All of us were here when people were making comments and campaigning that building to rent is a waste of money and time. People advocated for saving money in their bank accounts and mutual funds and High yield accounts.

well.. economics faces us all. limited investment in housing will push prices up, high cost of building materials will increase prices.

So 4 years have passed since I made this post. And I kept wondering what could have happened if i had taken either of the recommendations made to me at the time.

Is this a fair price? For some context, bricklayers charge 10k and labourers charge 5k to lay 100units of blocks. How can I negotiate this total cost of 1m with my builder?

As of this month, I am on a project that is almost similar with yours and here is a close rough estimate
setting out (inclusive of supervision fees) = 200k
digging @ 6000 per partition x home many you have
column base at 4000 x how any you have
blinding of columns give or take 60k
labour for concrete mixers per bag is 2k time how many bags of cement you have estimated for the foundation

laying of blocks @ 150 per block, they pay their servers
filling 200k with abeg
german floor you will need two masons for about 2 days give or take 50k, including the price per bag for the cement concrete mixers.
add cost of carpenters and iron benders too.

From this you can you know whether 1M is a fair price or not,

But I think that the person that gave you this offer is making a gain of about 20% i.e 200k, which I do not find bad. The headache with controlling all the factors of each stage and the labourers toubles too is a lot and that 200k is a fair compensation.

I am not a quantity surveyor, but I know that people can only give you an estimate if they see the dimensions of the house (the plan). No one knows whether you are talking out a 200 m2 selfcon or a 5 m2 self con. You have to provide as much details as you can for people to even try to guess how much it can cost you

Yes, I used to use that mode of transportation when I was still in Nigeria. 9th mile or opi Nsukka to Abuja, gwagwalada to the east etc. I knew all the spots for hitching long distance travels. I have used it for Lagos to Enugu, Enugu to as far as Sokoto etc. It's fun but it's also risky.

You have to know that I was relatively in my early twenties when I was doing this. Now that I am married and some relative level of comfort, no I won't do it except I go to the informal parks and I know that everyone entering the vehicle are all passengers. Nigeria is dangerous at the moment and extra cautiousness is necessary

My dear builders, Please tell me what you think of this plan especially in the terms of the structural plans. do you think the pillars are well spaced? Y16 (4 rods per column) is projected to be used for the ground floor. is there need for a double pillar anywhere?

Also you can comment on other observations that you think can be made. I will appreciate your comments.

Yes you are very right, I have updated the original post. but for your information, the gate is 13 Meters, 2mm thickness for the frames. Though I don't know thickness of the plates

I just purchased this gate from a young man in Ebonyi at 400k.
