@ acl,people listen to what @ acl just said.this people r taking us for a ride,we need to galnanize ourselfs n take this people to court.I don't need to speak to no mr ekong,he doesn't speak for all of us,for all i care he is a stooge for wisdom property management.What kind of crap do they meanthat "it is in d hands of the committee" .Who is d committee ? they don't speak for us all,i didn't buy the land from the committee nor where they there when i paid them the money,why should they have a say as to when i should be allocated my plots.This smells fishy,pls guys get as much infos n contacts details from fellow subscribers,i have some few contacts in ogun state.But i can't do this by myself,we all have to do it together.If we can pay that much for that land then,we all can afford to chip in #20,000 per person towards a good lawyer,we probably will pay less because i am sure their r some few lawyers among us to take it on.pls i will reccomend if someone can atleast go to that site n give us an update on the current situation on ground at the site, no development whatsoever on ground except the anual clearing of the land during the dry season to give us a false sense of development . |
@ adeboy 777.we all can start if we can get some more people on this thread,we get all our info together,we can start from here,contribute a little amount of money and get a lawyer to force them to allocate our land.You will be supprise at how much this bastards paid for those lands when they bought it,i know the current baale of that town.Those bastards paid about #50,000 per plot for those lands,nothing is wrong with getting a good deal but they sold it to us at about @ #280,000 per plot,so they made alot of money then,so i am really appalled at their insatiable urge for more money.they are taking a piss just because the land has appreciated a little,they want to take us to the bank.Trust me people there is power in number and if we can all contribute about #20,000 to #50,000,we can get a good lawyer and take their ass to court.The land is genuine enough,they are just trying to extort money from us,enough is enough,we can get our own construction company to map out the estate for us,if we all contribute about as little as #300,000 per person,we will have a modern estate.I can guarantee u guys that if we let them handle it by paying the bogus 1.2 mil,the look of the estate will not be different from that of jakande estate,when everything gets bad again,they will force us to have to contribute again.We should have our own committee,our own bank accounts,nominate a treasurer among us,agreed to a contractor that gives us a competitive price.That was we have a fund for the estate from which we can draw from to make any necessary renovation in the future,wisdom property can be part of the administration but in no way should they handle the funds,this should be transparent,every landlord should know how much we have in our account and how much has been spent so far on the neccessary infrastructures.What wisdom property is telling people is that we have agreed to 1.32 mil, are u kidding me ? how much did we pay for the land and how much is the surrounding land going for ? they are crooks,pls people disregard all my statements and go do your own research,all the surrounding estates in that axis are charging less than #500,000 for developmental levies,infact the range is between #80,000 -#480,000 with golden heritage being around #400,000 plus, but pls go to their estate and see what is on ground,they have a perimeter fence,a gatehouse,drainage etc,they started right after wisdom property or around the same time because my friend lives there now,but the place is a huge contrast to wisdom property.The sahara desert has more development than the wisdom property estate.Pls lets galvanize enough people together,compile the emails and contact infos,get a good capable lawyer,i am sure their must be a few lawyer among us.Pls mind u people,i am quite ok in my own right and i seek no monetary compensation whatsoever,i am just an aggrieved subscriber just like everyone else.So in hindsight,everyone's opinion is welcome but pls i don't want those that have been compromised by wisdom property,i know how we work in niger,throw them a little carrot by telling some that we will waive d developmental fees for u if u keep quiet.Those r usually the ones that will be relentless in assasinating my character,i know how the system works and i am quite allergic to horse crap, people pls check out the surrounding environment,developmental levies didn't stop the management from allocating the lands,infact construction has started on alot of the estate around there while people were given the option of paying installmentally.My good friend who works at alausa lives in d estate and she is still paying for the developmental fees as of november last year when i last saw her, so this is horse crap,enough is enough,no more stupid meetings in the middle of nowhere masquerading as an estate, |

