

Prior to this, ALMOST ALL Nigerian Oil money was going to only service the interest!
Abacha didnot pay but they just applied penalties.

How did it benefit the common man? Nepa etc I really haven't figured that out yet. (to be honest).
But prior to that, common man never existed in Nigeria: no access to medical care even for children and
pregnant women, no social housing, no pipe-borne water etc etc but maybe these things are better today than
under Shagari, Abacha, Buhari. Just maybe the government NOW has more money to spend.
Nigerian government concentrates mainly on the rich and those who can make noise, if you are poor then wahala dey!!!!
Properties › Re: Trust In The Building Industry, Is It Justified? by gtrust: 4:14pm On Jun 25, 2011
Nigeria is very complex!
If you want to build a house in Nigeria I suppose the best
way out is to make out time a do some personal project management.

Get the professionals and close mark them.
If you are 'using' your siblings, be aware they may be more expensive
in the long run if you do not agree on salary!
Get details like how much you will pay them per day/month.
What exactly do you want them to do (job description) and agree where the
money for bike/food etc will come from ?salary or project/materials money
and be generous in salary negotiation example 'employ' them for 6 months
eventhough your project is just 4months!
If you are asking them to supervise your site/project it means they are unemployed
or under-employed. If your brother works with Shell will you ask him to supervise your projecthuh?

There is no free medical insurance, unemployment allowance and social housing etc
in Nigeria and I genuinely wonder how poor Nigerians survive to be honest.
Last time I visited, I really appreciated the presence of God!

Some people have not had a meal since 1971.

Great job!
Also, good idea to spend quality time with family.

Excuse my ignorance but try and clarify please:
1- where will the cars park? how many?
2- any hope for boys' quarters?
3- any hope for security post?
4- where will the water tanker/generator house?

I have almost similar dimensions and was wondering what to do with it.
My plan so far is 4 flats but didnot know where to stick the rest of the stuff as above.
Also thought of 2 unit of 4 bed dublex.

Purpose mainly is rental in the long run, so rental yield interests me!
Addendum: In Lagos: what gives most rental yield per annumhuh?

When you managed get online, please, clarify.
