We plan to introduce dwarf pillars in the building (foundation level), the builder now says we will need to do an all round beam across the perimeter of the building to tie the columns together?

The question is, is this necessary? Should I do it or not.

Advise and suggestions are welcome.

It is not compulsory you do it, but it will make the building stronger. If you can afford it, do it.

It depends on the number trees is taking off. Also how rooted are the trees as well?

I wouldn't say they are trees per say, you know those sturborn kind of roots that wouldn't uproot with bare hands, let's say around 40 to 50 of those.

Hahaha naija no easy, years back I had a similar experience with government allocated land I bought in Abuja, after paying all government fee including ground rent back loge through AGIS. After a few years I went back to start developing. Suddenly the locals already take position and started farming on the land. On approaching them at the beginning I wanted to use enforcement and I realized it could be bloody. I was advised to drop the idea and work with them, they took me to their local chief. I couldn't believe they had procedures for that and while trying to negotiate with them they claimed the government took their land without compensating them. Cutting the story short in the process of negotiating they told me I had to pay 2k per every root of what their farmers planted there. When putting the numbers together it was about 70% of cost of the land. I just had to walk away and leave the land, back to base in largos. One thing that is clear is, they can't sale it's because is well documented in AGIS.

Bros don’t waste your money and time, anything you need is in Naija look around and ready to pay for quality. Otherwise your landing cost will x3, those dealers know they way through every corner to cut cost and still make profit. You most understand this guys buy 10 -15 containers at time with huge discount from manufacturers.

The only way to get it cheap is to buy it cheap overseas and then ship it in through the cheapest possible means.

I have done this several times, but this also means that you will not deal directly with customs.

it also means there will be some delays in clearing.

The one time that I tried to ship directly, item was in Nigeria in 3 days then customs slammed me with unspeakable charges, we had to go into serious negotiations to reduce the cost, it took almost a month.

Finally, I was offered a lower price to pay which was tens of times the cost I would have paid going through a third-party shipper.

Since then, it is a third-party shipper or nothing.

The is so much human intervention and opacity in the operations of customs clearing in Nigeria, don't be a victim.

I only do this when I compare the cost both ways and confirm I can despite everything get it cheaper importing or quality cannot be sacrificed.

Are you building DIY without structural drawings? This is your foundation we are talking about, the most important element of your built.

Foundation should be designed by a specialist with regards to the condition of the soil and the expected load. Foundations are strict civil engineering science and not a topic you present for debate at the debating and dramatic society. You shouldn't be debating your foundation. You should be implementing your foundation according to your structural drawings.

It is good advice to follow due process and best practice as certified by a professional. Foundation is one element you can't afford to get wrong. I'm not a civil engineer but trust me on this Kobo kobo or no Kobo kobo.

When I gave a quote for the pop of this project about a week ago.. cement was 5800/6000 now is 7k per bag.. someone has to be careful given quote this day..

Depends on the gap space in-between the Precasts,if the space is 2” or less,you don’t need to plaster that specific wall/area you intend to mounted the Precast.Dm for more details (Consultation is Free)

It levels and smoothens the screeded wall to a uniform consistency before painting.
Screeding is not the end of the process, it is meant to be a relatively less hard surface finish that can still be further smoothened.

Oh! Like it does the work of Sandpaper right?
