Properties › Re: Cost Of Building A 2 Bedroom Flat by kostadinis: 7:06pm On Jul 13, 2014
brabus: Here's a breakdown of cost:

Substructure/Foundation - N250,000
Superstructure/Block Work - N450,000
Roofing Sheet/Woodwork - N400,000
M&E including Electrical Wiring - N160,000
Plastering - N150,000
Ceiling - N80,000
Toilets/Bath fittings - N40,000
Wall/Floor Tiles - N160,000
Window/Burglar Proof - N145,000
Doors - N140,000

At much later time on my thread, I'll show you what I'm building presently. I doubt I'll even reach the two million mark and the house is a three bedroom bungalow with two toilets/bath. Though labour is FOC as per Oga concern but it's a well managed project.

Anyway, anything is possible for those that believe! You'll agree with me that N600k can give you a single bed house so N2m is a good budget if well managed for a two bed house.
Brabus, may be you forgot, but cement was not included in that quotation.
How many doors are there in the enclosed plan? Just wondering if the 140K you quoted for the Chinese doors and the metal ones would cover the cost of mounting them as well?

brabus: A simple 2 bedroom bungalow with basic finish (basic as in, Sliding Windows, Longspan Aluminum Roofing, 12mm Iron Burglar Proof, chinese doors, PVc ceilings, Bath tiles to window level, Kitchen tiles in wet areas only, Locally made iron door for the entrance/exit, conduit pipes/wiring, and every other things in a very simple manner) will gulp N2m

Foundation to Move in in 5 weeks

See floor plan attached.
Brabus, the area of the building would naturally influence the cost.
What size of a building are you looking at with this budget of 2M...room sizes?
Thanks

Brabus, this is quite an inviting budget to build a 2 Bedroom Bungalow. With a finishing that even includes Chinese doors and "every other things". Wow! It's worth giving a second thought. Thanks

Na true shaa.
That notwithstanding, they performed up to expectation in the competitive part.
The mood and mentality in Belgium is somewhat different; the Belgian white natives are ethnic Dutch (Holland), French and Germans. And so tend to support any of these countries when ever they are playing other countries. The whole nation gravitates in the same direction.

Our support train arrived Berlin this morning, expect the Brazilian treatment this time grin

P.S: I got the mail

I would choose to have a part of my lounge walls done with stone bricks to create that country feel.
But stone bricks of different colors on the four walls of my lounge would have a reverse effect on me; like I'm in the Grand Canyon.
Well , If Oga want am so, why not.

We all live and learn, and I actually know better now.

You're not the only one. Many of us have gone through that road in the past..
Thanks to Nairaland, we can now share our thoughts and experiences for the betterment of all.

spyder880: Another design. I just hand sketched this one now.
This is also good, but I think that the first one has character and a better internal arrangement.

I also agree with Hajji on the privacy thing.

mufutau55: Below is 2 BQ (MQ) Flats I had... The middle you see DOOR is where another iron door (that can be bolted on both sides) is placed to link both flats in case where both could be used as one flat if needed.. Pardon the unprofessional work.. just drawings. This could also be modified though and forget about the sizes you see there. Dimension: 7230 x 14230mm.

And everywhere you see the W is a Window.

Hajji M.
It's a smart design anyone would want to have. But what if the kitchen were to be where you had the bedroom and the bedroom where you had the kitchen? I like accessing my kitchen from the sitting. Having a kitchen close to the toilet......Navigating with food to the sitting/dining may be difficult for some.

spyder880: Some lovely bq designs we are planning to use in some of our future projects.
Lovely design. You may want to have an additional toilet/shower towards the end of the corridor that leads to the back veranda. This will make the back bedroom ensuite to the delight of the occupant. I also think the front entrance door should be shifted backward. It's kind of weird at that position. A nice job in all.

spyder880: My brother I dey o grin
I have been watching the period of attack on the forum and observing many things that changed. Meanwhile all my sites are working vigorously. We even added a new site in PH. Many many updates to be done.

Moving forward I am thinking of creating my threads that got missing again. Since I still have the pictures and facts of the lost threads, I will look into the possibility of recreating those lost threads. Life goes on.
It's really very depressing. No one saw this coming. But again, I believe many have learnt one or two lessons from the incident. I personally do not have the back-up of my favorite images and information from your threads. You'll do us a world of good reposting some of the lost pictures at the very least.

Anything that can alleviate the sense of loss will be appreciated. Congratulations on the new PH site. God is wonderful. Like you said, life goes on.

spyder880: No doubt about that, this house has a good plan, at the back is another entrance that looks like the front, with its own long line of car parks, another flight of stairs where you can enter from. The compound will have 2 gates.
Chairman, are you guys going to have the two gates now mounted one at the front and at the back?

gabbytabby: 1 up 1 down yes.
I would be surprised if it can be done if both are on ground level.
Gabby, I'll like the Chairman to help us for i have a similar parcel of land.

That said, the approximate area of the plot in question here should be about 574 sqm.
This size is not very far from what a standard plot is at Enugu and most parts of the East.
And they always manage to create 2 flats of 3 bedrooms each on ground level. Not 4.

Sizes of these rooms are another matter. Our Chairman is highly creative.....Let's hear from him

ARROBA: ETH is using 767-300 to Enugu...the reason why it took that number of hours to get to Enugu.
If that is the case, we are making a good progress.

With this, other airlines don't have to be begged to fly the route
Thanks
Politics › Re: Enugu, The Pride Of The East. by kostadinis: 1:33pm On Jan 10, 2014
For the first time since the premier flight, the ETH flight took only 3:43hrs to get to Enugu!

Does anyone have information on the expected wide bodied 757-200?

Just me being curious. Since this is not a cornerpiece, what would be your design options for same size of plot as this one...As in how do you propose to achieve same number of flats in a similat plot. It will be interesting to know your thoughts on it.
Let us support Chief Spyder and respect the choice of the owner of this house - a fellow Nairalander.

Commenting on how the work is going should be much more better i believe.

As individuals, we think and act differently. The possibilities in a "total land area of 1112sqm' are immense.

Chairman, my belle dey sweet me now.

If I can understand you, the official layout plan has instead a provision for a road immediately at the back of the site. If that is the case, the arrangement at the back has gone a long way to compensate in no small way. No tenant will feel boxed in.

Bedank (thanks) as we say in Dutch
