An agent took me to this house, I met with the Landlords wife as they claim the Landlord travelled to Abuja. I paid total package of 1.5 Million Naira, they gave me the keys and I painted the apartment already and moved in my load, but I needed to seal my transfer from my office to this new state. Only for me to get here yesterday and the Landlord has locked up the apartment. I asked what happened, he said the wife has spent out of the money I paid for rent and as he speaks he did not want to rent out the apartment to anyone as it belongs to him, that I should come and pack my Load and collect all my money from the wife. So I asked the wife for my money, she says she has spent 700k out of the money and she will pay me 100k every month. I don't even know if i should laugh or cry.I just walked away and decide to hear from mature people here before i know what to do. My load is still in the apartment as we speak and I have spent nothing less than 250k for painting and movement of my Load to the place. Pls i need your advice on what to do. |
A TENANT WON LANDLORD IN COURT AND GOT 5 MILLION NAIRA AS DAMAGES Landlord paid 3M and agreed that the tenant should stay for three years to cover for the balance of 2M. This is a recent case that happened Last year A tenant installed Solar Panels on the roof without seeking approval from the Landlord, the Landlord got to know from other tenants. Out of anger, the Landlord called some boys to bring down the solar panels when the tenant wasn't around, those boys threw the panel from the roof to the ground and damaged the panels Tenant approach fhe court and filed for Malicious Damage Landlord approach the court and file for tenants eviction for making structural alterations to his building without his approval Two case in different court at the same time For the Landlord case, the court ask the Landlord if there is any clause in the tenancy agreement where you ask the tenant not to install solar panel on the roof. The landlord informed the court that he did not give the tenant any tenancy agreement. The tenant argued that no rule had been broken because there was no restrictions that had been documented or communicated. The court made a simple point, where there is no agreement, the court can not invent one for the parties. Oga Landlord lost his own case. Back to the tenant own, Tenant seek legal advice from Atanda. With Advice from Atanda, Tenant was able to prove to the court that six panels got damaged, the charge controller and the inverter got damaged resulting from breach of wires as they throw those panels down. One neighbour stood as witness, three people from the next compound stood as witness, CCTV footage from the building facing them was presented as suporting evidence. Na so Landlord enter wahala Court awarded 4 million naira damages against the Landlord. Landlord appealed the case and Court of Appeal upheld the judgement but increased the Damages to 5 Million Na!ra. Na so tenant take collect 3M cash and three years free rent.

You are owing someone money and the person brought Police to arrest you, this is what you should do. At first, the police have no legal authority to arrest you for a simple debt, as it is a civil matter and not a criminal offense. According to the Police Act 2020 and the Administration of Criminal Justice Act (ACJA), the police are strictly prohibited from interfering in civil disputes or acting as debt collectors Meaning that, the Police officer the person brought to arrest you, is on illegal duty and is on a mission to perform illegal arrest. So at this point. 1. Ask the Police officer for his ID and take note of his name 2. Calmly tell the officer it's a civil matter 3. If the officer insist on arresting you, don't resist the arrest. Follow him 4. If they ask you to sign any undertaking of when you will pay back, sign it That undertaking is not enforceable anywhere, so no fear at all Once you are out File a suit against the person you owe and the Police Officer for breach of your fundamental human right and illegal arrest with unlawful detention In the suit, demand for damages of 50 Million Naira Ignorance of the law is no excuse

Frank Mba went from ACP, DCP, CP, AIG to DIG within a record speed of 5 years. He got promoted to DIG from AIG within 6 months of elevation into the rank, exceeding all his course mates and placed above his seniors in the service. Allowed to pick up a law degree and called to bar and later went to obtain a Master’s degree from the UK asides many other service courses, trainings, referrals and privileges. He was allowed to pick all of these with 8 years still left (before retirement) within the NPF. This is beyond grace, favor and competence. It is called privilege and not a right! As young as 52, clearer minds should wish him greater opportunities to “maybe”, be found worthy to be called to serve within the higher ranks of the Police Service Commission or a professional consultant to, or, Minister for Police Affairs himself (like was done to General CG Musa) but No, we always prefer to limit our possibilities to terrains that are hugely familiar alone. At 52, my guy even looks good to warm up and prepare to run for office in his state either as Governor (Head of a sub-national) or Distinguished Senator of the Federal Republic where he can be very useful considering his police experience and legal background to push for rapid reforms in the Policing sector by lending his stellar credentials to national service. When the Super Eagles are out to play, no one speaks of federal character or why there are more Igbos in the squad compared to Northerners. No one asks why there is none of the team members from Borno State or Osun or Jigawa! All we as Nigerians are after, is always results and victories. So why don’t we apply that in the national discourse as well? Even the “Muslim-Muslim” ticket that was sold to the nation, have we ever seen the politicians going to share the federal or state or LG allocations at the national mosque? If we are after results, we must first replace politics with merit and allow those behind a chance to also get elevated as well. About Frank Mba, regardless of how fit or handsome he may be for the role of IGP, let’s always remember the holdup such decisions may cause for the entire Police Force that is hugely understaffed and under-motivated. We are still battling with a deficiency of less than 400,000 police men (officers/other ranks) for an entire population of about 250 million Nigerians. Let’s learn to move on Abeg! Good thing is He himself isn’t complaining because he knows best! His course mates are still serving as ACPs and DCPs with a few as Commissioners of Police! He is to me, one of the luckiest Nigerians in history. We wish him well in his eventual engagements and we thank him for his service to the entire nation. Regards!

