Lovely write-up.. But i most say: In most cases.. Lands are bought from individuals not registered CAC companies.. From my own experience as a registered proffesional in building industry, authenticity of land is best confirmed in the ministry of lands and survey or any name they call it within a state you are purchasing..

In the ministry, you will be told if the land is a govt acquired land or family ancestral inherited land .

Secondly is to do physical examination of the land by meeting people around the area and ask them physically who owns the land. Make sure the answer you are given is 99.9 percent correct of the real owner.

Thirdly is where the opposite comes in.. If you are lucky, the owner has a registered cac company and account.. Good one... Proceed with my knowledge OP steps above...

Am thinking to do just the foundation only instead of foundation and German Floor for a 4 bedroom duplex. Is German Floor compulsory?

German floor is over compulsory in a duplex building.
Reason.. It prevent any form of seepage of underground water which can destroy laid tiles and wall paints on the long run..
.secondly, it help reduce the weight your foundation will end up carrying especially if you are not building a frame structure.. There are many more advantage.. But don't want to go too technical.. Cos I know how boring it get to non-proffesionals in the building industry..

The secretary to the company incorporation will be the person cac will recognise later after registration to be doing post incorporation works on behave of the company.. The works includes.. Filing for annual returns, updating of records, obtaining Certified true copies of memart or forms as required for tender process.. And so on...

Like I do tell my clients.. Anyone can be your secretary for now even if is your house boy or girl.. So far he or she have a valid ID.. Reason is because. A first director of a company can also carry out the above task.. Especially if the company is just starting small scale...

Is not a must that lawyer or a chartered secretary be put as a company secretary with cac registration..
