I like your optimism. Check the post of AwesomeJ on this thread and see how he discouraged people from changing below 500 few years ago. I'm sure experience has taught him that the thieves at helms of affairs of this country are unwilling to address the true solution to the problem


The true solution to the dollar quagmire is for government to cut the operational budget of all federal parastatals and ministeries by 50%. The money given to these ministries/parastatals are largely stolen, which is in turn used to mop up dollar by the looters.

If they don't do this, the solution you are seeing now is only a quick fix that will push dollar to sub 800 but in few months or one years time, the dollar will continue its upward journey again.

How do you market your skills? Upwork? Did you learn these skills from scratch or did you have a background in tech? If you learned from scratch, how long did it take you to be good enough to do gigs for others? I hope I am not asking too many questions.

Buying a clean land in Lagos is not as difficult as most people thought.

Things to know before buying land in Lagos:

1. Make sure that the land is not government acquisition

2. Make sure the land is not a future road

3. If you are buying from Omonile make sure that they have a gazzette, Government allocation proof or that they won goverment by court ruling. If the family have any of this then they need to sign deeds of assignment for you to enable you perfect your title (get your governor's consent)

4. If you are buying from an individual request for the history of the land i.e who they bought from, what document was given to them when they bought. (The documents must be checked thoroughly by going to lands in Alausa to confirm)

5. If family A sold to you and family B won at the court as the owner of the land then you will need to do a ratification at family B who is now the legal owner of the land...the amount is negotiable [for a land that is still empty party B may decide to take it and chase you away....reason you need to develop your land immediately you buy in Lagos]

6. To achieve number 1-4 you need a qualified surveyor to pick the coordinate of the land for a proper search at Alausa (ministry of lands and the office of the surveyor generals office).

7. Every land has a history!

Haven't been badly affected aside usual settlement which I budget for. But then investing in properties can be a landmine especially if you're not local.
Its not helped by the fact that very few states aside FCT have a good geographic information system. Reason why some prefer Abj as it has more liquidity too.

If the land remains fallow in an area that has hugely appreciated, it would be a target. It's even worse when it's a large piece. You'd many times need the help of locals to ensure no one sells it off even with a fence around. When u sell, you'd share profits.
I've seen locals fall the perimeter fence of a large plot which oddly was adjoining the very company of the owner. Of course, the owner had C of O but till today (5 yrs on), there's still no headway on it.


Eventually, depending on where you are, when selling, you'd need to budget something for locals who helped. Many times, you cant avoid this. Best is to negotiate, factor these costs in your selling price or push majority of it to the seller.

Personally, what I do to secure is low fence, military keep off post and get one of the locals to farm there. I tend not to keep for too long. Once I get the appreciation I've targeted/slow down in the area, I sell and move on. My purchases have largely been in the north though.

No need to apologise, you did what you thought was best for you and country. Only underestimated the untoward effects of decisions policy makers made then.

As an investor in the 21st century, even with patriotism, it's worth having a global outlook.

Would surprise if many of the older established folks preaching against japa have sorted second passports for their kids.

The ETF segment of the NGX is not very vibrant currently. However, there are few in the ETF board of the NGX. You can participate using your stock/cscs account through your stockbroker.

Where are the investment domiciled.


How old are you? How old is your wife? How old are your children?

Let your wife have assets and investments in her name. Mentor her on how to make good investment decisions. So that she won't be asking you how to access your fund when you are gone. I find it somehow,

Please which bank granted you " Pay On Death" (POD) form. I am interested. Thank you in advance.
Another way round this issue is to open a joint account with your spouse with the mandate- Either to sign- to access funds after passing on. The downside is that if wife is not prudent, loyal and faithful, then the money can be withdrawn and one may be left to "hold the short end of the stick" grin grin grin

You try to be given your wife all this access to your finance, I can never trust another human being like that, especially after she asked me such a question (if you are gone how do we access your funds?), If you give her access to everything and it is a substantial sum, she may have no use for you. I prefer to have a will that will share my assets when I am gone, but while I am alive, I will control everything

Thanks. I know this is a controversial topic but the question was just a one of thing but having thought of it myself, I decided to ask how this can be accomplished effortlessly. Beside she's doing so well financially too. The investments are with fbnquest, stanbic, United capital.

I wouldn't want funds drawn out for sharing but will prefer the situation where proceeds (interests) can be shared equally among my kids annually and continuously.

A neighbour died and his wife couldn't access his funds, she doesn't even know his account numbers and this has brought untold hardship to his kids, this is a man with a big pharmacy, his family seats on most of his properties because the husband hid a lot of things from his wife.

Imagine keeping millions in a 30 years bonds and your wife and children aren't aware of such investment, that's why there are billions of Naira of unclaimed dividends. I will contact United Capital Trustee for will and Estate planning asap, thanks for your contribution.

The coupons of the N30 million bonds are paid to a bank account , when the family goes to the probate registry they will get a letter to take to the bank. From the statement of account, the family will know about his FGN bond.


Having a will in place will take care of all these problems.

Anyway, oga Emma has always advised the use of Trust in matters like this but to be asked a question of when a person will die, directly will back in the days result in family meeting straight away.

Most men that I know want a way to transfer their wealth to their kids if life happens and they are gone, but are often hindered by the reality that humans are unpredictable.

Anyway, I hope you also have her PIN, account number and a POD signed in your name? No law in nature says that the man must die first even though stats shows that men have a higher probability of dying first, but there is no law that says it has to be so.

My case is different, I don't have a wife anymore, I was hospitalized 2 months ago and I got scared as my family can't trace my funds, now I have 2 people I just have to trust though not trusted.

One knows all the maturity dates and where such funds reside and the other knows the amount involved. Both don't know each other as per the trust.

Will love to engage such client but what's their charges?

This is an example of the type of chancing i am talking about in real estate investment, it like there is this virtual ceiling on the profit an outsider can make from property valuations

At every valuation junction there is an agbero waiting patiently to skim his cut, even down to banana island and maitama in abuja

It's like the ownership model is dictated by this guys(family),and d model changes based on the pace of development of the area, No paperwork can escape their tactics

My bane in emphasising this is that most times as a property owner, u dont have the financial muscle to ward them off

If anybody has strategies to overcome this please discuss
