okpurukata: Are those mini balconies by the windows or what? If they are, is it not making life easy for armed robbers to climb up, relax and open the windows. Please Spyder explain.When someone builds this kind of house, the least of his/her worries should be armed robbers/burglars that climb windows. With his status, qualified armed robbers/kidnappers would have "known" him already unless he's stingy!. That's how Naija operates for rich folks. If an intruder/outside robber tries to disturb his sleep at night, then he should be dealt with accordingly afterall im dey "settle" local boys. Wetin you think Prof Spyder?. |

spyder880: Many readers of my threads are concerned about the costs of building a house in Nigeria. It is on the high side. This is largely due to the type of building materials we use to construct our houses, and the labour intensive methods we employ.Talking about the labour intensive part of it, I was just discussing that with friends in Abuja few hours ago. We need to use more of self-loading concrete mixer, concrete pump,etc to reduce the number of people during "decking" or any concrete slab work. I know it'll put some people out of work initially but I think we'll get used to it eventually. We need cheaper and cost effective ways of building. About the cost of building materials, I think we need to address importation and face backward integration policy. Our local manufacturers cannot compete with foreign companies and importers. Materials that are produced here end up being more costly because enabling environments are not there. That's why it's hard to compare building costs and standards in U.S and other advanced nations with Nigeria. In fact, it's cheaper to import cement that to produce/buy locally!. Also, cost of land is another thing we need to factor in. no advanced nation does cash and carry housing market like Nigeria. There should be mortgage facility for affordable housing but that's topic for another day. Actually, you become a mini-government by the time you move into your house. you have to provide solar electricity or generator by yourself, borehole,sewage,drainage, security,etc by yourself. it's like something is wrong with us. Our leaders fight on the pages of newspapers but when it's time to share our common wealths, they compromise and become friends again. In my own humble submission, only God can rescue Nigerians!. |

Chekitaut: all this truck can not carry more than 15-20ton, in granite truck don't matter the scale is where u should focus on.I want to say trucks matter. I stand to be corrected though. From experience, I know all these trucks have load ratings when and where it was manufactured. It's called GVWR. There are some that have 60,000 pounds GVWR while some have 80,000lbs GVWR and so on. You also have to know the tare load and pay load which is the maximum load it can carry. These two weights are written most of the time on the truck or you can pull it up with VIN. These, to a large extent, affect the load the trucks can carry even if they look just alike and are of the same model. These GVWR differs significantly and are greatly enforced on U.S roads. You are not allowed to go over the limit. I'll say you are partly right because under normal circumstance, the scale is supposed to tell us everything I've mentioned earlier in the absence of that info I wrote, but you and I know what some dishonest people do around the scales in Nigeria quarries. May God help us in all ways in Nigeria. Almost everywhere you turn to,someone is ready to rip you off, and we turn around and blame Jona or Fash!. |
mufutau55: Heh! Chekitaut.. Does this granite raking also happens in Lagos/Ogun area? Enquiry mind wants to know..Unfortunately it happens everywhere Alhaji. Trust is an uncommon word to find in Nigeria's business dictionary. Frankly speaking, these truck drivers and owners don't allow their trucks to carry 30 tons. As a matter of fact, I know two quarry owners in SW regions that will tell you they rarely load 30tons granite. The trucks will break down more than 200times before it gets to destination if they load 30tons!.So, if you pay for 30tons and think the load is heavy, you may be getting 25-27tons at the most since you'll almost certainly get 20-22tons if you order for 25tons anyway. Forget waybill, they have a way around it too. You can ask any honest supplier here. I stand to be corrected though. |
verticaimages: The stone facing was installed like wall tiles. It comes pre-assembled in tile form.How do they charge for the concrete stained job?. Also, what are the materials you can recommend for exterior screeding that will be water and moisture proof?. How much do they charge for a good interior and exterior screeding?. Thanks. |
mufutau55: Sorry Segcy.. I was just pulling your legs. Although the above is true now, this was too late for me in my era,Don't even guess where you would have been sir. Better or worse?. Only God knows!. One thing I always remember was the answer an old man that has been in NY for more 30 years gave me one time. He said " at least in America you are living, able to afford basic things of life, and raise family". I think everything is subjective. Just thank God for your life every time. |
lawali: are u using 3 different types of block? What are the conditions or limitations of usage of particular block type at ground floor? I actually want my builder to use 6" blocks in inner area to achieve more space in the internals but he insisted using 9" because of the decking, he prefers bigger blocks to support the columns to carry the weight. Is this not overkill or over design? I just feel all the columns at ground floor should be able to carry the decking.I believe 6" can be used for the inner walls and 9" for exterior walls. What you feel is right as long as the builder follows the structural drawing with professional adjustments when necessary. Just take advice from Spyder and co here and throw it at your builder as a suggestion with reason for saying so. You have about 5 professionals here that can give you advice. We like to over build in Nigeria but lack maintenance. A friend actually got inspired by Spyder et al here and just completed a duplex and a bungalow in Osun State with inputs from Spyder here and there. His engineer taught he has built houses before with the the way he contributes on site sometimes. Be empowered bro, it's your money!. |

Akoda junction leads to Ede township and as he explained, it's on the way that leads to Osogbo if you are coming from Gbongan. What else do you need to know?. Hope my explanation helps. |

You might even want to talk to him and the Ahononan(the other client involved) before you decide. At the end of the day, it's your money to lose or gain. Personally, I'll not deal with brabus with any pole (long or short). I really don't have the money and time to waste chasing people here and there.No game!. Brabus is a young man and I know he understands the challenge in front of us. I have never met him physically but, how many nairalanders have I met?Spyder! Spyder!!. Spyder!!!. I'm an advocate of second chance but I do not believe brabus has resolved the first issue to the satisfaction of his client so second chance should not even arise. Personally, I'll not give my money to brabus for now. I've had a project that I would have loved him to handle in Lagos but due to the way he handled the first incident, I couldn't even contact him. Do you know what we don't know about the first incident?. I want to tell you this secret, I was the one that referred you for the Osogbo deal but I've never met or talked to you on the phone before. The Osogbo guy became an observer on nairaland after I introduced him. He contacted you when he was convinced. Brabus is closer to us in SW than you. If you are not attracting enough clients as expected,I'll suggest you need to try a different advertising strategy/forum like radio/TV,newspaper and not bombarding a thread that has become a reference point for building on nairaland.At least everybody will agree with me that this spyder guy has done well for himself and others, so I will implore you to not waste the bandwidth here by daily "call me" stuff.
