You said you wanted to contribute constructively with the above comments, i do not think so.

I said i was cheated because some prices (materials and labour cost) were inflated which was realised later. BUT PLEASE THE WHOLE BUILDING WAS NOT BUILT WITH CHEAP MATERIALS I CAN ASSURE YOU.
I bought some materials myself the toilet and bath wares, tiles and paints.
There is nothing wrong with the paint, i bought the paints myself. It’s called sandy brown and i choose the colour because of dust and dirt.
If you think you can build 3 times what i have done (4 units of 3 bed all ensiute and 2 units of 2 bed all ensuite,toilets bathrooms kitchen living rooms and dinning) with 18m implying 6m for this project, then good luck to you. YOU ARE THE EXPERT. NO WAHALA MR CHEAP AND ORDINARY.

It’s easy for you guys around to source for materials and labour at reasonable price.

I am sure i have not done too badly and 17m would have been ideal cost if i was around to manage my project, already making my money back no wahala.

Firstly, i know i have been ripped off and i believe i have done well considering the fact that am not in the country that was why i asked spyder if the cost was reasonable, you guys are lucky to manage your project. The good thing is that am already making my money back as most of the flats have been let out.
Secondly, the land was bought years back, cost of land not included. 1.4m was used for corner piece dispute on land and omoonile title i.e settlement on building at foundation,decking and roofing level and other expenses.
N18.1M is the total cost of building
18m is the total cost of building of 4 units of 3 bedrooms all rooms ensuite and 2 units of 2 bedrooms BQ all ensuite also. Total - 6 units flats (15 bedrooms all ensuite). Cost includes  Foundation, lintel, decking, roofing, electrics, plumbling, all rooms tiled, bulgary on all the windows, bulgary entrance doors (14 doors), wooden doors about 40 or more, plastering of internal and external building, plastering of external and internal fencing, painting of building internal and external.

The compound concrete flooring recently completed cost me 1.5m(filing, cement and labour), cost included in the 18m spent, the land is 1 plot and half its a corner piece land.
I think i have done well, considering the fact that am a woman without building experience and i live abroad.
My next project will be managed by myself as i have learnt a lot from this forum, thanks to all that have contributed.

Well done oh. How much do you think will complete your house (estimate) with standard finishing?

I have spent N19.5 million on Main building of 4 units of 3bedrooms flats and BQ of 2 units of 2 bedrooms flats with standard finishing and the compound floor plastered. I started the project in 2009 and it’s now completed. Would you say that was a reasonable amount spent.

I dont want a year's rent and am not in a rush to let it out for less than two years. I no vex o afrobaby.
