spyder880: Remember this house we are roofing in Enugu now, from the thread "reality building of a 4 bedroom bungalow" thread? we are now ready to coat this beautiful wood work with roofing sheets, Oga landlord, please call and tell me the colour you will prefer so we can start making arrangements to reserve the colour for you.

If I remember perfectly, the landlord wanted a separate thread for his bungalow. Oga Spyder, you goofed on this one ooo. Pls, quickly revert back to his thread unless he has agreed that you showcase it here. Pls let us know what you both decide on. We are watching you as this will determine how well you can follow contract through without breach. On another note, you are doing wonderful. Like someone asked, what's the dimension for that Owerri house that warrants 7.7M+?. Do you think you can finish this house in the next 30 days as planned if fund is not a problem?. How do you ensure that your workers are not more expensive that local workers on site?. Do you have an engineer on your team( I will think so)?. what determine how much you charge for a job?. Do you collect your renumeration in batches(stages) or as a whole?. Do you have experience working in a water-logged area?. I'll stop here cuz I have more jamb quuestions for you my Lord.

@aasog, At first I was going to wait for spyder to respond before I add my quota.

First, how did u become an engineer? I have gone thru your profile and can deduce that
- you graduated from Yabatech in 2005 that disqualifies your claim of being an Engineer. At best you are a technologist. So stop impersonating
- you failed in all the businesses you attempted after graduation (sold phones n computers at computer village, dabble into poultry etc) before joining your dad construction company. This implies, you joined the construction industry because you couldn't succeed in other areas not because you have the requisite qualification or passion
- show us your own post where u posted the structural plan. And when as it becomes a necessity to submit the full details of a building before blogging about it
- if only u had the requisite knowledge, you would have realized that where the subsoil is very competent, your block work could be used as load bearing walls
- your claim that the foundation height is too short tells me that the only place where u have seen or work in a construction site must have been in lekki or Ajax

wealth123: @spider or what do you call yourself, i asked for an estimate of building the house i attached. A forum is not a place you insult others but a place to get educated and possibly get help. I have helped many people on this forum and am still willing to help. If you have been following my threads you will know that i am a Dangote Cement Distributor and i have impacted many lives on this forum positively.

The answer i expected of you is to simply say i can not give an estimate of your house since the materials are not found locally. However, let me assure you that i am determined to build this house with materials available locally and similar to those ones in the drawing. An achitect is already working on the drawing.

Please stop discouraging people on this forum and do not think everyone is interested in those stuff you are building in the bush.

Finally just to let you know that i hate SPIDERS and anything associated with it but i LOVE YOU because i know you do not know the evil tendencies of spiders. Please consider changing your name on this forum to a better one and save yourself from the evil influence of SPIDERS which i believe might be responsible for your response to my simple request.

I am looking forward to the Oshogbo deal as this will expose me to what I can expect in the south west, we love challenges, and will never be afraid to try something tough. The house plan for Oshogbo is simply marvelous, this is the type of house where one can retire in peace and enjoy every minute spent in the house/compound.


I know, it's been a while. I want to see what you are capable of doing in the State of the living spring (Osun). Hope you will blog here and feed our eyes. If you can bring your cost-saving techniques to SW without compromising quality, you will be worshipped!!!.I'm sure big things await you in SW if you do it right. I can't wait to see the house taking shape. How's the "large and executive duplex" going?. Maybe I go show face when you enter SW come see the person wey dey make property section ticks!. I hail!!.

God forbids, they don't even come at night anymore, not to talk of climbing pillars!.I don't personally think that should be a reason for us not to live our lives the way we want. God protects like someone just said. It's government failure that brought the fears. That's why I don't even subscribe to "15 coach" fence.. I agree with you folks that we all need to own a home in order to secure a roof over our heads and provide security if we fall on hard times and cash is no longer rolling in. for instance when you retire your persion may drop to less than half of what you used to earn and you may find it difficult to continue paying rent.

Nevertheless owning a home and thinking it is saving you money is a false belief. Yes it has potential to make you some good money if you sell and can find a buyer but then how many people sell their homes? Remember the stock market boom when lots of people were paper rich but never cashed their money same thing happens when you look at your home as an asset but never sell or use it as collateral for a loan.

