I understand your sense of humor my man. It's always shocking having left such a scene a long time. But nothing serious about it.

Fhemmmy: Kai . . even the generator that jumps will probably be gone before the morning - Some will remove the gas inside the other and dump in their own gen . . . Please no mind me, i just love the drama that will be from this hood.
Hey man, it's not that bad. There are many decent people around eh!

spyder880: Thanks guys for keeping the thread lively, there will only be a maximum of 12 tenants in this house as I have linked the single rooms and will be renting them as two rooms.

More pictures of work progress later.
That's nice Chairman

That one is an additional headache to the rent collection wahala. Best thing will be to build somewhere for that purpose.

Fhemmmy: Anyone residing close to that house will only have to visit the place when they are bored, cos i am sure the fun will be too much . . . Imagine someone spreading clothes on the line and it is dry and someone else wanna spread clothe . . . Ha ha ha ha, or a lady dating fyne and rich man while the other is single . . . Katakata go burst for this place
There is always fun in this type of a place. I know someone who "made it" and packed out of this type of a setting into a flat and who later on became a frequent visitor to his former co-tenants. Over time, they do develop this sense of closeness for one another. There could be fun and katakata also

Fhemmmy: Fair enough . . . Nice thinking - but at the end of the day, the place will be a community of its own
That fact has never been in dispute
Properties › Re: Investing In Properties For Rent (a Case Study Of Single Rooms) by kostadinis: 6:38pm On Dec 11, 2013
Fhemmmy: Please explain
One of the two blocks has 8 single rooms, while the other has 8 double rooms
Each of the double rooms naturally will be rented as a unit. I think it's what Spyder has in mind.

Fhemmmy: The soak away is big enuf for the people? They might have to empty it like every month . . Lol
No bi small o. I share your sentiments my brother.

But on a second thought, the 24 rooms will have but 16 units, and would actually be rented by a total of 16 tenants that will certainly include bachelors and of course those with families. It is less 8 renters which may well extend the emptying of this "community" septic tank... Lol

We all here are proud of you. You're a great Nigerian.

It is actually a distraction but also speaks to Spyder's moral and professional integrity.
And Yet, it's difficult to fathom why some wouldn't want to start gradually and build up even when it will cost less physical effort as in this case
Properties › Re: Investing In Properties For Rent (a Case Study Of Single Rooms) by kostadinis:
Great pics. Visible progress; you guys are really giving it a hard push. Cooking corners noted.

For the manual sand dredgers, it's diginity in labor. I guess there are equally "Agberos" at the river side extorting money from each one of these tippers, the Nigerian way. grin

Btw, which of the Enugu rivers is this one? The water volume appears bigger than that of Ekulu.

BabatundeBMS: What I like most in this building is the filling and the german floor casting process......this is nice, but the foundation should have been made with 9inch blocks..........
Chief Spyder talked about future remodelling. And my thoughts are that if the foundation was done with 9" blocks, it might be structurally feasible to even add a decking in the future. But then, remodelling in this case could equally entail making each unit fully self-contain (en suite) from the present plan of semi, I guess.

Your observations on the DPC process were quite apt.
Properties › Re: Investing In Properties For Rent (a Case Study Of Single Rooms) by kostadinis:
Spyder, could you please explain to the forum what informed these steel rods in a facility of this nature?

I know too well that steel rods are added mainly on load bearing structures or in areas of poor soil strata.

Or could it be you're anticipating a time the owner would decide to remodel the building, and in that case, what are the possible features to expect from this structure?

Keep it up.

spyder880: The closeness is not an issue as the soak away pit will be treated with complete 6 pillars plus a deck on top of it. If the building on the next plot is not as big as this one, then we can plan to connect the toilets there. I am planning this one to be very deep and long. We were still digging it as at today.
Great. Thanks for the information.
Have a good night sleep, my brother.

Can't wait to see those pictures. Was just wondering about the closeness of the soak-away to the foundation.

Do you have the plans to have the soak-away serve the future building on the next plot?

It was Deepak Chopra who once said, ""Everyone has a purpose in life... a unique gift or special talent to give to others. And when we blend this unique talent with service to others, we experience the ecstasy and exultation of our own spirit, which is the ultimate goal of all goals."

Spyder is no doubt living true to it.
It is instructive that while he continues to climb the ladder of his trade, he has refused to forget where and how he started his journey. This is reflected in the combination of his budgetary discipline, speed, finesse and most auspiciously his humane disposition. Note his voluntary determination to depart from the conventional type without compromising his budget. I strongly believe that no one will ever regret associating with Spyder.

Spyder, May God guide you as you continue to traverse the labyrinth of the building projects in your world.

Fhemmmy: I so much agree with you on that and spending such Total of 2,136,000 bulk cash on the other piece of land for anything he wants would take the other to maybe lintel and almost decking . . . Thanks for this great analysis, Sir
Another food for thought,Sir.
Properties › Re: Investing In Properties For Rent (a Case Study Of Single Rooms) by kostadinis: 5:12pm On Nov 29, 2013
Fhemmmy: ^^^^

It will be:
3500 per room and per year = 42,000 Naira
24 units = 1,008,000 Per year
Say 10% default, that will be 100K default per year and maintenance . . .
So average per year would be 908,000 Naira
Should be able to realize your money back with 6 years.
Thanks Fhemmy. If we factor in the certainty that the investor might request a two year advance payment in all the units, then we would only be anticipating the 10 percent default in the subsequent four years leading to the ROI.
That is 42000X24X2=2,016,000
Then the agreement fees of most probably 5000X24=120000
Total of 2,136,000 bulk cash in the first two years. The percentage of this amount to the total money expended on the project is encouraging for a project like this in the first two years.

spyder880: My brother, that is why I always seek out cheap lands in developing areas for this type of investment. This land cost less than N2m and I plan to complete this house with about N5m till painting level. I am still calculating to reap the whole cost of land + building in 8 years or less.

We cannot stop investing in properties because we don't have N20m or more to buid a block of flats. And how many years can I wait to reap all my money from the block of flats? If it takes me longer to reap my money from the block of flats then the single rooms might be a better investment option, IMHO.

More contribution from more people is expected, let me have your criticisms about this option.
My brother, the bottom line is that 90 percent of our population is living on less than two Dollar a day. And definitely needs shelter. I appreciate the innovative ideas you have shown in the plan of this house. It is a clear depature from the very standard in vogue. Even the tiniest modification geared at giving comfort to those at that level should be commended by all. You did just that

Spyder's take on the cost of building single rooms and the expected returns was the accurate case study of the man's professional development.
Surely, one of the attributes that makes him thick is about to unfold. And for this one, I'm fully in.

henrychubayo: They should have used ET at least to compensate the effort and persistence of this guys. Their effort is gradually gaining momentum for the airport.
I agree with you. ET should have been given a pat on the back. That said, AIIA equally needs the exposure to the wider aviation industry. And there is no better time for it than now.

obum042: No. They did not mention the name of the airline.
The news is that two AirBus A330---300 have been made available. They belong to a Turkish Aviation Co. Each with a 387 seats capacity will fly in and out of AIIA till the end of the pilgrimage. Not bad for AIIA.