this wisdom property people are thieves,after paying for the land almost 4 years ago,they keep on adding additional fees,extra money for survey,extra money for c of o expenses,they even reduced the land from 60 by 120 to 50 by 100, After a few people make a little noise,they will call a useless meeting at the site and claim that we have all reached an agreement,what useless agreement ? Now they want to charge each individual plot owner an extra 1.2 million per per plot for developmental fees,they claimed that figure was agreed to at the last meeting attended by some.I wonder when a select few actually represent everybody.This is utter madness,surrounding estate are charging between #100,000 - #400,000,even with that figure,they have allocated each subscriber their own plot of land after completing their payment,infact alot of the estate within that axis have allocated lands to their subscribers and work has started on alot of the sites in that area.Wisdom property is still as bare as it was 4 years ago,they usually take people there during the dry season for useless meetings,they have done nothing whatsoever on the site except to clear the bush during the dry season and organise some useless meetings with the subscribers so they can come up with excuses and extort more money, My people are usually smarter than this but i wonder why people didn't see thru this corn artist masquerading as a barrister.Pls people,i am not hear to bash anyone,infact i believe only a stupid person will not as much try to verify my claims,pls do your own research,you will find out that alot of estate that came up after wisdom property have some form of development going on there,alot of them have done some form of fencing and have allocated lands to their subscribers,wisdom property likes to claim that they spent alot of money doing paper work and c of o,we all know that the price of c of o is much ore cheaper in ogun state than it is in lagos,it is even cheaper if you are doing it for such a vast amount of acres.Pls go around the surrounding estate and ask them how much they are charging for developmental fees,the most being charged out there is about #450,000 as of last year,golden heritage(i think that is d name,not too sure) is charging about #400,000 per plot as of last year,i know this for a fact because a childhood friend of mine lives there with her husband,she told me this last year november,they were allocated their land and they r currently living there while paying their developmental fee installmentally.wisdom property is refusing to allocate the land until u pay the 1.2 mil developmental fee which alot of people ain't paying,atleast the smart one shouldn't pay it,they should allocate the land immediately because all this added on fees were not included in the initial contract hence breach of contract.Why pay a ridiculous amount of money for developmental fee when a plot of land is going for around that amount in that area.People pls vist there,even if u start now,you will be the only one there,pls try to visit the place during the raining season and u will be appalled at d lack of development there.Pls ignore the staged meeting during the dry season,they usually clear d place during that time and u will see alot of construction equipments on site,this fools alot of ppl into thinking that there is alot of work going on,well go back the following year and the same equipment will still be there going up and down,fooling ppl that they r doing alot of work, i have some pictures from the last meeting,a total waste of my time, alot of the subscribers need to sign some form of online petition,get our name together with contact details,sue this bastards,no more money until we r allocated our lands,from this petition we can all contribute money towards the mapping out of the estate,i bet you it will be alot cheaper and comparable to what the surrounding estates subscribers are paying,if everyone pays their fair share,we probably will be looking at about #300,000 per subscribers.Having wisdom property handle that is another delaying tactics on their part and another avenue for them to extort money from us,they have yet to show anything for all we have paid so far,i see no reason why i would place my fate in those roques,i have a site on the island in an estate,it is worth more than the wisdom property site,i have started construction on my site and almost done with the whole thing,so far i have only paid #200,000 out of the #480,000 they charged me for developmental fees,this estate already has a perimeter fence,gatehouse,road network,graded but not tiled yet,they started digging the gutters already,all this for #480,000 in a water logged area n i have yet to complete my payment,wsdom property land in gaun has some few areas that is water logged but majority of the place r dry land.This people are thieves,they have another estate in ogombo in lekki ajah,it is at the back of abraham adesanya estate, get on that road like u going to okun ajah/lekki phase 2,ask anyone that u are going to ogombo town,you will see two different estate on your left,the first one isn't developed,it is understandable because that's still under litigation,it is the first estate before the junction where you will make a right to go to okun ajah,don't take that right,just keep going down and u will see wisdom properties estae on your left with their sign board,it is swampy and it looks like a lake,they charhed people about 2mil to about 5 million when they started selling that place,the only development at of december 2010 is their sign board which is very obvious.Pls do your own research as i am sure different people will come and try to assasinate my character,well do your own research and everything will unravel right b4 your eyes. |

