Good one sir/ma. Issue I have now is the bq kitchen, the space is nothing now, kitchen terrace is nt a must for them. Why not extend all the way to where u have the terrace n also the door position should be kinda directly opposite each other to make the space effective
The store door should open out if you want to maintain it cos it's small already n the door opening inward would render it useless

This is a detailed architectural floor plan on a 50by100fit plot which comprises of a 3bed room flat in the front with an ante room and a laundry, all rooms ensuit and a bed seater attached behind from my Engineer. I would appreciate any constructive criticism, any feedback that would help me out.

I bought a piece of land and I plan to just fence it around as I don't plan to build anything on it anytime soon (in the next 3 years).

I would like to ask, does fencing alone offer enough security from trespassers or do I have to go a bit further by laying a foundation? I am also considering just moulding blocks and leaving it on the land, if that will be enough as I don't have enough funds at the moment.
fencing alone doesn't stop people that own their land not check their on land expect you have evidences to proof they sold the land to you, documents from family and government alone can defend you u, land?

If it’s exactly what you shared, it’ll cost a little less than 15k if you’re using 16mm rod.

Why aren’t you considering using square pipe or square rods instead of the type of rod you chose?

Note: I’m not a welder. I give price based on what I’d pay my welder to fabricate this as a contractor while providing him with all the tools he need to achieve the work.

Don't think this will go for interlock Sir, it's another form of concrete flooring, u can't pull out as there are not separated n it doesn't allow water passage to the earth.

no sir but what I can assure you is that that thing is no less than 70,000/meter. That's not your usual wrought iron and it's still making its way into Nigeria.

I was on a site yesterday to resolve a structural issue and the iron bender suggested putting a hidden beam on the slab. This I have noticed on alot of sites even some owners do it.

I told him no and he said he knew I won't accept he goes along with it.

The issues of hidden beam on a slab is a wrong practice and is fast becoming a norm. It makes no sense and has no technical or structural backing.

The effectiveness of a beam is the function of its span and depth. This means that the longer the span, the deeper the depth.

A beam whether rectangular or flange needs adequate depth against deflection. When you put a hidden beam in a slab of say 150mm thick, the beam does not have enough depth and will deflect. Also the reinforcements required for such beam if design will be much as againt those provided by the iron bender.
So invariably the hidden beam does not prevent deflection of the slab.

The right thing is to reduce the spacing of the reinforcement or increase depth of the slab.
