You really know them. One needs to take time to search, compare prices and make a choice. Some rent would be moderate, you take a look at service charge and you see 3m (inclusive of diesel and PHCN). They give you with one hand and take it back with another.

Let’s not even talk about agents. They tell you once place and take you to another.

Not really some built multimillion naira houses in those cheaper areas and are landlords bt still go to work in the overhyped island.

That price is high for opic, hope it's a good area too cause when the dam is opened you might run and leave your house.

Consider Wawa,arepo,magboro too depending on where you work.
Pray you meet the owner directly too,and pray he is considerate and kind with all those charges.
All in all search well.

Isn't the dam one of the reasons why landlords do very high raft foundations in Opic which costs about 6-9 million naira nowadays? Just foundation! The landlords also need to get back the cost of the buildings in a reasonable time before even talking of ROI. Cost of building has doubled up. The government is fuckn all of us.

PS: The situation of the flooding which is caused by the dam doesn't happen annually. It happens when the people at the dam decide to be wicked and open all the gates of the dam at the same time, late into the rainy season, which then leads to the heavy flooding in Opic and other areas of Lagos and Ogun states.

From experience, many people in Lagos don't tell the exact truth when it comes to rent. Online listing sites are your best plug. Whatever price you see on these sites, take it as the absolute truth.

I'm not saying that your claims are false but many people paying extremely high fees as rent don't tell their families the truth to avoid billing or being seen as extravagant. That 300k maybe 500k if you probe further. If you tell some people that you pay 700k on rent, they will spend 3 hours lecturing you on why you should buy land in the village and start building.
well you are right,but they pay 300k yearly,if you wish I can give you the exact address and you confirm.
I have seen receipts of their fully since their staying at that apartment.

There are still some affordable accomodations in all locations.

Satellite town " " " 2 bedroom- 500 to 600
Ikeja- " " " 2 bedroom 600,500,and 700 dey
Ajah- " "" 2 bedroom 700 to 1m
Sangotedo Ajah axis- 500 to 700

Lekki phase 1- 700 to 1m and that's the highest so go get your f*uking information right

Those 2 highlighted are not true, I don't know of others. Or may be it depends on the current state of the house. The 1 bed I got for someone as at late 2019 in Sangotedo area was 650k for rent alone. The 2 beds I got for someone around Olokonla, before Sangotedo, 2 months ago was 1.6m for rent alone. Although, the house has mad finishing.

Maryland -Anthony is darn expensive right now.
Self contain ( room with bathroom & toilet) is 400k as at last month.
But inside onipetesi estate, Mangoro behind the Local airport is a bit decent. One can get 1bedroom flat for 250k excluding agency & agreement. The environment is serene enough.
The only issue i have with the area is the ikeja along traffic and the drive down to Dopemu underbridge to navigate back to the estate.
Aside this, the area is a good and convenient place to live.
pls do you have a good agent number at that location?

They all do. The problem is, some of the landlords are badly advised. Some of them will want to save cost and will not do a raft that is high enough to avoid damp walls during rainy season. Some of them are unlucky with the engineers they employed to see through the beginning and finishing of the house. The only landlords that may not need to do raft foundation are the ones around Channels TV and LSDPC because they are way above the river bed level. Another advantage for them is that, they have direct clean water. I live in Opic so I know this.

Can the Private Property owners fill the gap adequately?
What about the price of Imputs into Building (Iron Rod, Cement, Sand, Granite, Nails, Tiles, Wood, Roofing, Aluminium Windows, etc, how stable or reasonable are the prices of these items?
Those are the issues that determine the price of Rent, not just what a Landlord wants or what a tenant can afford.
