After all necessary contract documents have been approved, the former building on the site location demolished, we need to give details on the reconstruction of the Proposed new FIRS(Federal inland revenue service) office complex (6 storey structure) to serve the south western states. 1. A clear survey plan 2. Architectural drawings must be sealed with ARCON STAMP 3. Site Analysis must be presented and properly dimensioned 4. There must be a practicable parking space in the design 5. Green area should be indicated 6. Minimum area of any bedroom should not be lesser than 10.8m² 7. The width of lobby, terrace, verandah should not be less than 1.2m 8. The minimum area of single toilet/visitor's toilet should not be less than 1.8m² 9. The width of landing should not be less than 1.2m for stair case 10. Minimum area of store should not be less than 3.6m² 11. Block plan must be dimensioned 12. Indicate North arrow 13. Airspace from both sides should be 3.0m and 1.5m If cantilever is to be introduced, it will be on 3m airspace. Also, the airspace from the back should not be less than 3.0m 14. Minimum area of combined toilets should not be less than 3.0m² 15. Living room and Bedrooms should be well/cross ventilated 16. Cantilevers should be indicated with a dotted line on the ground floor plans 17. Doors and windows schedule should be indicated.  1 Like |

@ spyder, you are doing a great job sir......this is how the making up of any building should be especially when the site is water prone. I only have some few professional questions to ask about your ongoing project sir. Would be glad if you can respond to them all 1. I hope the beams, columns, lintels and slabs achieve the respective curing age before the formwork is removed? 2. I stand to be corrected if am wrong sir, I didn't see anything like a polythene material/membrane used as DPM at the foundation stage. 3. I hope the right type of cement is used for different stages of the construction processes 4. As a good manager on site, one of your major duty is to help the client in reducing the cost of construction but not at the expense of quality. How are you able to achieve this. Thank you |
