I totally agree with these points. If you're a buyer or investor, please read those points again and don't joke with them. I am a realtor/copywriter, working with a real estate company in Port Harcourt. It pains my heart when I hear stories about land scams and how people are falling victim every now and then, losing their hard earned money to these scammers. It's painful. Two outstanding things make people fall victim to land scams 1. Desperation 2. Ignorance Those scammers know this and they use these 2 tools against innocent buyers and investors. It's either they notice your ignorance and capitalise on that. Or they put you under pressure and cause you to become desperate so that you won't have the time to carryout due diligence. They'll say something like Other people are ready to pay more than this amount for this plot, just to get you to pay money immediately. Or they'll tell you the price will increase the next day just to get you to make payment immediately. As a copywriter, I'm handling a project, where I get to write an ebook for a real estate company. This ebook addresses land scam in Nigeria and how to escape it And the best part is, they're planning to give it out for FREE to buyers/investors Just to help real estate investors who have either fallen victim to land scam or are about to so that they will be better informed. I keep telling my clients that due diligence is very important. Land scam can be avoided if you calm down and carryout due diligence. And another thing that makes people fall victim is thinking I know the person, I trust him, then you dash out your hard earned money without carrying out due diligence. Let me share a story that happened... Someone in the diaspora wanted to buy a property, a land in Nigeria. So she contacted her niece's husband and gave him the contract of getting her a property to buy. The man decided to conspire with someone... They got fake documents, a fake land owner to testify as a witness, forged land documents and sold the property to the innocent woman. They later shared the money amongst themselves. She got to know about it when she wanted to use the land only for the real owner to surface. The matter was taken to court where this culprit later confessed that he arranged the whole thing. So buying based on I trust him, I trust her without carrying out due diligence has brought sorrow to a lot of buyers. Personally, I will tell you this is what and what to do in order to verify this property and I'll encourage you to do them so secure your peace of mind. Because truth be told, a lot of buyers are ignorant, it's only when the issue comes up that their eyes open. To help your ignorance, a good real estate company will educate you and guide you through every step. 14 heartbreaking problems faced by students who do not acquire skills or invest in businesses while in school. I stated earlier that I am opposing the idea whereby students go through school without acquiring skills and investing in businesses while in school. Students who somehow refused to learn skills while in school but only waited for white collar jobs and those who turn down opportunities that would have helped them secure a better job or create job for others do face a great number of challenges. In this post, I'll quickly list some of such challenges Let's see. 1. Unemployment after graduation This thing called unemployment is a serious battle for most countries including Nigeria. Lack of work experience This a serious one too. You know companies will always ask for work experience so one of the ways to build this experience is acquiring skills in different areas. 3. Okay, what they fail to understand is that there will come a time when the pocket money will not be available again. Some depend on government to provide employment for them. Well, the level of unemployment is increasing by the day so there is always need to plan ahead. 4. Job unavailability. Submitting CV here and there until you're tired and frustrated. You can do something now to avoid this. 5. Underemployment. A graduate of business administration working as a secretary in a school and earning far less than he or she is qualified for. You can avoid this. 6. Competition for little available job 9000 people applying for a job that has vacancy for just 300 people. You see that? 7. Lack of self development. Lack of exposure which would have widen your understanding and help you develop yourself. 8. Lower living standard Little salary will result in low standard of living. 9. Poor living standard This makes some graduates go into menial jobs. A first class student working for a driver as a bus conductor, ha! Don't take opportunities offered in The Empowered Team for granted. 10. Societal crisis Too much frustration and depression, suicide and other societal problems. 11.
