You think they take those loans only to allow it sit in the bank and then be paying interest. People who understand the power of Time value of money (200k in my hand today is worth more than waiting to gather 250k in 12months time) and effective management of loan funds under normal circumstances will not go bankrupt. You took the loan for a profitable venture in the first place not for it to sit in the bank and then be paying back the loan + interest.

OP is saying, instead of using 70m to build a house to qualify for 70m loan, why not use the 70m to invest until the point where you can build a house with your spare cash.

Not EVERY business relys on investors to run. Main reason why a lot of Businesses invite investors is to transfer the risk to them.

I used to have this mindset painted above until I had the opportunity to discuss with people that own such properties.
One of the best collaterals you can have as a business man is a landed property with a CofO.
With that 2 or 3 storey building worth 150Million you can have access to loan of up to N500 million.
The owners of those properties don't care about the Return on Investment (ROI) on the property, they see it as opportunity to access loans. That's why if you go to places like Onitsha and Aba you will see so many high rise residential buildings. Most of them have been mortgaged for loans.

Nah. Why should you own a property because you want to borrow. Instead, invest properly.

There are leakages for those workers especially contract staff that are flown in on helicopters and move to offshore locations or move from one state to another . If you are on a salary for one employer and work in 4 different states regularly it is complex
Some are attributed to Lagos and many do not pay any tax to any state at all. They actually pay tax in their home country if they are not Nigerian .
Do not make sweeping statements about things you are clueless about.
Take an FPSO 100 miles off the coast e.g. it is not in any state.
If any PAYE is paid there it will accrue to the state designated by the workers
If they are Nigerian they have a choice to state where they live if they are foreign it may be Lagos but most claimm non domiciled status

Even if you don't live full time in Delta State, as long as you work there, or should I say, assigned there, you pay income tax to Delta State.

All offshore workers assigned to Escravos for example, pay tax to Delta State. As long as your payslip carries your work location, you tax will be sent there.

There are cases where people are relocated but still pay tax to previous state due to delay in records update.

That is not true. The oil companies does their PAYE Tax from Lagos where their office is. The actual exploration and production activities takes place in the Niger Delta. Lagos takes all the PAYE tax of the IOC

Not true. PITA took care of that by ensuring all PAYE tax does not go to the domicilled offices.

For example, "Lagosians" who work offshore in Delta State pay their tax to the Delta State government.
