40m naira can build 2 storey building of 6 units of 3 bedroom flats with all rooms ensuite.... excluding cost of land in Ogun or ondo state.


Make sure you buy materials by your self.....that way you save costs on alot of things

Firstly, I would like to know the details of the house you plan to build.
But I will advise you not to be discouraged by what I am going to type now, based on my personal experience.

If you have the plan of building Upstairs, then 10million naira can't even complete the decking level (forget about the quotation the engineer must have given you to attract the contract, he will still call and request for more money along the line.
I have spent approximately, 38200 Euros based on my well-kept record (which is equivalent to about #29,796,000) on my duplex but still not yet completed.
Price of building materials is very high now due to fuel price. To bring a truck of sand used to be 11000 but now over 30000 for just one truck alone.
I don't want to talk about rods, tiles shocked, electricals, POP etc. But just note that 10million CAN'T complete decking level from foundation for a standard upstair (I can bet on it). That is excluding land price o o o.
Roofing alone will cost you about 3million or more, depending on the total sqm and the roofing sheet.
Foundation alone will cost you 2million or more depending on the type of house.

All these things I typed above is from my personal experience. I no add salt or maggi on top.

I know a lot of people have replied YES here but they're wrong.

Firstly, no one asked you to clarify what kind of building you have in mind: 1,2 or 3 bed? What use do you plan it for: rental or personal use?

Knowing this, I'll say off the bat it depends on the property size. Building materials are the highest right now and what people call basic fittings are actually substandard and don't last

Yes in area like Badagry, you can get sand free for molding of blocks if you know your ways, you can buy wood tree and get lumberjack for helping you turn it to wood. In fact just call me and all the info. Will be given.

When you said finished a house, it depends on the size of the house, then the stage of finishing you are talking about. Eg, ruffing level, roofing inclusive, roofing, plumbing and tiles works inclusive or furnitures and electrical fittings inclusive. But whichever one you are referring to, I believe 10m will give you a house(3 bedroom flat downwards) that someone can sleep in.

Yes its possible. But most factors plays a vital role. Let me advise you on this. I am sure N10m can finish your building if not all, finish all interior work including painting and tiling as well as POP works. You can leave the exterior work in your next budget so you can concentrate to achieve it to your taste, including external works which are interlocks, kerbs and landscaping.

No lies spoken. Even if he's looking at coping a 3-bed bungalow he should have minimum 25m ready in total. 10m is a start but it wouldn't even get to lintel level.

As an Architect I am, Yes you can achieve that and still have some fraction of money balance behind, if only if you used a good and qualified person that knows how to manage cost , e.g
if the cost of of land is 2million naira or below, then you can decide to build , three bedroom flat : from foundation to dpc = 600k , from dpc to roof level = 500k, then roof carcassing and roofing sheets plus workmanship, 1.2m, if is (comtemplaty roofing) plastering works = 800k, All finishings works (moderate finishes)= 2.5 million, all plumbing works and fittings installation = 800k, All Electrical works and fittings = 850k, painting works = 700k( depends on the paint quality) Total = 9,050,000 ( nine million fifty thousand naira only) you may also hv more balance if you manage it well

it can’t build shit, cost of materials have skyrocketed, in 2015 we used 6m to build 4 bedroom bungalow with finishing touches.
Forget ogun state, use that 10m to purchase land along lekki epe express, from sango tedo to ibeju lekki that’s a fast developing area. Then hustle more while u build your house little by little. Don’t build where u will regret in future.

5m in this dispensation, block 350-400, cement -4600, roofing alone 2million. Oga 10 million could do a three bedroom but not finishing to taste.Forget POP, casement window, paved compound and fencing. Setting out 1000 block is close to 500k

OP to be honest I doubt if you can buy land and complet a 3 bedroom bungalow with N10,000,00.00. my advice would be you buy the land start construction and and see where it will take the building to then with God's grace upon you, you will get source for money to complete it. Laying foundation and raising building to roofing level is not the work. The roofing and finishing is the main thing. Don't give up and don't kljust fix your mind on 10m naira budget.

To be honest N10 Million Nigerian Naira won't complete a decent 2-3 bungalow in the current situation but N15 million will be manageable excluding the painting 🖌️ and burglary proof 🧾

Roofing alone is between N3-5 million.

Based on recent personal experience though.

Get half plot at 1M/2M .

Pay LASPPA, LABSCA and Safety Fees= 500K at least

Do your survey plan with the given family receipt (You can do provisional survey); and then get an architect to design your bungalow = 200k

Use the rest for your bungalow building.

Buy your materials yourself. Only pay Engineers supervisory fees

Not in Nigeria
So it will need to be outsourced

Well am based in portharcourt am a project manager we satisfy clinets from excavation level to roofing.. distance not a barrier and your question 100% but the location where you bought the land matters

Several factors will determine that namely location, type/scope of building and quality of finishes.

If you are referring to a bungalow below is a rough guide (location-ogun state)

Size of plot - 36 x 9m ( half plot)-324 sqm
Cost of half plot - 600k - 1.5m depending on the are

Size of building - 25m x 7m (3 bedroom bungalow- one unit)= 175 sqm

Current reality is that 1sqm = 200,000 naira

Therefore cost of building= 175 x 200,000 = N35,000,000 (external works inclusive with average material finishing for the building)

Add the cost of land -1,500,000

Add contingency- 2,000,000

Total - N 38,500,000

Note that you can reduce the rate to 1sqm = 150,000 but not advisable

Bro 10M can get you a 2-3 bedroom flat for the start, then in the future when you have enough money you can go for something of a higher budget…
