My car engine switched off on the motion in decending the otedola bridge heading to Secretariat and there was no issue with the car before leaving home on Oct 1st Friday morning. Immediately the engine went I quickly called my mechanic to tell him what happen, I was on the call when 2 guys came to knock at the driver's door glass telling me that they break my windscreen and damage the car I did not wind down. My mechanic heard about all the conversation and advice me to wind down in order not to damage my car and not to injure me too.

Before we finished the conversation they were 10 in numbers started shouting that they will damage my car with heavy stones in their hands Seriously I only have 3k on me and I was trying to beg them to collect the 3k with low and cool voice because I was in lion den. They were demanding for 100k from me.

t the end they collected my phone, searched my car and took away some things .

some of us are products of referrers i will take myself as an example... most of my clients i dont know them, they will tell me that someone refer me to them,. I don't take that grace for granted. the borehole guy just was just an unfortunate person, i told him if he deliver back then that I will keep referring him to more clients... there are lots of people on this forum that i can refers with my eyes closed.. what i have learnt is that i will not receive payment on your behalf ..

i was to travelled to far east some times ago, and the client asked me to source for best plumber, kitchen cabinet, painter, pop and all for him.. i did that for him without any incentive.

Yes, Ejire we have not met and l referred you to a friend for CCTV installation job. He was impressed with the job carried out. It's okay to refer but be cautious and do not get involved in the monetary issues let both parties deal with each other.

You were so desperate to get money from me. You didn’t send any job to me when I was you to pause the drawing until I get the 20k you asked for but the hunger made you to rain curses and insults. You said a design I didn’t understand and I asked you what is next. You said you were busy with the rest that it doesn’t work that way. I even said I won’t complain about my architect again since I couldn’t afford to pay good money. Honestly I’m not sad because of the 20k or how you played me. As a registered Engineer, we use total sum and source of project to determine Engineer's cost..

Total Sum of project Less than 50million and Private owned, can be percentaged at 2.5%


Total Sum of project Less than 50million and govt own /big multinational company, can be percentaged at 5%


Total Sum of project more than 50million and Private owned, can be percentaged at 5%

Why Rent/Tenancy? Why not a Lease/Lessee? I only do Lease and it is for "certain" period, with option to offer to have another Lease in place, just as the current one expires. It has really served me very well because l have a few buildings that l manage and l dont use Agents, except for the initial process of giving out the Lease, where they bring prospective Lessees.

It is a bit involved and requires a bit of attention to details, a "Tight Agreement" that l drew myself, with a good knowledge of tenancy Laws.BTW, the Law allows you to go into exclusive agreements with a [erson taking your Lease, with regards to the duration, quit terms, etc and it is binding once you both agree to it.
Also, select your occupiers by yourself, dont allow one Agent who is just after his commission, to just "dump a problem occupier" on you, it will be your headache after that! Infact, this is the most important thing a House owner can do, to avoid trouble. It is not everyone that can pay he first payment, tha deserves to live in your house, beware!

I wish l can give you a detailed analysis but time is not on my hand right now.
Your Lease agreement will determine your Peace of mind with those who occupy your premises, so pay attention to it as to what you want to happen (within limits of the law) and get it properly signed and Stamp dutied.
Never do Rent, do a Lease, a Lease certain and be wary of "Agent Lawyers", they love to play both sides while making money off both sides.
I only use Lawyer if l have to go to Court but my Lease agreements are so detailed and legally tight enough to the point that l have never gone to Court to eject a Lessee (occupier) though l also play fair with my occupiers and l go etra mile to make sure they enjoy thier money, with a lavishly furnished Flat and good environment.

If I were peacefully communicated to, this would never have happened and such have never happened between me and anyone here for years I have been in the group. Thankfully some of my clients are here.

You just echoed my thoughts on the matter. I may not have met this Dennis guy but I felt so ashamed after reading through. You called someone prostitute and criminal even when no crime was committed against you. What will happen if she signs the papers and God forbid doesn't pay when due? This is misplaced anger and it shows a certain part of you that will not help your brand. It will not be a bad idea to tender an unreserved apology.
