Where a house becomes a liability is when there’s little or no source of income to the landlord for maintenance of the building.

Little things like roof leakage, damaged pipes, plumbing issues and many more little things would make that house become a liability.

I agree with the loan aspect. That’s if the terms of the loan is friendly.
An abandoned house is still never a liability . In 10years time the area will develop you may even get people who are ready to use rent to renovate it. Like someone said your house is already a growing business that is increasing daily. If a school gets built near your house you can convert it to shop .

A house can never be worthless it will rather increase in value you may lucky something major maybe built in your environment and tripled the worth of your home. In 10 years time even if the business survives till then, expenses will increase, bills will increase. Business may collapse and you end up going back to where your father started from. Why not save up to invest in the business since you earn a salary. If small money can’t push the business what makes you think big money will push it. Life is risk but use your head before making risks. Business owners I know are struggling to complete a building project.

Life is a risk. However if he sells the house is gone for good. If he takes a loan it is very possible for him to pay back and still have the house.
Off course it's a question of how sure the business is. If he mortgages the house, then he has a longer repayment period and a better interest rate