@ jerry ben,all tv r about 50watts max,the one u should be really gungho about is the air conditioner which uses about 1500 watts n to 2000 watts,u can tag d refrigerator's wattage around that ball park as well,microwave too is about a 1000watts too, pumping machine to pump water too uses alot of wattage,around d 1500 wattage territory, the good thing is that u will not be using all this at d same time,so that way u can learn how 2 improvise n manage ur energy bank, @ am alone,i love good things too bro,i am gonna go with d inverter,i will try 2 buzz my aunt n get d guys # for u.if i were u though,i will suggest u hold up on using him yet so my aunt can test his work for durability n efficiency, @ spyder 880,beautiful houses n pop pics,nice one bro |
@ am alone,got it,nice one,am still trying to see how i can save a little bit of costs because they will have to take d roof down to do d gutter roof,i am also hoping they don't damage d aluminum, anyway anyhow i am still going to press ahead with it, by d way r u going to do interlocking stone n landscape 4 d whole house ? i intend to plant alot of palm trees n alot of flowers which i want to plant now,so by d time i move in they would've matured, i really want d whole compound to be really wooded, i kind of like that, i also want to use interlocking stone too but i am not going to be excessive with mine,i am just going to use it to line d drive way n walk path, i don't want to do d niger style of doing d whole compound, i can understand alot of people's reasoning for doing that,alot of people don't want to be bother with cutting n maintaining d grass,trees and flower, but i think it is quite worth it for me, it is really good because u know plants excrete out oxygen why they take in d carbondioxide we breath out, so more oxygen n shade in my compound ooh, lol, abi wetin my go do, contribute my own quota 2 d environment now, i also want to know if u are going to incorporate inverter n solar energy in ur power generation, d inverter is pretty cheap now n u can do one for about #90,000,my aunt is currently doing one in her house right now for that amount,so i am current,the house is a duplex n that should be around d ballpark for anyone with a 4 bedroom shud spend, i think d inverter is quite great in that it can last u for 3days depending on ur usage rate before u will have 2 charge it again,either by nepa light or generator, i am not too sold on d solar technology in niger yet,alot of d panels r from china n i really doubt their reliability,i know of a friend in d north who gets alot of her panel in europe n north america,however she is a little more expensive but her stuff is top notch, it is hard for her to compete with d less expensive competitors who uses d much cheaper chinese panel, |

@ am alone,i think borehole is so much better than well even in ikorodu,d soil topography out there is similar to that in ikeja,the thing with borehole is that if u don't get the right people u might get juked.I dug my borehole twice in the ikeja area as well too,the second time was a charm.The first one,i got taken to d cleaners,the guy didn't hit the right dept n everytime we try to pump,it will pump water for a minute then seize,we found out that it seizes when it ran out of water and after a while when the water had accumulated a little,it will pump some more water.After digging the second borehole we had no problem,d guy hit d right table and went beyond.Always make sure the last dept soil u hit soil looks like wite sand or fine gravel.Also make sure u let them pump out water with a pumping machine for about an hour to see if it will seize.pls don't let them use their own pumping machine,use urs, get the mantra brand pumping machine,btw 1horse power n 1.5 horse power.Don't get the 2 horse power because of the niger electricity,it is often not full current and a 2 horse power pumping machine will struggle to pump water.Also the location of the area plays a vital role as well.For example in the lekki axis where i have a site,i was advice to dig a well as oppose to a borehole because of the sandy soil over there.Boreholes always fail over there n it is adviseable to go with the well though the water table is quite close to the surface.You can expect to use about 5 rings out there by the time u hit water,i always advice one to go beyond that to get more better water.People complain about the water in that area,i used 4 rings and my water is quite good,not salty,fresh and colorless.all in all,no one actually drink well water in niger not unless u want typhoid fever 2 come knocking on ur door.Pure water is so cheap that we all can agree that everyone can afford it.So well or borehole,the water will be mostly used for bathing,washing,cleaning and other domestic household shores, pls well u choose to do a borehole,always go with recommendation,that 's,someone that u know has a good borehole,have him or her give u d details of the guy that did his own, pls do not fall 4 d smooth talkers looking for a quick fix, i have been there n done