people pls shine ur eyes well well,pls be careful with shock value quotes,it is a new tactics in niger,pls mark my word n remember this day n what i am going to say, u will end up spending more money if u listen to all this shenanigans that u can build a 3 bedroom bungalow with 3mil to 4mil,trust me ppl will give u a ridiculous quotes n u will think u are saving money,half way alot of them will run away or will come up with some other crap to extort more money from u or even d workers will run away n u will end up hiring new workers hence more money will have to come out of your pocket to pay d new workers,i have nothing to gain here beside valuable knowledge from fellow individuals like myself,i have nothing to sell nor do i intend to solicit any favor from no one out here besides advice which triumphs any monetary gain, i have been thru it all n u will all experience it yourself,u can avoid it,it is growing pain, along d way u will end up hiring new workers because some will run away,ur materials will be stolen,some items will be inflated for u,d most important thing is for it not too be too excessive, but pls people shine ur eyes,don't go for d shock value, i don't know everything,i don't claim that i do,i've built atleast two houses of my own n i grew up following my dad to sites since i was a little kid,so i will think i am ok in every aspect of construction though i still have alot to learn,things are forever changing,prices of material are increasing,even if u want to save money n use slate u will find out d difference btw slates n regular 45 gauge long span aluminum is about #150,000,i know because when i did my 4 flat,i had that option n lets not kid each other people,if u can build a house to roofing level, i tip my hat to u,#150,000 extra for better alternative will not be a problem for most, it is a blessing 4 everyone that is able to buy a land n to commence work on it,others r less fortunate whichis why one shud forever be always grateful n happy for others inrespective of ur own situation,negativity begats peril,positive thinking lures fortune, so i will advice everyone to pls monitor there own sites themselves,buy ur own materials,price it very well,don't let ppl sell u a low grade item at d price of a 1st grade stuff,that happens alot over there, 4get d shock value quotes because location matters n d soil composition is different from different areas,taste is different as well but still certain amount is ridiculous n once u embark on it,na story u go dey here if "dey no abscond from ur site totally ",na then u go realize say d load wey u carry for head pass u because d thing won break neck now |
na only in niger u go see poor man wey dey tell rich people how to spend his money,anybody is entitled to spend his money whichever way they deem fit, @ am alone is detailing what he has used so far in building his house n what he intends to use, every bigmouth seems to always pick on him,i will like to think d benefit of this thread is to gain knowledge from one another, 4get about constructive criticism,i see alot of stuff i don't agree out here but i have learned to filter some stuff out n at d same time hold some few ideas that i know will be beneficial to me, @ spyder 880,their is no way u gonna build a swimming pool for 750k,u need atleast 2.5million which i think it is even near impossible but yet again location matters,a friend of mine just built one about a year ago in lekki 1,it cost him about 4million,i will like to think that's lekki price because of d location n d fact that it is waterlogged n it will require alot more technical expertise n ofcourse consume more materials nonetherless,750k is impossible unless it is a water reservoir, at brabbus,that house looks exactly like some house right before the chevron round about in lekki,i love d color of that house,also in regards to d door situation,@am alone is right because alot of ready made doors requires u to atleast have installed some form of wooden frame on d door walls,ur carpenter will do this n u will require some few woods,this is where u will later attach d ready made door too,u r also right too because he can delay buying d door till later since he has already done d wooden frame which needs to be done b4 they plaster d house but d truth of d matter is,he is d owner of d house n only he knows d pace at which he is comfortable in moving forward, i know i like to buy all my materials too in advance knowing that i have set a target of where i need to stop so man can recoup n go hussle for more money in other to continue again |
