Many of us want to build but don't know what it will really cost until we start. So I made a short video showing how to turn a floor plan into a building cost estimate in Naira.

You pick a floor plan template or draw your own, label the rooms (bedrooms, kitchen, toilets and so on), and send it to the estimator. The estimate uses the actual sizes of the rooms you drew, not a general rate for the whole building.

It works for bungalows, duplexes and flats, and it's free to try.

This is a simple design

It's a 3-bedroom bungalow layout (~120sqm) with living/dining, kitchen, store, master bedroom + ensuite, two other bedrooms, a family bathroom, a small hallway, and a covered porch — drawn with proper wall thickness, door swing symbols, windows and room dimensions.

I've been working on a free tool that lets you sketch your own building floor plan directly in your browser — no download, no signup needed to start. Idea is simple: instead of paying someone just to rough out a layout, or trying to explain your room ideas over the phone to an architect, you draw your walls, place your doors and windows, and see your actual room sizes as you go.

Still very much a work in progress, and I'd genuinely like feedback from people here who have actually built or are planning to build in Nigeria, since you'll spot gaps I might not.

Attached is a sketch I've been testing — a simple layout I put together in a few minutes.

Some things I'd love opinions on:

1. Does the room layout look realistic for how houses are actually built here?
2. Anything obviously missing that you'd expect a Nigerian floor plan tool to have (room types, door/window styles, etc.)?
3. Would you actually use something like this before meeting an architect, or does it not add much value?

It also connects to a cost estimator so once you're done sketching, you can get a rough Naira estimate of what it would cost to build — but the floor plan drawing part is what I want feedback on for now.

Prices have moved so much this year that what I paid for cement in Enugu last month is probably useless info in Lagos or PH. Wanted to start a thread where people just drop what they're currently paying, by state — could help a lot of people planning to build.

I'll start (Enugu, late August 2026):

Cement (Dangote/BUA, per bag): ₦14,000–14,500
9" blocks: ₦700
Sharp sand (per trip): ₦7,250
Granite (per trip): ₦19,000
Iron rod (12mm, per length): ₦5,500

If you've bought recently, drop your state + what you paid. Even better if you can say whether it was site delivery or ex-depot, since that changes things a lot.

Sample Electrical Wiring Quotation for a 3-Bedroom Flat (Full Breakdown, ₦731k)

I see "how much should wiring cost for a 3 bedroom flat" asked here a lot, and the honest answer is "it depends" — but that's not very useful when you're trying to budget or sense-check a quote from an electrician. So I put together a sample itemised quotation to give people a real reference point.

Breakdown for a standard 3-bedroom flat (14 light points, 20 socket outlets incl. 6 dedicated kitchen points, 4 ceiling fan points, 3 AC points, 2 TV points, external security lights, full distribution board):

2.5mm twin & earth cable (150m) — ₦1,200/m
Light points, supply & fix (14) — ₦7,500 each
Switch points, supply & fix (14) — ₦6,500 each
13A socket outlets incl. kitchen points (20) — ₦7,000 each
Ceiling fan points (4) — ₦9,000 each
AC points (3) — ₦16,000 each
TV/aerial points (2) — ₦12,000 each
External/security light points (2) — ₦16,000 each
Distribution board, supply & install (1) — ₦75,000
Total: ₦731,000 (materials + labour — will move up or down depending on your state, cable/switch brand, and your electrician's day rate)

Not a fixed national price, just a realistic structure to compare against if you're budgeting or checking a quote you've received.

What it does:

Enter your company name, address, project details, and client name

The idea is that small contractors who cannot afford a QS can still submit a professional-looking priced BOQ when bidding instead of a handwritten quote or rough Excel.

What I want feedback on:

Is anything missing from the bill sections that Nigerian contractors typically include?
Does the printed document look professional enough to actually submit to a client?
Any items/trades we should add?

Be as brutal as you want — I want to make this genuinely useful before promoting it.

Beside that, it brings in lots of freelance projects.