that,which is why i am very aware of alot of stuff.I still have alot to learn though but thank God for a thread like this,i have gained some few things out here as well.I really agree with some of @ am alone's expenses because i just did some couple of project around december when d price of burham n dangote was about $1700,some of his expenses was very comparable to what i spent, Spyder 880 has alot of good hardcore tricks of the trade as well and i can understand him saving alot of money on stuff i probably would've paid more for.A perfect example is him molding his own block,he will not only save money but also have a stronger block because he can control d ratio of cements to block molded.My blocks were pretty strong but i noticed that alot of blocks molded with stone base n really sharped abeokuta sharp sand always come out strong anyway.i believe if i had molded it myself,my blocks would've come out stronger n less cheaper, but time was of d essence for me n everyday counts,i was under a tight time constrain n i have fit so much within a limited amount of time, another area i can improve on is d wood area,i can only identify d summi wood used for decking n linted form, but roofing wood is quite complicated,i know u need hardwood but some of those woods look alike and they can sell u a cheap wood for the price of d more expensive and better wood.In most cases the carpenter is usually in on it which is why i said in my earlier post that "no way no how,u will get cheated,you just have to limit it to make sure it is not too excessive".i will always recommend for everyone to supervise their own project,trust me u will save more money,headache n stress in d long run, this applies to alot of folks in diaspora,trust me d money u think u will be saving from not having to fly to lagos and loss wages from taking a leave of absence from work will be nothing compared to d amount of money they will clean from u, it is even risky,i have heard about people that sent money home for their sibblings to help them build a house,only to come home n find out their is nothing as much as a donut on the said site,in most cases they end up getting killed by hire killers sent by sibbling to silent d victim 4rever, i know it is a forklore but one happened in d state about 2years ago,a guywas planning to move home 2 open a business in lagos,he had sent alot of money home 4 his family to help him build d complex,well he came 2 niger n he got shot in d car,they didn't take anything from him,they just killed him in cold blood,some have speculated that he was killed in nigeria by rival business ppl,they felt that him bringing his business to niger was going to hurt their own business,his wife blamed d family,this i know because that was what she told people at their church,she claimed they took over the husband properties in nigeria.She was lucky in that the husband has a very thriving business out here in the state,so they are well off n better equip to bounce back, my point is whether d husband was killed by rivals or family members,u will never know but situations like this should make one pause, this is not a forklore,i know the ppl personally n i have omitted some few details so as not to give them away,afterall this is d web n being @ am alone,the 10 to 15 bags is for blinding,this is the concrete u mix with cement and sand to lay out d foundation after digging it.I think 15 bags sounds about right since it is not a water logged area.@ brabus,digging the soakaway worked for me plus i did not have it close to d building which is a no no, if u have it right in front of d house ( i will recommend that because u r going to reinforce it with 16mm beams to be able to drive over it) n d soil formation is laterite like i expect it to be,i see no way were it shud collapse, rain or not,i dug mine over 3 years atleast b4 i finished it up.i infact finished it up when d plumber started his work.i will advice d guy never to dig a soakaway in d back,unless he has no intention of building a small bq in d back.It is always preferable to have ur soakaway in d front or by d side if u r able |
@ busayowale brabus gave u a good breakdown,one of d tricks of d trade is to dig ur soakaway immediately,that way d laterites they take out from there can be used to fill ur four flats in preparation for the german floor.mind u this will definitely not be enough but it will go a long way.A load of laterite is about #5000 - #6000.Budget atleast 6 -10 more.digging the two soakway should not be more than #25,000 - #35,000,one is for d water waste n it usually about 6ft deep,the big one is about 12ft deep.I will suggest u hire hausa ppl to do it over there if u have a choice.u can always count on them in most cases not to run away mid way because d job can be daunting.i can't not stress location n d area compositon enough.is d street tiled already ? if it is,it affects d level of ur dpc,if it isn't tiled,u will have to make ur dpc high for future consideration so when they enventually tile d street ur 1st floor will not end up looking like an underground dungeon.D higher d dpc,d more laterites u will use hence more money.Ibadan really have good soil formation n i will guess that about four coaches of 9' block should be ok.1000 blocks should do d job,u will still do blinding b4 u start laying the blocks,about 10-15 bags for that.As per d german floor,u have a choice of doing it immediately after d dpc or after the linted n just b4 d decking.i have done it both ways and i noticed that doing d german floor right after d dpc ramming n all was more expensive than doing it later.mine was predicated by circumstances,d site was a water logged area n it reguired that,i also feel it is a better option.My other site is a very good area n i did d german floor right b4 d decking,it costs me less money too.I will have to rescind my initial estimate of 500k,more like 800k.i definitely do know that d 1.2 mil u were quoted is way excessive. |
