The truth is:there is no 3bed in ikoyi for 1.6m.if you include dolphin estate,we have 2bed there for 800k.if you don't mind abdulahi estate at the entrance from obalende,fine.
The cheapest 3bed goe's for 3.5m parkview.2bed 2.5m off awolowlo road.
If you get for 1.6m which is not impossible but the landlord must like your face to accept.