@ am alone,ride on bro, i really believe china has really messed up our mentality in that country,nigerians r known all over d world for having expensive taste,look at our boys in europe n yankee,those boys r stunning.A perfect example is to go to all those slums in lagos island,ebutte metta n co,check all d old houses out,u will notice that they used best of d best materials in building those houses, this r area that were considered as modest at best yet they used best of d best materials, it is no coincidence that alot of this houses r still standing on ground kampe after over 50 years, but now we all seem to be trying 2 cut corners at every giving chance,even now we have chinese generator that breaks down almost every friday when u get ur paycheck lol, even we have # 3000 wc and #16,000wc,no wonder there is alot of incident of people getting their balls sliced when d damn fake wc breaks while they taking a dump thereby castrating d innocent fella relieving himself, my people wahala dey oooh |

@ prince i can understand ur arquement about u using about 25 bags of cement for d german floor of ur house,i used about 40 bags for my four flats which was excessively big for a normal flat however d method i used then was that,i did d german floor after d house has reached linted level n i was about 2 do d decking later on,u know baboo wood is not gonna stand firm on red filling while carrying that amount of load without sinking into d soil thereby messing up d shape of d decking,so i had to do d german floor b4 d decking, but @ am alone that used about 80 bags is right on because i used about that amount or even more @ my other site on d island,this involve doing the german floor right after the foundation n filling d whole thing,this is better because u get to do d whole area of d house,it also consume more materials, as per someone saying while spend more on ur house when there is an easier alternative,honestly,i really believe that in d long run u will always get what u paid for,a good solid house will stand d text of time,4get about d exterior beauty,the most important factor in a house is the structural aspect,a good house with a solid core n foundation will last a lifetime,exterior beauty can always be enhanced but u cannever modify d foundation again once u r passed that stage, d location of your site matters as well,@ am alone mentioned that 9' blocks is still going for #145 per block around his way, even when cement was #1700 per bag just this past december,the cheapest i bought a 9' block on d island was #160 per block,location matters,quality of materials matters as well, if u r going to roof a 4 flat,i know u will spend over 1 million naira,that i am very sure of,except if u want to use slates,or zinc n not aluminum atleast,u are looking at about #360,000 for woods of 283,2*2 for logging,2*4,2*12 for faceboard,termites treatment chemicals,nails,mostly 3',4' n 2' for logging,carpenter will charge u as much as 60k to 90k depending on d location,u will buy about 3 dozen ajagba,omonile will charge u from about 25k to 100k depending on d location n ur negotiating skills,aluminum is about #1350 to #1500 for 5.5 gauge step stile aluminum n the total square meter for the average 4 flats is about 480 square meter to 550 square meter,obviously u can go with d regular long span which is cheaper n about #1100 to #1300 but that all depends on ur choice,so bro with a four flat house,mark my word,u will spend over 1mil,except if u use slates or zinc,even with that,it will be tough, by d way @ am alone,ogburu wuru wood is just as good as any wood out there,it might even been one of d top three hard wood out there,itara use 2 be one of d wood for roofing,even agbora but alot of this earlier wood are not being left to mature fully like b4 because of demands hence they r harvested young n r not as strong like they shud be,also because of their popularity ppl have started selling other imitation wood as them but ogburu buru or wuruwuru has a dinstinct look, either way they have a way of mixing wood because in most cases d guy selling d wood will not have all d wood at once so they always end up collecting from their peers n in some cases if u don't have a good n trustworthy carpenter they will mix it with some other woods but d carpenter will not tell u because d seller would have settled him, alot of this ppl r dubious bastard,i am telling u, ppl out here always seem to be worried about relatives n engineer stealing their money,ofcourse we all have dubious fellow in our family,it is d law of balancing act in life but d people u really have to watch out for r d workers, they r so desperate for money that in some cases they r usually d one that will notify d omonile about ongoing work on site, alot of drama ppl |
