An hausa man will go any length to offer help and assistance to anybody that can speak his language but a yoruba man will act like You speaking yoruba to him in an official gathering is yoh being rude, is that NEPOTISM??


A northerner was allegedly arrested in Saudi Arabia for drug and every influential northerners, governors stood up and pressured the government to release her while another Lady was detained in Ivory Coast and nobody from the south (except david) spoke for her, not the governors, not the influential people and not the people from her state spoke out, is that nepotism??

We still have a very long way to go if we do not start showing unconditional love to ourselves in the south

I understand the challenge but is it not better you reach out to the client for an amicable settlement rather than you sticking your head in the sand? Please don't let this matter degenerate beyond this, let it be resolved.

Unfortunately you can’t be an umpire in your own game.

How much refund are we looking and what exactly constitute the figures? That’s exactly what I’m still trying to wrap my head around in the past weeks.

Is it how I’m expected to refund 280 naira per block when I sold blocks at 200 naira per blocks throughout the lifetime of the project even when others are paying 250 naira and above?

Or how I’m expected to pay N3,800 per bag of cement when I have a fixed price contract sum pegged at N3,000 per bag of cement?

Or how I’m expected to value a 10sqm security house at almost the same amount as a 400sqm fence with 600mm raft, 22 columns and block wall?

This is far bigger than me hence the reason for my long silence on this matter.

One thing I can assure you is I don’t bury my head in any sand

I’ve gotten my client’s QS to review his valuation on this issue thrice when I started to pick holes in the report and I didn’t make up those things I saw. That’s for you to understand how far we’ve gone.

As at yesternight, I still left a message for my client that I’ll revert

Tbh, I’m just trying to find a middle ground so everyone wins

Please builders in the house, I have some questions. I gave a welder to construct a sliding gate for me 2 weeks ago, he brought the gate today, and he said I will be the one to pay for the casting of the base where the gate will slide on. I thought the welder was supposed to do that as part of the gate installation. ?

I could sense your feelings of nostalgia. Zaria hasn't changed much save for some few developments especially roads and new buildings. ABU, Aviation school, NMS, Army Depot are still there. Railways, still there but better be described as moribund unlike in your days when it was the major means of transportation. NTC (Nigerian Tobacco Company) was changed to BATC (British American Tobacco Company) and later closed down, what goes on there is rice milling operations. Your Cadbury and John Holt situated at Chikaji industrial estate are now used as warehouses for grains.
It's not a bad idea if you can still pay the city a visit at least once more in your life time just to relive old memories.

Its both, I mean 2 family home, one apartment for owner rent free as far he services his mortgage. The second apartment, income rental of average let even say $1,900 monthly, no be like Lagos when tenets pay one year rent and live rent free for 2 years battling case with you in court. This is how many people in the west thinks, that why many many of them with a lot of wealth are not investing in Nigeria. Owning home in Nigeria is to have placed for self. If look at it as business, then you most invest a lot of more money that can even make one more better money in the west.

Simple reason for that, speculation and corrupt money everywhere, people think they are making progress. Imagine how could houses is more expensive in Lagos, Abuja and others big cities in Nigeria then UK, USA, Europe, Asia. Nigeria is the only Country on earth where prices of house triple in less the 10 years mid develop areas, with no any mini full economic growth.

It's totally false inflation. No basis for absurd price increase when basic amenities are lacking. Doubling the price of a land when development has taken a step backward

Does your client know that you are "trying to wrap your head around" the contrary figures you posted or you are wrapping your head in isolation?

Do you have mutually agreed and signed documents to back up the contrary figures you quoted? If yes, have you presented these documents in a cordial way and manner to your clients to iron out the discrepancies (if there are any)? Or you just assume your client will tire out and the "problem" will go away?

Have you accepted before now that you are going to restitute your client as your client from their post seems to be expecting your restitution? If I can remember, way back in one of your posts, you promised to restitute in no time. That the wait will not be long.

If you had promised to restitute (as I remember you did in one of your posts), why are you "now wrapping your head"? Did the figures change after you have promised to restitute?

Go back to your client with the documents you have (if you've not already done so) and trash out any gray areas (if there are indeed gray areas) and OFFER meaningful restitution (unless you are not accepting any liability). This will leave the ball in your client's court to accept the offer or not or even open up further options. In this situation, there will now be a direction of travel.

"Wrapping your head" is just giving your client the classical run-around which is not on in this situation.

I visited in an estate in the UK that beats the flats in Ikoyi. It had lovely lush fields. Play grounds for kids, extensive green spaces and pastures and kerbs for pedestrians. I compared the beauty of this large estate with the famous banana Island, and banana Island seemed a joke. The rent was £550 a month for a 2 bedroom flat. The landlord put up the flat for sale at £100,000. Only to see poorly planed flats selling for as much as £250million because it's banana Island.

As elegant as these estates are abroad, the middle class can assess it. This is far from the case in Naija

The other criminal offence is the advent of service charge. Naija estates are now asking residents who have bought houses at already outrageous prices to pay service charge of up to 2 million for year. What's then the use of owning your own property.

They actually do. Sports bikes are waved through but I always slow to a crawl at checkpoints for safety.

You have answered yourself from your post. You told him to construct. If installation is not part of your discussions at the beginning, you are responsible for mounting your gate and its parts. Yes, your welder can be there during the installation to be sure they put the parts together appropriately.

Just as answered above.

You paid for gate fabrication/construction and not gate installation unless you both agreed his cost includes installation of the gate.

Installation of gates involves many other tradesmen which includes but not limited to carpenters, concreters, diggers, electrician etc.

no sir. Casting of the base is part of your fence building. However he's supposed to bring anchorage which will firmly hold the gate in place

Gbam-solutely! Especially with Naija real estate companies.

I smiled when one was listing what I’d get if I buy from their estate (good road, electricity, perimeter fencing, drainage and security).
I told him I know better and I actually live a street that has all he listed and we didn’t spend fortune to achieve it. We just included it in our construction budget and did a one time installation of infrastructures.

Last year we dredged over 5km waterway to prevent flooding. We spent just 430k. No dramas, no harassment. Just simple donation by few.

I’d still follow same route (gated community) if I’m doing any development in any state in Nigeria. I can’t be living as a tenant in my own property.

You need to see the dramas and embarrassment when the estate managers are out to chase defaulters in my former place of residence. We’d be in traffic for several hours while the gate is locked to prevent defaulters from leaving the Estate.

For me, it’s completely absurd and total rip-off. A lot of these property owners can actually afford to put up all these infrastructure (one-off) by themselves without having to revisit it every damn year.

I’m talking about the big gate/big signage flashing estates and not the legitimate ones with solid management structure like Royal Gardens Estate, Osborne etc

I didn't hear anything from you, I tried calling you, your number kept saying "on another call for days"

I left you short messages asking for updates.

You only left "Good morning sir" on the 29th and nothing again till 2nd of December stating you have been "incommunicado" since, then said you will "revert ".

In 9 days, you said nothing about the refund, so what are you saying here?

All I know is that my refund must come within 7 days (day 2 counting).

This is a termination that happened since September 25th.

Enough said.
