I think the only reason you're doing this is because you're considering the occupants of the said building. Some people will frown at the thought of climbing two flights of stairs daily and which will affect the value of rent.

The land is big enough. We have about 2 plots of land here. The change is because the authorities refused to approve for a 2 storey building here, this is exclusively a low density zone and there are no buildings here above a single storey.

This has made the cost of rents here very high as most people who live in this zone have to pay higher for the serenity they enjoy. There are about 4 zones in Enugu that you can't build above a single decking.

We are waiting for the consent from the approval authorities for us to start work on this site. Work could commence as early as the first days of next week.

We're about to retur to this site to continue with this new building. Approval process has gotten to an appreciable stage. We expect to hit the site soon.

We planned for N33m carcass, but with these delays and the rising cost, I think it will be higher. Whole project budget wont be less than N70m in today's money. Can get higher if we dont halt this inflation.

Another thing is that we have changed the configuration of the plans to match government demands. We now have 3 flats on the ground and 3 on the first floor.

Sorry to ask this question, I realized most nigerians add price to goods sighting high cost of dollars and now the naira is gaining significantly against the dollars so how come prices of building materials are not coming down.

clearing goods now takes longer time than it usually does. Most importers are low on stock not because they don't have the funds but because clearing backlog. So the very few who still have goods sell at premium and if eventually the goods get cleared, the importer will mock up price to take care of the expenses at the wharf

diesel currently sells for 370 a liter. Most of the companies run on generator and so does the trucks.

Thanks for the prompt response.

Getting ready for the start of this project, we usually laminate and paste all government and community development receipts on site before we start working.

This is to prevent issues of people coming to stop work or seize tools because of any perceived non approval misunderstandings that might delay our work.

Work goes on today.
