@saydfact ur thread is really an eye opener, thank u 4 this..Pls how much will it cost to complete this 2 bedroom house from start to finish. No fancy designs, just moderate finishing.
I just want 2 have an amount in mind to work with even though there will surely be plus or minus later on. Thanks

Even with the simplest of design and material choose - it would go into 5m and more.

Where is it located? Hope its a dry land, if waterlogged add another 2m to that.

Thanks so very much for this educational post. I've been glued to this thread for the past 2 hours, starting from 2016.
Then I know the quote (pricing) are no more relevant in 2021, but the steps and procedures does.

I have been using Nairaland for research and news as far back as 2010 but I don't have a reason to register and that's because of the way most people address each other.

I'm here now, just for you. Expecting the link to part 3, THE DUPLEX DESIGN

I am Fawwaz from Sagamu. Nice meeting you.

I'll do everything to post it tomorrow and I'll do that in bits.. Even if it takes 2 or 3 days.

I so so appreciate your kind words. It means more than money to me.

Good Morning.
Thanks for following.

YES... apart from M&E conduit pipes, you have to sort the following
* Wooden Door Subframes
* Window subframes (if you're using sliding) - casement can always be done later
* I expect that you have completed your ceiling hangers already when you did the roofing.

GOODLUCK

Roofing would cost you about 600k on low budget
ceiling shd run into 150k minimum
Windows and Doors would cost you 600k on low budget (about 10 doors and 10 casement windows)
Tiling can't be less than 300k (Tiles, material, and labour)
Mech and Electrical should be around 500k (with quality Nigerian cable; DO NOT use inferior wires. Zero compromises)
Painting about 150k on low budget

There would offcourse be a lot of smaller tasks to deal with...

MY ADVICE: Don't waste the 2m thinking it's too small to achieve something; it can achieve a lot - Just roof the building and use the balance for internal works, as much as it can take.

NOTE: I did this with the assumption that you have done the concrete flooring, and there is plastering of about 300k too...
Goodluck

Good day sir.
I have passed this stage a little and it's a DIY 3bdrm. Pls in what order should I follow.
Internal plumbing (mech/elect) is done
Internal Plastering is done
German floor is done
Door frames and burglary is done
External doors done

So I'm left with windows, internal doors, external pop, tiling, electrical and toilet fittings. In what order should I follow to achieve the remaining tasks?
Thanks.

NOTE: I've not seen the plan but believing its a standard 3 bedroom flat, see my advice attached.

for excavation: DEPENDS ON THE SOIL TYPE - IT CLD BE MORE THAN I SUGGESTED.
pls sir is this for only foundation is or complete building

Good afternoon Chief Engineers and Architects

Please can someone assist with a good plan sample for a 3 bedroom flat that's not too complex in cost to erect.
Good linkages, lighting and ventilation.
I've seen a couple here on NL but would love to see more recent ideas.
Plot size is 50ft (breadth) by 70ft(depth inside the plot).

Thanks in anticipation