OverCalculating:After taking my time to read all the suggestions and ideas from page one to this page, I think this is the best of them all. In fact, I think you should contact the poster in case there are more specific details to give on the ideas. I'm more attracted to this because it focuses on 2 major parts of this forum which are content creation/generation and revenue generation. Nairaland can't survive without these. The points raised would make Nairaland more interesting because there will be more professional posts, original contents, not just copy and paste and competitive because many people would want to do everything possible to earn the badge of a moderator. Also, the revenue generation part is also fantastic but I will suggest that the banners should still be there while there are also sponsored posts from advertisers. However, there should be a form of regulation or control to the number of sponsored posts that would be posted in a day or else the front page would just be flooded with different sponsored posts...though it means more money to @seun but boring for the users. The style of writing of the sponsored post should be handled by creative moderators so as to ensure that it is not boring for the readers. |
When things work in your favour, it is your birth right, but when it is not in your favour, it becomes a case of marginalization, oppression, nepotism, etc. The same way many ADC members were complaining about the recent election in Rivers State because it didn't work for them. If ADC had won the election, I am sure the story would be different, the election would have been described as the best in the history of Nigerian democracy. So, when former President Olusegun Okikiola Obasanjo ordered some Yoruba Monarchs to stand up and greet during the commissioning of the 34.85 km Oyo-Iseyin Road in Oyo State, none of the kings was bold enough to challenge him. This is concerning. Who and who are the Kingmakers/ IFA Oracle/Governors selecting as our Obas these days? I am sure that they are just selfishly selecting thier loyalists and not just those chosen by the gods. For the younger generation who don't know much about the event I referenced above, let me give you a clue. OBJ was unhappy that the kings didn't rise to greet Governor Seyi Makinde, saying it's essential to show respect to those in positions of authority. This incident sparked controversy, with some Nigerians criticizing Obasanjo's behavior as disrespectful to the monarchs. After the event, The Oluwo of Iwo, Oba Abdulrosheed Akanbi, condemned Obasanjo's actions, calling it an "affront" and "desecration" of Yoruba traditional stools. Did you just say you refused to prostrate for the throne of the Ooni of Ife simply because the current Ooni made you wait for him in his palace for 3 hours before he came out to attend to you? You are a disgrace to your family. Sowore, I used to like your boldness, but with reservations, because I believe that you and Peter Obi's frequent fights with the current administration are driven by selfishness and not for Nigeria's benefit. If not, both of you wouldn't be seeing Nigeria's ship sinking and still be fighting to maintain a fraudulent togetherness. Is it with this same arrogance that you're planning to rule Nigeria as president? Why is it that everyone is becoming crazy by the day? Why is it that no one is respecting the thrones of our fathers anymore? I really don't blame you. Democracy, designed by the British for us, is meant to mock our culture and traditions, and the foreign religion is meant to erase our identity. For those that were old enough between the mid 80s and the 90s, Lukuluku Bantashi was a well-known comedian in the Yoruba movie industry who flourished for a very long time through his own unique cast and brand identity that no one has beaten till today. Lukuluku Bantashi Awo-Erin, as he was popularly called, was one among the many notable actors in the Yoruba movie industry that their stars have sunk prematurely into the history. Not much is known about Lukuluku's personal life, but his comedy brand was known far and wide across the western part of the country. Lukuluku Bantashi was able to build his own stage identity from his own template, and his comedy brand reigned for decades while his comical style continues to be unmatched till this moment. Lukuluku, during his time, ruled the comic scenes of the industry while the likes of Epo-Tin-Tin, Baba Suwe, Ajirebi, Godogbo, James Dẹ̀pẹ́, Dẹ̀jo Tunfulu, Larondo and others queued behind him. Lukuluku was the most beautiful bride in the movie industry that all the movie producers sought his graceful appearance in their movies, there was no known popular movie at that time that he did not feature, and movie viewers always looked for his head in the posters or on the video cassette jackets. He was indeed a hot selling point that none of the movie