@ brabus lets be real,their is no way u can finish a house up wit 7million cash like @ am alone,r u listening to him ? so far he has spent over 7million naira n he has yet to plaster it,finish d setting of d fence n plaster that as well,do d electrical work n fittings,pop design or whatever he chooses to use for the ceiling,the doors as well,kitchen cabinet,tiling of the floors,bathroom fittings n tub,borehole n tank,plumber's money,all the walldropes,carpenter's fees,pop design work for all the columns,interlocking stone or straight up concrete flooring depending on his choice but i am sure he will go for interlocking stone,sokerway pillar n reinefforcement so any car can drive over it without caving,burglary proof n etc, bro @ am alone is still atleast 4million away from finishing d house,finishing is even more expensive than what he has experienced so far, so 7million 2 finish @ am alone kind of house is fools gold, i've been there,so i know,it is even cheaper when i did one last year,cements was going for #1700 per bag of cements,it is as high as #2500 per bag now,it might not sound alot for all d big boys but if u are buying 300 bags of cement,u r looking @ about # 240,000 difference which could've been put 2wards other stuff |

always make sure u have more than enough sand,it is better to be more than enough than to run out while u r doing d decking,it will end up costing u more,if u have sand in excess,it is good,u will need it for d setting of d upstairs block, be careful of d people that will do d decking for u as well, they charge about 75k to 90k max,they will supply u wit all d equipments n laborer,make sure u go with a highly recommended person, never give him all his money upfront,give him about 50% n d rest when d job gets done, always make sure they start early or they will use delaying tactics for u to extort more money from u,they will tell u at 7pm or earlier that they are all closing whether d job is finished or not,they usually do this so u can pay them more money,d guy that got d contract is usually in on this as well but he will pretend like he didn't know anything n that he is on your side,always remind him that he will get his balance only when they finish d job, u will need about 200 bags of cements,i used about 16 single 5 ton sharp sand from gaun village for mine,their sand is just as good as the abeokuta one,even sharper but d problem wit that one is that it was seasonal,i was lucky mine was really sharp wit no mud n it was after d raining season,so they had alot of good sand,it is a catch or miss but u can go wit d abeokuta one depending on ur site,in lekki,i always use d berger dredge sand on d lekki epe expressway just after d okoya estate,i usually pay #45,000 for a 20ton truck,d gaun one by kara right after berger was going for about#13,000 for a 5ton truck, so ur choice depending on ur location, as per d granite,u r looking at #140,000 for a 30 ton truck to ajah but around #130,000 to #135,000 to other areas,u can get it at kara area yourself,just after berger where they sell cow on d lagos ibadan expressway,never buy from d parked truck because they usually would've taken some out,always buy from d drivers just pulling in or just coming from d quarry,in most cases they haven't had d chance to take some out, pls come to grip wit d fact that no one will sell u a full 30ton truck,possible but very rare,in most cases it is usually 25 to 27 tons,d one u shud watch out for are the ones that will sell u d 20tons granite as 30 tons |
u will also need two 30 ton granite,out of which a little over 15tons must to remain which u can use 4 ur linted,always try 2 rent wood,buying is a waste of money if u can help it because as soon as u r done,d capenter will keep telling u he is still waiting 4 a buyer until u ask him no more, extra money 4 him, make sure u buy about 5 bottles of chelsea, negotiate wit d omo onile,pay them just 40% of what they r asking for n let them know u will give them d balance on that day u will be doing d decking,this is because they will send another faction to come bother u knowing u can't do ur decking twice,pls don't fight wit d other faction,just let them know u will settle them too n that u have already settled some of their brothers,bring out one bottle of chelsea n tell them to chill wit u while u make arrangement, call d guy u had settled initially wit 40% deposit,he will probably not pick d phone up because he is probably in on it,send him a text that their are other people on site n if he doesn't come on time u will give d balance 2 d other faction, use their greed against them but never fight them, also never buy beer for them,it will end up costing u more,this people r used to paraga n each one can finish one crate of beer,so imagine 10 of them,but with chelsea or seaman schnapp,it will go along way n kill time, always make sure to ask your neighbors on who to settle among d omo onile,ask a couple of them, by d way if d guy u gave 40% of d money to shows up at d site,make sure u give him d balance of d money in front of d other faction n let them sort themselves out,u can also go n see d baale in d area,that's another option. |
