In 2004,Asiwaju started the Lagos Free Trade Zone Project.20 years later the project now hosts what is gradually transforming to be the biggest Industrial Hub in West Africa
In 2024,Asiwaju started the Coastal Road from Lagos to Calabar,20 years later Nigerians will look back and understand the power of progressive thinking

Coming to the Dangote Refinery,it is time to hold the NNPCL liable,where are the by products from our crude oil for the last 20 years they started this crude oil swap
Those by products alone would have been worth over 5 billion dollars over the last 20 years,can this Government demand for a proper account of this products
I expect companies to start the process of backward integration for petroleum by products

I tell people that the communities living around the Coastal road are praying that this project comes alive.Apart from Lagos State,most communities around the Coast of Nigeria are living in squalor and poverty.It seems this people have been totally left to their fate,are they not Nigerians and don't they deserve to live a normal life like everyone else
As for Mr Omoyele Sowore,I believe he owns an investigative news medium, let him travel from the Lagos End to the Ogun State Boundary with Ondo State and confirm if work is going on or not
The Surveyors have marked out the Road Alignment from Lagos to the Ogun Boundary, work is going on non stop everyday at the Eleko End
The Ogun to Ondo End already has a pathway,the Government just plans on building on it and at the end if the day who benefits from the Coastal road,the people of the Nigeria

There are two states in the Southwest that are what I call the Engine Room and when they get their acts together,the south west will become the number one and Industrialised base in Nigeria
The first is Ogun State and the Second is Oyo State.
I believe that Ogun State should be also be signing this type of Agreements with Gas stations to power Independent Power plants especially for areas like Agbara, the Lagos Ibadan Expressway that stretches from mowe to Ibadan and also the Olokola Free Trade Zone that is very strategic to the Dangote Refinery and also close to the Atlantic Ocean

There is nothing that this two states produce that will not be consumed by the Lagos Market
A big congratulations to HE Seyi Makinde,I pray more states will begin to understand that the Industrialisation of a state shouldn't be left to the Federal Government alone,when your people prosper it benefite the states more than the Federal Governments

Let me speak from my experience as a practitioner and a professional in this field
I said in an earlier thread that all Ocean Coastline in Nigeria belong to the Federal Government and they are the only entity that can issue titles in that regards,I am not capping but I was taught this in my University Undergrads days
I have challenged Landmark to seek legal redress because this is a very huge investment and we need to settle this matter of who really owns the Ocean Coastline once and for all

I also challenged Landmark to publish his documents to the general public and also for everyone involved to openly produce all certified drawings and plans of both the old abd new coastal roads

Sometimes it is better to keep quiet before you get all the facts

This is a very good initiative by the Federal Government,it shows that they are really ready to walk their talk.And as for the compensation,be sure that it is only those who have perfected their titles that are entitled to any type of compensation
This is why I keep telling property owners that it is not enough to buy a property,you must make sure you do your Survey,Get a Deed of Assignment, Governor's Consent or Certificate of Occupancy

I bought fuel today in Lagos for 1200 per liter.Location was Ameen petrol station in Igando road
They sold it from the dispenser for 1200 and the queue was very long
I believe everyone is waiting for Dangote to start selling his petrol in May and the NNPCL is reluctant to import as it may be a big loss to think of bringing in Refined Crude oil
I believe the NNPC can communicate this to Nigerians instead of using all type of useless grammar like logistics to lie to Nigerians

Really sad that a liter of Diesel is now cheaper than a liter of petrol

Very sad but like I posted on a another thread,let Landmark post the documents given to him by the Government

As a Surveyor,I was taught in School that all Coastlines belong to the Federal Government,this is why states cannot set up Seaports.For you to do that as a state,you must get approvals from the Federal Government
Individuals can set up properties and place boundaries around Rivers,lagoons and lakes but nobody does that around Coastlines

I was also taught that all properties at least 100m from all coastlines belongs to the Federal Government,I have always asked who approved Coastlines constructions,even Eko Atlantic approvals must have been guaranteed by the Federal Government as the law is clearly stated

I keep telling people that the controversy over this project will never cease.
A lot of people have encroached on the Coastal Road,the present President has a lot of knowledge about this Road and he will surely tell the Minister to do the needfuli
The issue with most communities along the Coastal Road is that they are seriously hoping Government will redirect the Road

