Love them , contemporary designs . My three commercial builds have hidden roofs , I think I am ready for the challenges associated with them, I think smiley

Not an expert by any means , but all the challenges I have heard has to do with water entering due to so many reasons . Am confident in the engineer handling the projects that this will not be the case , in addition to the hidden roofs , also have roof terraces in 2 of the build, 1st build is in operation , no issues so far

Hoisting of the roof gutter into place just this afternoon on my third build

It has it's own disadvantages. Majorly possible leaking issues, heat ( because it has a smaller area to disperse heat) etc etc..

Most are tempted to cash out now especially considering the economy.
But where person go live if him cash out? Even rent is very high now. There way things are, na retirement such pass
I got a $10k reduction in value from the appraisal but it doesn’t affect the tax because the full maximum 10% yearly increase (taxable) on last year’s value still puts the 2022 home value about $60k above that. If the new value keeps that means I will have maximum property tax increase for the next 2 years. I always do the online appeal though and it has worked every year until this year.

From experience, whatever amount you pay or have payed as tax, LASG will always work an additional tax for you.

I have seen Lasppa District officer pay additional tax for her proposed build.

In the attached pix received for a client,(business owners that presented their tax clearance for each year) the husband and wife (MR and MRS) were asked to pay a sum of 650k each as additional tax.

Invariably, if you are seeking for building approval with the tittle MR and MRS. you will end up paying more for tax.


At this point I don’t know if it is the amount of PAYE tax I pay that works for me. There is a property I was processing the governor’s consent with Mr and Mrs title. They levied my wife tax. All I did was to tell her to send me her US tax return and I promptly told them she doesn’t live in Nigeria and she pays taxes in the US with the return as evidence. That sorted the issue. I have had a lot of experience with tax issues both in Nigeria and the US and when I am on my right I don’t back down. I battled the US IRS over a $70k tax bill for 4 years and at the end of the day I won because I knew I was right and they were wrong and they only needed to calm down and see it (this one is a story for another time because one of the big 4 was the tax consultant and they made the mistake and didn’t want to admit).

Flat roof in any shape or form will always not be my thing either structurally or aesthetically.

The attached photos are Money121 work. Beautifully and professionally done. However, look at the areas I've highlighted yellow, where the roof meet the wall. This is one of my concerns with flat roof. I'm not convinced that over time that the highlighted areas will not have issues with damp walls and water ingress. Over time. That area of the roof has higher than normal (hip/gable roof) propensity to fail.

Flat roof na like high maintenance girlfriend.

Hmmm. Mine was more for this year alone. I have received different mails from people who are asking to help with appeal but from what they are saying on next door, I am discouraged. My only consolidated is that Zillow say it’s even more. But what difference does it even make, when I am not selling? The truth is that, it is not to my advantage.
You can imagine additional 3% of that amount!
I will definitely keep an eye on the coming year as the date is over for appeal now.

I would say major advantage of steel trusses are span...
they can span further than timber and can be manufactured to exact standards without warping like wood..
More especially industrial buildings ...I dont know what building codes says...

1.the average age of your roof is increased as steel is a highly durable material.
2 It lasts longer with proper coating and can bear high stress and pressure

3.no pest and termites issues

I am not sure if your state has it, (mine does) but u can apply for Homestead which reduces your property taxes for your personal residence.

I'm with you on this: extra protection where the roof meet the wall either capping, felting or lead. In the UK, we use lead and this should be monitored regularly and maintained or even renewed periodically.

With the way things are generally run in Nigeria, any high (even low) maintenance contraption almost always suffer neglect and lack of investment leading to system collapse. E.g MM International Airport flat roof that keeps leaking with any heavy downpour. A pitch roof would stand a better test of time even with lack of investment.

Like you said earlier, you are ready for any associated challenges. This is very encouraging. We shouldn't be going into anything as a fad or phase or because it is trending. The basic reality and implications should be factored in from inception. This you have done.

Take out time to visit Alausa to investigate those lands you bought around Tropicana. I was going to purchase 1 acre opposite tropicana last year directly from the family but before I could start my investigation on those lands , the same real estate agent that took me there got another set of people to buy all lands left including the 1 acre I was going for (based on what the agent told me).
Before even starting my investigation without digging too deep, a friend warned me to stay alway from those areas because the government of Lagos for future plans in place for those lands around Tropicana . Again if this is correct I don’t know because I did not go further with my investigation but again I trust this friend.

Oh yes we knew most of the land around here has been Maps out by the governments(cuz i got a friend working in the surveyor general office in Alausa) but i think most of our client are being clever as well as they normally come with their surveyor to chat the land before proceeding to make any payment while some after discovering it a government land (not all the land belong to the goverment though) will still proceed to make payment banking strong on 'Ratification'. I finally see that we are talking about 2 different things. The items that depend on your building size and location for building permit processing are the sq ft calculation on building plan, fencing fee, application and registration fee, layout fee, processing fee, stage certification fee etc. In law there is nothing called a building tax. When you are assessed all of the above, as part of the processing you provide evidence of tax payment. If you provide it or don’t have it the verification is done with LIRS and if you have a tax clearance certificate based on PAYE in my experience that suffices. It is when you don’t have that they start levying indiscriminately. Anyways, like you said let’s let the matter rest. Me I sha will not let anyone cheat me on these issues when I know the right thing

It is totally discretionary.

Some tax officer can simply decide that you need to pay more taxes to get permit clearance simply because they believe you need to pay up.

THEY BASICALLY SIZE UP TAX PAYERS

They demand whatever additional money they feel like you can do and hope you pay up or negotiate .It is a fact that LIRS has many employees/consultants that help people settle their arbitrary tax liablites

They are simply like the policemen at the side of the road extorting people. Just like the omo-onile that wont allow you drop material or do decking without "dropping money"

They seem to have more respect for retirees or long serving civil servants with long PAYE records. but they demand whatever they feel is appropriate.

Case in point... How is it that a LASG employee will need to be accessed for more when their PAYE is directly calculated and deducted by the LASG?

They are simply highway extortionists.

Seems they have started to eat and extort from their own too.