producers at that time would want to jettison his appearance. Lukuluku Bantashi was popular for his unique comical crying-style which could crack one's ribs to pieces. He always played 'an old fool' whilst his face was always painted in charcoal black. Lukuluku would always wear oversize unmatched cloth which could throw you out of balance at a mere sight of him. Lukuluku Bantashi presented his artistic talents in many movies like Yemi My Lover, Ti Oluwa Nílẹ̀, Imulẹ̀ Ìfẹ́, Legal Wife, Ami Orun, Itunu and many other movies before his untimely death in 1995. The entire South west of Nigeria was shaken to its foundation on the day Lukuluku's death was announced. Sun refused to shine and moon hid its glow. All the radio and television stations rendered heart touching tributes to him. The entire Yoruba actor guild (ANTP) at that time was stirred up and all its members were thrown into absolute bereavement. The untimely death of Lukuluku Bantashi was seen by many among the co-artists as a irreplaceable lost, and the tribute upon tribute was rendered to honor him. Alhaji Gboyega Lawal, a popular Ibàdàn ace broadcaster, tried to douse and bring people's mourning under control, he planned to prank Lukuluku's resurrection from death in one of his live program on Galaxy Television Ibàdàn on a weekend that followed. He costumed Yinka Ayefele to look almost exactly like Lukuluku and brought him on his program known as ON ROSY. Yinka Ayefele truly delivered as a replica of Lukuluku that beautiful Saturday afternoon on live broadcast, and that provoked people anxiety. Hundreds of thousands of over-excited people besieged the TV station and requested to see the resurrected Lukuluku face to face. Things went out of control and Alhaji Gboyega Lawal and Yinka Ayefele were nearly mobbed by the angry fans of Lukuluku Bantashi. Lukuluku's death is twenty six years now and his replacement still cannot be identified. Like I had said earlier, not much is known about his personal life and family. Rumour had it that he left no child after him to blow the horn. The vacuum that Lukuluku left behind is still there till the moment as many of us that knew him are still missing him so much. May his soul continue to rest in peace

Timely warning @OP. A successful child always has plenty fathers. Now that Nigeria is developing steadily, IMF has commended our economic development, then Trump invited and honored our First Lady in a recent event in America; she was surprised that Trump could identify her and her status as a powerful lady in Nigeria with much influence in her religious organisation. Also, the president is about to be honoured in Britain by the King and his wife (descendants of our Colonial Masters)...these shouldn't be seen as a mere show of love and acceptance. There is more to it than what many of us really know. Hint: Dangote's refinery has left many foreign refineries useless and "bankrupt", very soon, Nigerians won't have any need to travel abroad to obtain academic degrees, there will be more employment opportunities from foreign investments and there won't be any need for medical tourism because our medical facilities are coming back to shape. They have seen that Nigeria is rapidly moving towards independence (not the audio one they presented to us or the one we thought we fought for in 1960). This is why we need to be more careful at this time. When other selfish politicians are not seeing any progress in this political regime, world leadership see what some of us can't see and they are taking active steps to re-strategize before they lose out on the long run... In case you don't know, apart from the projects you just mentioned here, the Lagos-Kano standard gauge high speed railway line is currently UNDER CONSTRUCTION . Many train stations have even been built along the route! Beautiful air conditioned stations most Nigerians know nothing about because they are too busy hating on their country to follow its developments. How many of you take time to tune to NTA? As for the current project, the line passes through Ibadan, which is completed and functional, and goes all the way up to Abuja and then to Kaduna and Kano. The Abuja-Kaduna section is also completed and functional. So what is left now is the Ibadan - Abuja section and the Kaduna - Kano section, which are both under construction. So there’s no “Lagos-Abuja fast train”. There is the ongoing multi billion dollar 1,400 km Lagos-Kano high speed line which is under construction. Probably about 75% completed. Abuja is just one of the many stops on the line. In about a year or two, the entire line will be completed, then you can travel in high speed rail air conditioned comfort from Lagos all the way to Abuja and Kano. Keep ignoring the projects and programs across the country. One day, you will wake up and suddenly realise that you’re living in an advanced country while you are left behind. |
