But Is there any other thing i should be looking out for like local govt papers, dos and don'ts?

Kindly assist me with any information that can enrich my plans.

Please house, is it wise to save in dollars now? I am thinking of converting my savings to dollars, but I am scared of naira gaining against the dollar...is there any possibility of this happening?

Since you said she fields in that area the requirements below would not be tedious for her. You can go through it.

There are certain mysteries behind land that u and I can't understand, hence the reason why u hear people pay for "ewu foundation" and many of such. Don't say where was the gods or goddes.

During my studentship we actually talked deeply about some mysteries surrounding lands and funny as it may seem, the mysteries that governs land in the Eastern region is quite different from the one that govern lands in Lagos or any where in Western Nigeria.
Traditionally speaking, don't joke with it. If u buy a land and the people request u give them cow or goat,do not argue with them, rather ask them if u can negotiate it. Reason is that, these people are selling u their inheritance and u should as well,do whatever they tell u to avoid problems that may come as result of stubbornness.
Based on my study of estate management,I can categorically tell u that it is real and still very real to this day. Ask questions when it seems vague to u.
In conclusion, these things are mystical things surrounding lands in Nigeria.

I can't believe you typed this despite your exposure.

Did you people study mysteries and tradition of lands in estate management?

What has goat or cow got to do with lands?

All those things used to serve as part of evidence of land purchase and handover in the olden days. They are now archaic since we now document these things.

It's akin to saying that marriage isn't valid if traditional rites, palm wine carrying or bride price aren't observed.

Very Apt.

My old tennants resisted increase in my rental apartments with the new tennants.

More than 5years now, I have not increased rental fees despite bearing the maintenance of the building. I have decided not to increase the rentals, let the rental incomes keep coming and be diversifying into equities like updc-reit etc. The tennants seem to be happy to have nice landlord grin

The troubles of real estate investment in the country have made me not to build any other rental apartments; having discovered the easy way of doing investments in equities and fixed income Investments without headaches.

Which fixed income and equities exactly do you use?

New houses at Mafoluku attract rent of 800k for 3 bedroom apartment, old houses attract rent of 500k.

Old tenants who have spent about 10 years are paying less than 350k and they are not reasonable to understand that the increase to 450k by their landlord is fair enough.

They formed tenant union and have not paid for 9 months, Baba sold his house in April for for N38 million.

It took the Yahoo boy who bought the house just 4 weeks to take possession of the property and has started converting the property to a hotel
How did he get possession in 4 weeks?

The bolded is not right at all. Na this kain entitlement attitude dey make landlords like Oga Emma and his lawyer to put that ‘over familiarity 5 year limit clause’ for their contracts.

Na the guy house and if you no like the rent increase, then move out of his house immediately!

Stop typing gibberish.

Things aren't done that way. That's why the law regulates some of these things. Otherwise even you may find it difficult to afford some things.

Estate agency fee is placed at 10% by most laws, if you leave it to market forces, some will take upto 50%

Data and calk prices are regulated by NCC otherwise the four telcos can connive and increase fees and you won't have an option but to pay.

You don't just say it's their data if you don't like it you stop browsing or stop making calls.

If you increase fees in school, some students go on protest, you don't say they should quit school if they can't pay.

There was strike and protest in 2012 when Jonathan increased fuel price, do you say park your vehicle or switch off gen if you can't pay.

Nawao.

Tenancy are renewed annually, if you have a backlog of unpaid rent and the the tenancy is not renewed, you are staying in another man's property illegally. If you have money, you can accelerate the possession of your property and even get the accumulated debts courtesy of BVN

Village superstition for those who want to believe. I'm selling my own "inheritance". We don't demand anything from the people we sell to, just pay your money to my older brother's account, take your receipt and deed of sale and go and do whatever you want with your land. Nothing dey happen and nothing ever will.

However, what one believes can come back to haunt one - the day a person who believes in such things decides to do likewise and their car coughs and stops on the road, they are likely to be overcome by panic in the belief that "village people" have caught up with them.

Rents are renewed annually.

Very easy to eject tenants who pay weekly or monthly.

Is 10% worth it per annum on fixed income?

Building for Rent is it worth it as The country is getting poorer.

Do you ever get worried about the Above or am just been paranoid?

I am diversified, currently 20% in fixed income, 15% in real estate and REITs, 60% in equities (spread across the banking, agriculture, manufacturing, food and beverages, insurance, cement production, conglomerate etc), 5% in small businesses.

The fixed income include, money market funds, fixed income funds and FG bond Investments. I don't do FG bonds that gives a yield of less than 13%

Lol, good point. We're not selling it all, we're keeping some.

As an aside, even though I haven't taken an interest in Biafra (not because I'm fond of the misgoverned and unsustainable mess that is Nigeria at this point, but because I dont think Biafra can be peacefully achieved and I don't think two armed conflicts within two generations is sustainable), maybe I should start to apply self-interest and consider how much I stand to gain if the Imo State capital suddenly becomes the second major city of a new country. grin
