Mr greenhorn brother, making it big in real estate needs a lot of networking, you can also join a real estate whatsapp group. Advertising online is also a good way to get leads. Don't give up, sometimes some prospective clients will frustrate you. Don't let that get you down, people will talk to you anyhow, some agents will mess you up by advertising a property they don't know nothing about, and when you get a client for the property, it turns out that the agent hasn't even visited the property himself. Just keep pushing. I wish you the best.

How many companies selling land here on Nairaland with 'Excision under processing' have gotten theirs?

How many estates have valid legal documentation for parcels of land that they sell?

I'm a property lawyer and I have conducted due diligence im behalf of clients with regards to several estates being advertised here on Nairaland. Many of them don't have valid documents, some use C of Os to scam people, some aren't processing any Excision that they claim to process.

There's a particular estate being sold here on Nairaland where the company is fraudulently using a C of O not related to the land. Buyers aren't aware of this because they didn't get their own Surveyors to the site before paying. They're pouring millions of naira for an estate with phantom documents.

Unfortunately, the greatest scams by real estate companies are in the Ibeju-Lekki axis. They have packaging but they're hardcore fraudsters.

As for the Omoniles, some may land-grabbing, property reselling scammers who have defrauded many Nigerians, but there are ways of handling them. In fact, as a lawyer, I can't buy a single grain of sand from most of these real estate companies as I'll rather buy from the omoniles.

Very soon, I'll have to open some threads here on Nairaland to expose the scams being perpetrated by these Omoniles and real estate companies selling land in Nigeria.

Atlantic View Estate Lekki is located along alpha beach road, which is just before chevron round about, when coming from VI. It is towards the end of alpha beach road and directly facing / overlooks the Atlantic Ocean. It covers a total area of about 15 hectares which is currently about 70% developed. ‎
Atlantic view estate Lekki is not a serviced estate (it wasn’t built or is being managed by an estate developer), but rather a gated neighborhood where the residents came together to provide infrastructure & facilities of mutual benefit (entrance gate, security, waste management etc.) and also contribute towards its maintenance. The estate has good infrastructure, particularly well paved roads, good drainage system, street lights and electricity. The ex Lagos state governor (Fashola) took a keen interest in developing quality infrastructure in the estate. Its electricity infrastructure is particularly very good and the Lagos state government maintains dedicated generators that powers the street lights. Notwithstanding, the estate is known to have experienced flooding when there were ocean surges of the Atlantic. One of the most recent cases being in 2014. However the government has since began the construction of wave breakers (Great wall of Lagos) to prevent a possible re-occurrence, which now seems unlikely.
Non residents are not allowed entry into the estate and are required to call their host before being allowed entry. The estate has a resident association in charge of its management, resident pays service charge fees of 6,000 monthly for security, environmental services and for the presence of armed police men. Property developers or land owners pay a development fee before being granted permission to build.
Houses in the estate are varied, manly duplexes (70%) and block of flats. There are also lots of undeveloped lands scattered around the estate.

Most residents of the estate comprises of upper class Nigerians who have bought houses in the estate, or middle class who had bought lands years back and built their own houses. Also there are some other very good residential estates within the same vicinity as the estate(walking distance).