People living in Okun Mopo,Akinlade,Alpha Beach inwards from Igboefun Bus Stop,Sangotedo might need to visit the office of the State Surveyor General of Lagos State
I know of someone who lost close to 4 properties on that stretch of Road as they have all marked for demolition
I end by telling everyone who desire to buy a property to use the services only of a Registered Surveyor to avoid stories that touch

The truth is the late Lateef Jakande laid out the foundation for the New Lagos,I was not alive during this period but I was alive to witness Bola Ahmed Tinubu's era
As Regards what exactly did Tinubu do,I will not want to start an argument but I will state one of the projects I consider his Legacy project
This project is the Lekki Free Trade Zone

In 2004, Asiwaju aka Jagaban started the Free Trade Zone Project,it was envisaged as a project that will create jobs and wealth for the people of Lagos State
This project was to be an Export Processing Zone and with access to the sea, companies would be able to take advantage of it
This project was to be sited on close to 1000 Hectares about 15000 plots and will require a lot of Sandfilling and Resources,this project was surely not for the faint hearted
Fast forward to 2024,the Free Trade Zone has grown in leaps and bounds,the Industrial Hub now has more than 50 companies doing business and employing thousands of Nigerians working within it
The Lekki Sea port which was part of the original plan was commissioned by President Buhari and the Biggest Beneficiary of this massive project is no less than the Iconic Dangote Refinery which today is perhaps the Biggest Refinery in Africa

When people ask me who built Lagos,I tell them Lagos has been lucky to have Good Leaders overtime,with each building on the Legacy of the Last one,not all states in Nigeria have had this very rare fortune of unbroken unity in Leadership

My Reason for opening the thread is to encourgage the general public on this. wonderful tool for Land Information, verification and Regularistion in Lagos State

The process for usage of the site is very smooth,it starts with creating a user account and password on the https://landonline.lagosstate.gov.ng website .A Verification link will be sent to your email box,you will have to check your spam also
After confirmation,you will be able to login and start various transactions such as applying for a Governors Consent,Land Regularisation and Land Development Scheme for Private Developers

The Various Parastatals on the website include:
1) Land Bureau
2) Office of the State Surveyor General

After accessing your Dashboard,you can apply and also download Application forms,for some applications you might have to fill in your details such as Tax Returns,Payee For corporate organization, Also you can get Land Information on the status of a property if you desire
It is instructive to note that there are some services that will require you engaging a Registered Surveyor before you can proceed
Another Good idea on the website is the uploading of Dovuments ,this can be done by visiting the Land Bereau office or Digitally uploading on the website

Let me stop here as I am still exploring the website but I encourage all Residents of Lagos State to take advantage of this Digital process and get their Documents and titles in order

The Lagos State Governor, Mr. Babajide Sanwo-Olu officially launched the Lagos State Land Administration e-Portal system in January 2024, describing the groundbreaking initiative as a significant advancement in the digitization of land administration in the state.
The Governor explained that the integration of advanced technologies into land administration processes signifies the emergence of a new dawn in the State’s land administration system.

The electronic portal, according to him, represented a significant step in the state’s commitment towards realising the goal of the “M” pillar of his administration’s “THEMES Plus” Agenda, which is to make Lagos a 21st Century Economy, saying “With this technology-driven initiative, we are strengthening our position as Africa’s model megacity and a pacesetter in bringing public service closer to the citizenry as well as advancing the Ease of Doing Business.
While stressing that Lagos is fast emerging as a global leader in technology-driven Land Administration processes by adopting the Aumentum Land Administration solutions, the Governor explained that the reliable tool customises and streamlines business workflows, aiming for higher productivity, enhanced revenue generation, document security, and improved customer service delivery at the doorstep of the esteemed customers.
Speaking on the significance of digital innovation to effective governance, Governor Sanwo-Olu confirmed that the automated process will foster collaboration among Government Agencies, creating a one-stop-shop inquiry that will facilitate seamless access and an end-to-end Land Administration platform that is sustainable and productive.

“The launch of the Lagos State e-Portal grants our esteemed customers the privilege and right to access our services from the comfort of their homes or offices. It provides a secure shopping cart experience, self-service options, easy online record and data search, and the ability to analyse site traffic and trends through tracking reports
The Governor, while imploring everyone to key into this new system and experience a seamless, secure and efficient process in land administration from anywhere in the world, stated that the new technologically-driven system aligns with the smart city vision, providing citizens the opportunity to apply for Governor’s Consent, request for CofO effortlessly and have access to property details anywhere in the world.


