You have a point there but that can only drive that rent to about N400k a year. And I can easily guess the cost of this your 8 flats project. My Enugu won't sustain that rent for a long time since nothing much is happening there. It is a pure civil service state largely dependent on Abuja handout. The business community there are the low to medium income class. Except for major parts of independence layout, rents in excess of N300K is a rarity.
I have tried justifying doing rentals in enugu but my small ROI business sense keeps failing the model.
I bet my only target there, just like many others will be to make a home for my own since nowhere in the SE beats enugu for value for money.

This post is a product of ignorance born out of the perception by the general public and the lifestyle exhibited by some of the tradesmen. Most people are unaware that these tradesmen's take home pay(and most times, without any tax!) are way higher than the white collar workers.
My dad was a vulcanizer, and I was a vulcanizer and an auto mechanic at some point.
Myself and other four of my siblings had at least 1 first degree all from reputable universities. Today, I run an organisation with at least 120 under my charge. A high paying white collar job, if you must say. But you know what? I am not yet happy until my dream to set up my auto shops all around the country is realised. You can guess why it is an auto shop on my mind.
It is quite understandable why the poster feels sending a kid to school is a big feat for a vulcanizer who averages the monthly take home income of two mid level bankers.
