We are in a recession, properties are moving in traffic, people are scared and start making uninformed and irrational decisions and then eventually the owner gets desperate and the bargaining power lies with the applicant who takes more advantage than a child with no budget! We all want to hold onto our dollars but there are some basic things that are just common sense! You may have the best condo in Abuja but if nobody knows about it then your little secret is only deceiving you. Likewise if you have an eye-watering duplex in Lagos and only market it locally then my friend; you will only get local boys. Why? Because you don't place much value in marketing. Even though little marketing is better than no marketing at all, you might aswell throw your money out the window if your marketing isn't sharp and attractive and creates a substantial ROI. Don't always go for the huge and fat marketing agencies that boast of awards because if you wanted awards you would go to a beauty peagent. You wants old fashioned simple sales. Buy, cheap. Sell at a higher value till you can effectively negotiate the right price  and LET THE WHOLE WORLD KNOW ABOUT IT.Don't be afraid to use a website that allows you to market your property for free and does it well because, well its a win win situation. Do this my friend, and you will be a King in this market and be rewarded for the value that you bring to this marketplace. |

If you want to find a property in Abuja I would honestly recommend you check out www.lomolink.com. Not only will you find properties and hotels in Abuja, but anywhere in Nigeria. It is not 1 of these dead end websites where you call the number and find that the property was sold 3 months ago! The content is being marketed pro-actively on all major avenues using the latest technology today. Good luck! |

A lot of people want to know how much properties cost (@Oloks, @deledele, etc). This is a common problem for people who should not have to be property gurus. Real Estate is effectively a customer-led market and supply and demand are the forces that effectively drive the right price. Should we not be able to compare like for like on a property portal creating price transparency? Nigeria Vision 2020. |

There is always a point to buy hostels. With hardly any land being available in places like Lagos because of the lack of survey plans being given the letting market is more lucrative. There is a stronger letting market but what one needs to get around is the problem of people paying rent. There is also more money for hotels because people need some form of temporary accommodation. |

Some really nice pictures. It is always good to have high quality photos when you are trying to market your property. It is equally also good to show all the rooms aswell as the interior and exterior. You are likely to get 40% more responses when these are included and the quality of the people coming to buy the property to do viewings will be more serious. |

It's a shame that you had to reply to your own add like this. There is no good medium in Nigeria to find properties and even if there are there is not enough buyers and sellers. Hopefully things will soon change  |
