Let's see how Build Route can affect the quotation, estimate and guess-timates you'll receive for a project BUILD ROUTE The build route you choose will affect the type of estimate or quote you'll receive for any construction project. Build Route 1: Simply a DIY basis, substituting 30 - 40% of labour costs with DIY and employing help with the rest of the building work. Materials are purchased directly by Home Owner. Choosing this route will reduce the quotation you'll receive on the project. Approximately, 40-50% of total cost of a building project is spent on labour. Best Route if you are planning a small project with or without deadline. ______________ Build Route 2: Building using artisans hired directly and giving them daily payment. Materials are purchased directly. Best Route if you are planning a project with little funds and if you have ample time to directly administer and supervise the project through to finishing stage. Choosing this build route will also reduce the quotation you'll receive on a building project. ______________ Build Route 3: Building using a main contractor to build the main structure to roofing stage, with the remaining work being undertaken by subcontractors. Materials are purchased by the contractor. The quote you'll receive on this type of build route will be more higher as more responsibilities will rest on the shoulder of the main contractor. _______________ Build Route 4: Building using a main contractor with little or no involvement from the home owner. @Spyder880, This explains the reason why I like your style. Spend less on the structure/carcass/framework. Save more money for the finishing stage. When I say, "Spend less", that's not to mean the same thing as compromising on standards or quality. An idea would be - To use granite only if you can afford it and not because others are using it. To rent planks instead of buying (I remember I bought planks worth over N200k for my personal project and all had been stolen). The only reason most people do the above is because they want to achieve a solid house but I've come to realize that a house is the sum of its parts and not just few parts. You can use the best of materials for the framework and still miss the goal while plastering the walls or doing the paint work. More updates later on this thread. |
^^^May the good Lord grant your wish. Bros, finishing stage is not funny at all especially when the taste is high. When I gain time later this month, I'll be blogging about some finishing works carried out on 3 different project sites (Standard, Mid-range and Top-of-the-range finishing). I've been a little bit indisposed in the last few days and as a result has not had the time to post updates here on NL. LSPDC Renovations More fittings and fixtures are being added to the walls and final coats of paint will be applied on the walls. Most of pictures will stay the same as newer additions are less visible to the eyes. I hope to post more pics next week when we install the bedroom doors, wardrobes and kitchen cabinets. Before then, here's a peek into what has been going on at the project site

@Fhemmmy, the client has got some cheaper quotes and I've begged him to carry us along when the project commences. Who knows there might be new ways of constructing in water-logged area. The site is pretty close to where we did the last soil test (but more flooded) so I made my quote based on the recommendations of the report. |
Thanks Bro. I recently gave a quote of N2.4m for a fence (raft) of 1 plot in a flood-zone. The water level is 1 metre high. Can you help look into this, if it is fair? I would have posted the quote but I just want you to give a professional estimate. The work includes raft fence with concrete pillars (3 planks high and 9 coaches of block), low cost gate, and gatehouse. I think a Bill of Quantity will do. Thanks |
LSPDC Renovation: Issues and Resolves I've been kept away from the site in the last few days by my family (I'm sorry I had to bring them into this). Hence, work is going on at the site without my physical presence. Few work were carried out at the site without my supervision which will need to be revised because they were unacceptable to my client. This week, we will be revisiting the trouble spot and also giving the house a finishing touch. I must admit the fact that we actually underestimated the level of work needed done on this project and as a result - we are requesting for more time to put finishing touches to the project. The only difference between this project and a new build is the blockwork. As at last visit on Saturday, the light fittings have been installed; the external plumbing works are completed and the master bath fittings are been fixed. I'll update newer pics as soon as I visit the site. Have a great week ahead! |

LSPDC Renovation I was unable to visit the renovation site today as I had to travel down to Ondo state to commence work on the hotel renovation project. I forgot to mention that we won a lot of client at the LSPDC renovation site - we may be starting another renovation pretty soon. The new client just bought a flat in the block facing the one we are renovating. Reports reaching me, made me understand that work is going on fine. Pic updates will be uploaded tomorrow when I receive same from my site supervisor. |
Work further advanced yesterday at the renovation site with the painting of the study and one of the bedrooms. The colour selection for each room is as follows: Living Room/Lobby - Red Kitchen - Red Study/Bedroom 2 - Intense truffle/Magnolia Master Bedroom - Shades of Blue (Navy/Baby blue) Burglary - White Pic updates below
