I don't subscribe to handing over copies of your documents to anyone in nigeria. Your names and the land address is sufficient to run a search with the lands and survey dept after you've shown them the dicuments to review physically.
The sharing of photocopy in nigeria is the beginning of fraud attempts where con artists will oluwole your docs and try to sell behind you. They should come with their lawyer to physically verify the land and the original title documents with you then go and do their search.