I can't agree with you more. So many rich real estate authors have made the same point as you. I am sure you have read some of those books about your personal house not being an asset as we tend to erroneously believe. An asset is something that generate money for you. Personal house is not an asset because when you sell it you still have to buy another house to live in. I only see capital gain when you make profit on the house you sell.
I think the same way you do and it doesn't mean I don't have a house. I do. And I have for rent too. But the one I live in BY MY OWN DEFINITION is not an asset.

well said bro. I was about leaving the same comment earlier today. I don't know when we are going to have basic amenities in naija o. We pride ourselves in having the best generator that can switch within microseconds,etc. In fact,I was just having the discussion on how expensive it is to live in naija if you have to maintain the same living condition that an average person takes for granted in the U.S and U.K. We went through internet speed,security and so on. But that's a debate for another day. I wish our govt can be more responsible. When I look at the houses spyder showed us, they are great. I want to have one like that too but at the same time what baffles me is that I don't know where and how those people make their money. Not a lot of people make honest income in this our dear country,naija. I will prefer to build like spyder, at least I am sure if he is stealing money somewhere, he would have completed it long time ago without counting blocks here, lol, Spyder, I want to be like you when I grow up man.

I have been away for a while and I just came back to read lengthy comments. By the way, it's been very difficult these days to get the main points of this thread. Is it possible we can separate arguments,building bungalow, and building duplex from one another?. I am kinda confused reading through these comments. Why do everyone picks on Am alone everytime?.

Please try as much as possible to ignore some comments some time. I think your problems stem from the fact that you have a very strong character. I used to be like that too. I used to be very controversial. Your point make sense but you "hammer" it too much that people just don't like you for it. I cherish your house and like I said in one of my posts,my brother-in-law spent way more than you for almost the same size. I mean he spent 20+ million. Pls spend it if you have it. I pray to buy at least 1000sqm at Eko Atlantic City too if I have the money. You seem like someone that has answers to every question. Stop that bro and let's us enjoy ur beautiful house.

It's night of arguments again. To support am alone and omobashua1, my brother-in-law just completed his 4-bedroom bungalow in one of these GRAs in Ibadan for almost 23M. It's not even as big as am alone house but finished to his TASTE !. I have that taste too, I just can't afford to spend that much,even if I have it right now. So ride on am alone and don't listen to anybody. Na you get your money even if you spend 200M. Before I forget, this brother-in-law paid 14.5M for the land. I for take pics post for here but naija big mannism dey worry me ooo. I dey try feel cool say im wife na my youngest sibling oo, 11 years apart, and dem be about the same age.
I don talk am say if I get money, I go like build for Eko Atlantic City [s]as if say my real name na Ahmed Bola Tinubu[/s]. Na wa oo !.

On the face of it, a swimming pool should not be too expensive to build, the problem is with the mainenance. I dont think there is anything costly among all the things I have seen in a swimming pool.
Digging a pit measuring 12ft w, 20ft lenght, 8ft deep at one side and 4ft deep an the other distant side. Flooring the bottom and doing good concrete works all around the sides, with 12mm iron rods as mesh both at the bottom and around the side of the pool, good plumbing and electrical works. Nice source for water supply and a motor pump for draining the water when dirty. A stainless handrail and steps to go down the water. Quality tiles laid by a very skilled tiler to decorate the sides.
I dont think all these will gulp N700k, I may be wrong sha, any other input from another person?

That is what I call home.It's appeals to the parents and even the children when growing up. I can even train the next super eagles striker in the compound !.I love good things too man, I just don't have the money yet. If you check my post #2018, almost everything in this house is what I want for my next( retirement,vacation,permanent,final,last!) home. The decor is great. By the way, do you know how much that pool can cost?. Thanks.

I, as one of the spectators here, read through all ur comments and I realise you were all saying the same thing, just in a different way. I want you all to realise that I personally dream of buying and build on water at Eko Atlantic city if I have the money. Just in the same way that I can buy and live in Ogijo, Ikorodu are( no disrepect to any inhabitant of the are) if that's what I can afford. Water na water !. In short, no amount of argument can change anybody's mind here. I believe we are all older than 18 ( correct me if I'm wrong) and know what's good for ourself. Whether what we think is good for us or what we think is the best that ever happened is actually the best is left for people's perception. Am alone is doing good and spending the money God gives him. Even though I can't spend it like him even if I have it, that's my own cup of tea and I think at my age, I have grown past criticizing people like am alone negatively or making him a reference point for wasteful spending. Different things matter to different people at different stage in their lives. It's not that I am trying to be a refree here or anything like that, but I just implore all of us to tolerate opposing views without generating into pages of unnecessary discussion ( afterall the discussion na the real cost of building a six bedroom duplex).

Do you know the average amount one can spend on a swimming pool in a house?. I know my question is vague but I have no idea yet how things like that are priced so whatever answer can point me in good direction will be fine. I have two plots of land measuring 100ft by 100ft each and I wish to build a house (preferably a duplex with boys' quarter), gym,swimming pool,playground for my children,garden,etc. Good landscaping job. I want to go green as much as possible. Also to include washing and drying machine,solar energy generation devices, hot/cold water.