In providing an overview of the groundbreaking initiative, the Head of Service, Mr. Bode Agoro, highlighted that the portal is built with a robust internal business workflow system called the “Aumentum Land Administration Solution”.
Reeling out the components of the structure, Mr. Bode explained that the system is equipped with an inference resolution system robust enough to manage and address diverse challenges in urban development and geographic information services effectively.
“The land administration portal which complies with the global technology-driven land administration standard will facilitate seamless processing of application on land related matters in a bid to make Lagos a 21st Century Economy”, he submitted.

Earlier in his welcome address, the Special Adviser to the Governor on e-GIS and Urban Development, Dr. Olajide Babatunde underscored the sophisticated feature of the e-GIS to handle a wide range of issues and provide a mechanism for swift and accurate resolution.

Revealing that the Governor has approved the establishment of 20 GIS units within MDAs that require automated spatial data for their operations, the Special Adviser noted that the units will further explore the possibilities of automation, bringing efficiency and quality service in line with the T.H.E.M.E.S Plus Agenda.

“As part of our implementation arrangements and service delivery to the citizens, residents, and business concerns in Lagos, Mr. Governor has conceived and approved the construction of e-GIS Regional Offices in IBILE – Ikeja, Badagry, Ikorodu, Lagos Island & Epe”, he declared.
Speaking on the new possibilities that have been unlocked through the e-GIS platform, the Special Adviser stated that Lagosians should be looking forward to the establishment of the Lagos Geographic Information Service (LAGIS) which according to him will be the hub of all GIS-related activities in the state.

Encouraging land owners and investors to connect and carry out transactions on the platform free of charge, Dr. Olajide pointed out that users can access the service anywhere in the world by visiting https://landonline.lagosstate.gov.ng

I tell myself if most Nigerians knew the kind of massive operations going in Dangote Refinery and Urea plant,they will keep quietttttt.I have business on that axis and it is a beauty to behold at night when the Dangote trucks start operations,I don't want to say much but the economic activities happening on that axis is yet to be fully grasped by Nigerians

In Business you must have foresight,Mr Femi Otedola was one of the biggest importers of Diesel in Nigeria, when he saw that Alhaji Dangote was serious about building his Refinery,he quickly diverted and stepped out of the Business
OandO petroleum was one of the biggest players in the Downstream sector,they too like Mr Otedola quickly sold off all their assets and moved all their business Upstream,some investors who felt Dangote Refinery was a scam are now at the mercy of Alhaji Dangote
It is now a waste to even think importation because Dangote has covered his angles well and the competition will soon dry up

I totally agree with this commentator, I read the whole thing twice and I am really grappling to understand the whole thing,let me summarise what I feel they are trying to communicate,the Diesel market has been distorted by Dangote Refinery
Some countries that used to supply Diesel to the West African Coast are not sure what to do and are now claiming Dangote Refinery Diesel falls below the standard accepted for Nigeria

Twenty years ago,a certain Governor had a very big dream,to create an Industrial Hub that would create jobs and wealth for the citizens of his state. He went far and wide and got partners who believed in his dream.The project required long term planning and he had only a short time to rule
He took on the project regardless and today the dream is a Reality

A few years later,an Industrialist was stranded,he was looking to site his monumental Industrial complex and the states he initially wanted to site the project disappointed him,step in the Ex Governor and he convinced him to site his project in the Industrial Hub.....
This would require a lot of money as a large expanse of Land would be filled and reclaimed,was it worth it,but like a determined bull the project began
Today as they say,the rest is History

In 2024,this Ex Governor is now President and the Industrialist has finally started the project.
The President has another big and ambitious dream, he wants to build a very long and costly road.The project is a 700km Coastal Road that will open up the coastal areas to development and excite tourist to visit,like 20 years before he is facing a lot of opposition but like the determined bull that he is,the project has began

Twenty years from now,when the project is finished,Nigerians will look back and ask why people opposed the project

I encourage everyone to watch this youtube video of Duru Bonu,I sincerely believe that video did justice to the Coastal Road topic
I really do feel for Landmark,it's one of those sacrifices that we make for a better Nigeria

I really believe that the Federal Government through the Ministry of works should publish in National dailies the routes of the Coastal Road or better still,put on their website the route from Lagos to Calabar
There are some people who are ignorant that the road will pass through their communities and it might cause problems later on
I have business around that Eleko axis and from the information available on different mediums,close to 600 houses might go down

I sincerely encourage everyoneto consult a Registered Surveyor before making any property transactions in Lagos,as I type this properties are being marked from Eleko to Ode Omi in Ogun State as the Alignment for the road continues.....

