Several factors will determine that namely location, type/scope of building and quality of finishes.

If you are referring to a bungalow below is a rough guide (location-ogun state)

Size of plot - 36 x 9m ( half plot)-324 sqm
Cost of half plot - 600k - 1.5m depending on the are

Size of building - 25m x 7m (3 bedroom bungalow- one unit)= 175 sqm

Current reality is that 1sqm = 200,000 naira

Therefore cost of building= 175 x 200,000 = N35,000,000 (external works inclusive with average material finishing for the building)

Add the cost of land -1,500,000

Add contingency- 2,000,000

Total - N 38,500,000

Note that you can reduce the rate to 1sqm = 150,000 but not advisable

Yes. You’ll get a habitable shelter.

But you have to be completely involved and it has to be a prudent structure.

Hiring a builder, not a bricklayer, will most likely cause this to fail.

Yes, it can especially in Osogbo here, remember you will still enjoy minimum of 18hrs electricity in a day, if you are planning to reside here. You can Dm me if this place is your final choice

15 million naira is more than enough to build a duplex. Aesthetics and extras is what will cost you more.

There is no point discouraging anyone, it is safer to prepare for reality than fiction. I have seen people dabble into projects with fictitious budget prepared by quacks and mid way they begin to cry that their builder is ripping them. I just pray they OP meets a professional that has integrity with experience for guidance

Even if I had a carry over or not in school, it does not change the fact that i type from a very informed position. I am sure if you know or have met me in real life you will delete that comment. lol

N10m will only get you to the roofing level of 3-4 bedroom bungalow. Ignore this advice at your own peril.

You'd need at least another N5-10m to cover plastering, windows, doors, plumbing, electrical wiring and fittings, tiling, wardobes/cabinets water supply, etc..... Dont let this discourage you though. The only way to complete this is by starting.

A duplex with N15million? Have you handled a building project in the last 3 years?... Are you aware of the kind of inflation in Nigeria?

Maybe 5-10 years ago, yes! But in 2023, N15m will only manage to get you to the roof.

Come to Ilorin. You will get landed property of 100/50 for 1.5m at a very reasonable place. With approximately 4.5M, you will get a modest 3 bedroom with fence up to the roof stage. 2.5M will take care of modern roof, tile and pop. No painting go involved Sha. 700k will take care if wiring and electricity. 300-400k for painting and the rest change will be used to buy drinks for housewarming.

Meanwhile, if it's flat for commercial, on a plot of 100/50 piece of land, for flates of 2bedroom can be erected completely with two toilet and tared, including borhole for water supply.
Don't patronize this set of commercial building contractor, they will package inflation give you. Take bricklayer wey dey veteran and follow him up to where he will buy his material. Supervise your site yourself and thanks me later. Ire o

Buy a half plot with the money in a location where a plot is in the range of N16-18 million.

Use the change left to Construct a dwarf fence for the land and do your survey......if there's enough money left to process your C of O, do it and lock up on the property for the meantime.

What is this one saying, you think say people when dey build nor dey Nairaland?

A one story building with 8units of a room self contain would take 25M, meaning 4units of a room self contain on the ground floor and and another 4units on the first floor, don't forget decking is involved, but your own three bedroom is bungalow, so it would be wey cheaper.

25M done cover settling of area boys and Lagos state govt wahala....

However, do not be discouraged. Start with the foundation and keep at it in stages. This is how many of us engage in projects. With time, you'll look back and give yourself a pat.

Please run a way from people telling you that you can achieve it with 10million. THEY ARE LIARS.

Whatever you do, get REGISTERED PROFESSIONALS WITH INTEGRITY to help you. Hard to find but they are many around. It will save you headache and lots of trouble.

Go to Abeokuta, it is the best... I got a clean land in Abeokuta-South (N1.3m including lawyer's fee, survey, community development levy, & the deed of assignment).

I am from Edo State, where they ALWAYS steal people's land. I found peace in Abeokuta. I have fenced the land all around with a gate. The community & my sister in-law monitors it. It is a dry land.

Cut your coat accordingly...
