If we talk about HDI,it is far better and stronger than monetary IGR.

Without HDI the larger society is at risk that is why the entire North is in disarray except Abuja.

I think what he his trying to say is that any investment that can give a return of atleast 20% per annum should be invested into be it land, bond, stock or agro-commodity rather that dipping hands in a house you will build for years struggling.

Stay away from lands, or building houses if your in your last 20s and 30s.

Put your money into an investment and let it compound for a 5- 10 years horizon you will have enough money to buy a house.

Avoid land banking it's a money trap!

That land or property value can only increase by 5% annually maybe less.

The land I bought during covid for 4.9million...I sold it 16.5m last year.
