I end up correcting 70% of any architectural drawing given to me to develop. The reason is because architect drawings are almost always not achievable or realistic.

Hi Everyone! 2009 and 2010 was great for so many reasons because i made people finally realise they have the power to determine how they buy property before throwing away their hard earned money. Personally i feel very very fulfilled that i did my best to help a lot of Nairalanders search properties and recommend the ones that are valid and the ones that have so many hidden problems that by the time you purchase it, you end up having more headaches than when you previously didnt buy any land. I was doing my calculation yesterday and i realised i have turned down almost N165Million worth of properties that were advertised to be sold to intending purchasers that had so many hidden scruples that the agents and omoniles wont tell you till you commit your money and then its from frying pan to fire. smiley

For the avoidance of doubt for First Time Property/Land Buyers or New Nairaland Property Viewers and Readers  who dont know what a property search is, it means before you buy any land or property whatso ever in any form or shape where ever, you have to know the validity of it.

Lagos in particular is so notorious when it comes to sale of property or land that have so many fraudulent defects surrounding that land/ property that you wont even know what has hit you. These set of people are known as the Omoniles, land grabbers or land touts.

Omoniles naturally should mean owners of the original land which includes the original family that truthfully inherited the property from their fore fathers that has passed down to them. But the real problem comes when there are so many members of the family that are divided in terms of claiming ownership of the lands and how the land truthfully devolved to them. Before you know it, a property that is meant to be shared by a family of 3 to claim ownership is now being contested by the brother in law, the aunty, the great grand uncle relatives etc and thats when they begin to employ touts going around to masquerade as the original owners with the right to sell and after you fall victim of their sweet tongues and coercion, you realise that you bought from the wrong family or the wrong set of people who have no right to sell the land to you and you would be confronted by the original owners  when you have started building half way and forced to cough out another payment to the real owners or be thrown out of the land. Trust me this scourge is very very real and 65% of lands in lagos have this problem one way or the other.

The other way your being decieved is by telling you the genuiness of the property comes from a set of documents. Those set of documents include either a survey plan, a deed of assignment, a certificate of occupancy, government allocation letter, government gazette or governors consent.

They will show you all manners of papers to make you believe them instantly and start pointing to different houses around there that has been built by one commissioner or one Minister or one big man and that their houses are still standing without any government wahala. What they want you to do is to instantly believe them and pay money to them immediately. One thing you can be rest assured is that, once you pay money to an Omonile, you will never ever ever get a refund of that money. Its gone and in some cases its in your front they will start sharing the money.

Dont ever ever fall for that trick. Always demand for what ever documents they have. I will point out the importance of each document to know the relevance of it and why it shouldn't be taken for granted.

One of the drivers of the popular Nigerian phone retail outlet, Slot Nigeria Limited, has been arrested by the operatives of Rapid Response Squad of the Lagos State Police Command over the diversion of N5.95 million worth of laptops, mobile phones and its accessories, just as it assisted in the recovery of N4,654,224 worth of goods from the suspect.

The suspect, Olumide Babajide, 42, from Kwara State, was tracked and arrested in Kaduna State, where he diverted the goods to after taking them from the Slot Nigeria Office based in Computer Village, Ikeja, Lagos

The driver, who was engaged in March, 2017, by the company, was directed to move the consignment to Slot Outlet in Victoria Island, Lagos in May 2, 2017, when the incident happened.

According to Olumide, a diploma in computer science holder, “I took the good from Slot’s outlet in Ikeja. I was to deliver it to another outlet in Victoria Island, Lagos, but instead I took the goods to Pam-Pam Hotel, Ikeja, while I returned the company’s Hilux car to R & S hotel, where we normally park the company’s vehicles.

This wasn’t the first time I would be moving laptops, mobile phones and their accessories from one outlet to the other. Since I joined the company in March and I was assigned the job of a delivery man, it had been my idea to divert the goods and abscond.”
He continued, “as soon as it was 5:00 p.m. that very day, I took a drop from the hotel with the consignment to Ejigbo, where I boarded a Kaduna bound bus.

Before I got to Kaduna, I already contacted one of the buyers. She bought N1.4 million worth of phones, laptops and phone accessories while I also sold in unit to some other buyers as well.”
Sources disclosed that the suspect at Kaduna dashed out about 10 mobiles to passers-by. He also gave out two phones to a new mistress while he bought a Peugeot 206, 1999 model with new registration number DKA 859 KA from the proceeds of his sales for N912, 000:00.

The father of three was also reported to have procured a 32 inch Samsung LCD for N62, 000:00 while lodging in a hotel abandoning his wife and children in the Kaduna.

No need of saving it because once you are done with service without a job, you will start spending those savings till it finishes. Invest in yourself and gain the necessary skills.

Avoid half-Baked Certifications

As a Corper in Nigeria, a lot of certification vendors will approach you in camp and keep pestering you to learn and get a certificate. “NEVER FALL FOR IT”

“Any certification you wish to partake in should be done only when you are out of camp.”

Some certifications like the popular HSE, PMP that are given for such ridiculous cheap prices are called “Half-Baked.” You will only end up wasting your hard-earned money. Go for quality courses and complete courses. Avoid prices that are tagged “Corpers price in Nigeria” because they only collect your money and dump bullshit for you to learn.

Learn a Skill

I always mention this all the time. It pains me to see a graduate begging to be given just any job when there are exciting roles that require people to fill up in various firms. For those who wish to work for someone after service, I suggest you pick up an ICT skill. For those who wish to work for themselves after service, combine an ICT skill with an Entrepreneur skill like beads making, soap making and so on.

Remember, if you want to sell to a wider audience, you need to have Digital Marketing skills (ICT)

Take your Time and Network and Don’t Keep Many Friends


They are called “Destiny Helpers.” Do you know that among all those Otondos in camp, there are children of those who rule the country among you all?. Keep searching for them till you see them. I did this and it paid out well for me.

I am not asking you to become a gold digger, I am asking you to become a Gold Hunter

I agree with you, with proper feeding, 50-65 kg within 6-7 months.

Sometimes what is difficult for one person might be easier for another person.

Consequently, the gestation period of pig is always 113-115 days, which is almost 4 months before the nursing period.

Also, 8 months is too much to reach market size for a well fed pig. Though market size varies.

Good market sizes for pigs starts from 50kg upwards [/quote]

2.5 times a year means the farrow twice and are pregnant before the 12-month year cycle runs out. But i always have a problem with not allowing them to rest at all before they get pregnant after each weaning and the piglets dont get to stay for a complete 8 week suckling period[/quote]

You must mean rooting. Pigs are not destructive. On the contrary they are very curious and intelligent animals. You have to make sure that their houses(pens/rooms) are not too high and the gates are iron but not fully covered so that they can always see what is going on.
Now, sometimes you have to observe your animal and study the times that it is displaying this kind of behaviour. It might just be that it's unsettled or hungry.

Love this formular Lagbaja but will like to ask if cassava peels can replace whole cassava? Those worried about piglets, weaners and growers i think it work if the lysine , meth levels are ajusted. Fortification with enzymes will make it more digestible.