@ bsanjay,i did my 4 flats decking about a year n a half ago,make sure u go by d iron by yourself n never take d welder with u,u will need 3 tons of 12mm rod,about 60 pieces of 16mm rod,about 70 pieces of 8mm rod which will be used as rings,u can also use 10mm rod but i will advice against it because in most cases they will sell u d 8mm as 10mm,make sure u are there when they deliver ur rod,it shud be about 94 or 95 pieces for 12mm rod,about 65-70 pieces for 16mm rod,never buy that in tons,buy it in pieces,that way if it is not enough u will not need more than 10,shine ur eye when they deliver,d welder always try 2 get d iron seller not to deliver everything fully so they can split d difference,when i did mine,i bought 3tons of 12mm,1 ton of 16mm,1/4 ton of 8mm for the rings n 4 binding wires,i monitored everything,when it was all said n done,i had about 74 pieces of 12mm iron left n two pieces of 16mm iron left,i was able to use this iron on my other site in apha beach,i used it for my raft foundation,thou i bought some more |
my people with their bad belle n pull him down syndrome,i don't care if a roof was made in india,china or on d moon,as long as it makes d owner happy,that's what matters,who needs a fact finding mission,i have noticed this sick habits from our people,i have been following alot of threads on this website for about 2 years now without joining until about a week ago,i have noticed how people like lawyer have been crucified on nairaland on their topics on lands at okun ajah or how to get your building approval or governor's consent, honestly alot of this information were volunteered for free,they don't have to do it,d icing on the cake is d mere fact that i will like to think everyone here is an adult n quite capable of making their own decision, however,i find it quite hateful and disgusting when people make baseless accusations n try to tear others down, lets all grow up,be happy for others,maybe d good lord just might smile your way too,evil begats evil,positivity begats fortune, be happy for others ppl,am not talking to anyone in particular but i have noticed this pattern out here on different threads on naira land, it is called pull him down syndrome |

beautiful bro,i see d design at d bottom of ur own,did u send me d plan yet in my inbox ?i want to call d engineer now,by d way i love d first house color n how they used some stones to beautify d window area n d fence area,something i am interested in copying but i am not gonna make my whole compound all interlocking stones,i am only gonna pave d drive way,walk way n d carport areas with interlocking stones,i intend 2 use lawn grass for d rest and also make d compound really green by planting alot of palm trees n alot of flowers,i really love wooded compound,it creates a shade in that frying lagos heat lol |
@ am alone,how r u bruv,u r quite a celebrity out here,good job,i will appreciate it if u can send me d plan as well @ "KENNYKASSIM@HOTMAIL.COM OR KEHINDEKASSIM@HOTMAIL.COM".After seeing your roof i am going to totally change the design of my roof,i have roofed it already,i had used a 55 gauge nut brown color aluminum,my total suare meter for the roof was about 460 but i know the guy probably added to it as well,i have come to realise that in that country people will still juke you one way or the other,it is just a matter of making sure it is not excessive,i spoke to my engineer and he said it is doable and that they will have to take the whole aluminum down neatly,then the whole top wood,the carpenter is going to charge me about 100k to do this,i know alot of people are probably wondering why i am spending extra money to do this,honestly i am not showing off,i am just trying to get by just like everyone out here,the main reason i am willing to spend the extra money to revamp the roof is the fact that i still have to spend about 120k to do the pvc right round the house for the outside ceiling that shoots out,i looked at it like,while spend an extra 120k to do the celing right round the house when i can do a gutter roof which eliminate the outside shootouts n hence no need for outside ceiling,i have extra granite on the ground to use,i already have the aluminum roof to put back on as soon as d roof is done all over again,so i am looking at about 400k max to spend in revamping the roof,so in essence i am only paying about280k more to really make d roof look like my dream house, i trully understand your argument that one can not place a value on what you can spend on your personal house.i used the step tiles and they really looked beautiful,but after seeing yours,i gotta hand it to u,it is really nice,i saw it before from afar on the island but alot of people told me that it was brick slates but i wasn't interested in brick but after reading your thread,i got to know that it is aluminum that was coated,it is a really good roof, more grease 2 ur elbow,d best is yet to come by God's grace, pls send me d plan in my inbox,as soon as i redo d roof,i will tag u a picture, be safe |
