So going by that postulation, 5bedroim flat will cost you nothing less than #5m in a semi urban area using corrugated roofing sheet not the modern one. But don't let the cost frighten you. My advice is start from somewhere at a time you lose count of the amount talking from experience depending on your taste. Goodluck