@busayowole,that's too excessive,i have been to ibadan n d land out there is very solid.some areas do have stones like d mountain stone, u will have to break them when doing the foundation.i will suggest about 500k will be more than enough.my bro,d best thing u can do is to come on ground n do it yourself,trust me d money u think u will be saving from plane ticket n d initial lost of income while u r home will be nothing compared to d amount u will lose from ppl taking u 2 d cleaners, shine ur eyes,everyone comes off as holier than thou in d formative stages,along d way u will see their true color but it might be too late then, shine ur eyes |

i dey laugh oooh,u can always tell those who r trying to sell stuff out here or try to position themselves as contractors from those who r just out here 2 learn n share info, people shine ur eyes oooh,u will end up crying.It always start out cheap but always end up more expensive.The best way to save money is to do it yourself,i have come to realize that an experienced bricklayer will go a long way than d highly touted engineer.Get your self a good architech to draw u a good plan,if u r really green,get a good bricklayer n hire a good engineer on a per day rate.the most important time he needs to be on site is when they start to dig d foundation till they finish d german floor,u can also have him there when they start to mark out d room arrangement according to how it is in d plan,u don't need him until roofing time,the rest is simple afterwards, d best way to save money is to always buy ur materials by yourself,never ever take ur workers wit u to d place where u r gonna buy d materials,u can take him later after u guys have agreed on d price, never settle with one quotation,always get as much as u can.when u get a quote for anything,always drive a hard bargain by slashing off 75% off d quotation,start negotiating from 75% off,that way u might be able to only pay 50% for the item or labor fee.alot of this ppl r quite shrewd themselves n they always inflate the price of stuff by as much as 100% knowing u guys will still have to negotiate on d price.Drive a hard bargain n be ruthless with negotiation,it is a dog eat dog world out there peeps, goodluck,am off to bed |

spyder 880,ur own too much self,which one be misplaced priority,he has explained himself, i actually happens to know what he is doing,with modern houses now,it is imperative to do d plumbing work b4 u plaster d house, The main reason is d fact that people now prefer to have d pipes fitted inside d house(block),in a way that it is inside d block work n not outside as it is quite common,this is done just like u do conduit wiring.I figured out that he probably wants to plaster d whole house 2gether with d security guards house as well,why do that later when he can make good use of d bricklayer on site to knock everything out once and 4 all, moreover d security house is more important because he will need someone to watch over his house once he has fitted d windows,d light fittings and other expensive accessories that could get stolen if no one is on site to watch it, so he does have a point, Lets take sentiments out of this n not crucify a brother for just expressing himself |

also people,try to always use granite,i have noticed that gravrels always ends up being more expensive in d long run than granite.gravels is not as good as granite for one,4get all that crap about washed gravels,what those bastards usually do is to load up just any gravels n pour alot of water on top of it,when they get to site u will see d truck dripping with water like it just came out of d ocean, maga don pay be that because washed gravels is usually more expensive, they usually have too much sand in them, i will not use them for anything but for german floor if i am that pressed 4 it, with granite,u can control d size of gravels u want,be it 3/4,1/2 etc,it cosumes more sand but u will love d job,i believe one full 30 ton and a half will finish ur whole house for u,it will do d german floor,linted,sorker way,tank base,infact 30 tons will do n it will still remain,i was a little jaded because i used my own analogy based on my site that was waterlogged n i had to do about 4ft raft foundation,my german floor was about 9' thick to add more height to d dpc,so i used about 3 30ton granite but disregard mine because they stoled alot of my granite since i am always out of d country.all in all i still have a little over 20 tons left n my house is done,just finishing touches left, so in a good area,0ne 30 ton truck shud finish a whole 4 bedroom bungallow, |