This is exactly what I said in an earlier topic when manufacturers were complaining that Diesel was taking up 80% of their profit
I clearly pleaded that Government should look at working with Dangote to reduce the price to 1000 naira as the economic activities in Nigeria were run on Diesel
I want to appreciate Dangote for being a patriot and listening to the voice of reason,just like Allen Onyeama who crashed the price of flight tickets,they have shown that there are still empathetic capitalist in Nigeria

In an earlier thread,I stated that Nigeria is the only country in the world that economic activities are run on Diesel
Our energy mix is probably the worst in the world,in a country where people are struggling to produce electricity,you now mandate that all electricity produced should be sent to the National Grid, power is produced in Akwaibom and that power is sent to a Central Grid
That central grid now sends it to Companies in States who now resell it,this is why we will never progress
This Government must decentralize power,let us have Regional Grids for all the regions.
Coming back to MAN,I feel for them,I salute their patriotism because it is not easy producing anything in Nigeria
I also salute Dangote,I sincerely feel they can still reduce the price of Diesel,even if Government can intervene to ask that the price be reduced to at least 1000 naira,it will greatly reflect on the end users who desperately need respite

Business / Diesel Takes Up 80% Of Our Profit - Manufacturers Association Of Nigeria (MAN) by Kenochi(m): 7:57pm On Apr 15
Manufacturers have lamented the high cost of automotive gas oil (AGO), also known as diesel, which is used in generating power for their operations, noting that product gulps about 80 percent of their profits.

Speaking on the plight of manufacturers against the backdrop of rising prices of their products, the Director General of MAN, Segun Ajayi-Kadir, said manufacturers should not be blamed for inflating prices of products, considering their high cost of production.

However, a bit of relief may have come the way of the manufacturers following the recent crash of the price of diesel by 29.4 percent by Dangote Refinery.

The refinery now supplies the product at a substantially reduced price of N1,200 per litre, representing a 29.4 percent reduction from the previous market price of about N1,700 per litre.

On the high cost of energy, Ajayi-Kadir stated: “We have at different fora informed government and relevant agencies of what to do to bring down these inimical worsening high operating costs in the country. Nigerians should not blame local manufacturers for increasing the cost of goods, because they are being confronted with debilitating conditions.

When some individuals ask why the naira is strengthening against the dollar,this right here is one of the Reasons

For close to 15 years,the Nigerian Government has totally removed subsidy on Diesel and Aviation fuel.This means companies have to source for dollars to keep importing this product,the reason why this is important is because almost all economic activities in Nigeria are done using Diesel.Infact I call the Nigeria the only country in the world that runs it's economic activities on Diesel
Now imagine for a second,that a company in Nigeria now starts producing Diesel to serve the whole country and beyond,you don't need to be told that there will be a glut of foreign exchange
For some of us,we knew that this will happen and we started investing in properties along this corridor

He has stepped on the wrong toes, I keep telling people that when Government decides to have your time they will treat your case wella.. For me,whoever told him to plead guilty misadvised him. He could have dragged the case for a while after which he will enter into a plea bargain. Now he will tagged as an ex convict for the rest of his life. Anyways when one door closes another one will open,I am sure that whenever he comes out he can apply for asylum in any country abroad and he will be considered as a defender of the trans community in Nigeria

It is well,meanwhile which prison will he use? male or female

This is how you share palliatives,not by sharing stuffs that can be finished within hours.By this singular action,it has impacted the price of eggs across the state.I kindly encourage other states to do the needful and release palliatives to farmers where possible
This will spur economic activities and reduce hunger across the Land

HE Engr Dave Umahi is gradually telling Nigerians the truth,if you look at all major roads in Nigeria I sincerely believe at some point we will have to consider the tolling option for all new infrastructure being built.The East West Road,the Lagos to Calabar Road,the Second Niger bridge,the Kaduna to Kano Highway are routes that we have to look at options of maintaining those roads outside Government funding
As for the pricing,I believe we will cross the bridge when we get there.
Once again, I sincerely salute the tenacity of the Minister,he is truly a Round peg in a Round hole and I believe some ministers in this administration need to visit HE Engr Dave Umahi to understand their job description.
I don't want to mention names,but I am sure that there are ministers who are yet to understand what exactly they are doing in this cabinet
