Nigeria is just one condemned piece of shit.

Emenike is definitely stereotyping, but these things happen everywhere, even in the East.

Lagos state was collecting all sorts of levies and permits before those estates were built. Where was the nonsense masterplan then?

Just last year, houses along the Buffer Zone in Festac were demolished. Today, there are new buildings. So the question is who gave the new approvals again?

I pity the ones rushing to Epe to buy land. Make the place develop finish. Then the original masterplan from the Ottoman empire go come out

Their aim is to curb the annual flooding that always occur in that area . Obviously the whole estate was built in a canal passage way.

The issue is the same State government approved those estates before developers started developing and occupants started buying the houses .

No be only Igbos the thing affect na; it affected everybody that built in that estate irrespective of their ethnicity .

I must admit that Lagos state is one chaotic state . Apart from the fact that the government most likely approved houses built in that estate, I’m very sure they have been collecting Land use charge from all landlords in that area .

The whole demolition thing is an after-thought thingy . They most likely concluded on demolition when they realized that the flooding in that area cannot be stopped without pulling down houses built where canal is supposed to pass

It is a multifaceted issue. Because Nigerians themselves do not do any risk analysis. And because we are not paranoid. And we like thinking we can bypass rules. There is a project we are in right now. The client calls me a talker not a doer when I say this is the Proper process.


As a naija matter if you want to be 'sharp' you will always find someone who will assist you in bypassing process. But in lagos it will always come back to haunt you.

I watched a real estate blogger’s video recently and he made mention of something most people are not aware of. He claimed majority of the lands people are buying in Epe now are classified under “FORESTRY “

Forestry in the sense that those lands are not meant for development for residential purposes ; u can only farm on those lands as approved in the original master plan of the state .

Now so many people have used 5 to 6 years annual salary to buy those lands are already developing their future home there . Some have even competed their houses and have even shared testimony in church about “the goodness of God “. Unfortunately ,It will end in tears sometime later in the future

Lagos state no dey compensate anybody . They will most likely prosecute any occupant that decides to prevent them from carrying out the demolition .

Yeah, I know at times the citizens too are complicit but most times it’s corrupt government officials that give fake approvals .

Then also the government itself seem to ratify these illegal occupation of lands by going to such premises to collect taxes, rates and levies.

E sure me die say Lagos state government dey collect Land use charge for that estate. I’m also sure Eti Osa LGA will be collecting tenement rate, radio and other LGA rates from occupants steady

This is where the problem is.

Those Lasbca officials no dey remit any money anywhere because those approvals are illegal in the first place. Until govt comes and they ask you for the approval you were given and you get to know the approval you paid bribe for was illegal.

It happened to my father in-law house in Abule Egba, those LASBCA officials were always coming to disturb him for this money and that money until he summon the time to actually go to their office and find out that 1kobo was not remitted in his name and his house actually has no issues.

Corruption just full everywhere.

U would be surprise if those people bring out evidence that they got approval . I’m sure when they do the government will claim the approval is not genuine .

My brother I don't know. Gawat actually uploaded a video of where the commissioner for environment was talking to them. They have been issuing them notice since 2021 so it's not as if they just woke up one day and decided to demolish the estate.

All it takes is for someone in a ministry to take charge and you will see how everything will change. It doesn't matter if others has been collecting revenue from them before, once govt remember to actually do their work, Otilo be that.

Most of these developers sef enjoy cutting corners more than anything and anybody building land or house needs to be extra careful. It might not even be 2 or 5yrs later but anytime the govt decides to act, na wetin dey happen be this.

Recently I've been questioning whether growing up I was either uninitiated, not financially buoyant, lacking game....or whether Nigerian women have changed significantly, transforming into irredeemable höes

Because I've seen things mehn.

I've seen niggas wives complaining that after due to side dude imposing stature and weight during nacks, the only way they can enjoy their husband is if they ride him, cos oboy is too skinny.

I've seen niggas pïss on niggas wives. I've seen niggas hide in the corner when the wife is on the phone to her husband and kids showing him the hotel room she's staying in.

I've seen niggas bank account being unwittingly used to receive the funds a nigga threw ar his wife for hookup. Brah, I seen a nigga pipe down a newly wee that was 3 months pregnant for the love of her life.

All these things I either witnessed first hand or discussed directly with the other nigga. If I was a married man in (especially) Lagos knowing what I know, I would be living in absolute terror.

Said those things were always happening even while we were growing up. We were just too young to notice and didn't have the financial muscle to pull things we can easily do now.

With increasing economic pressures and the advent of social media it is happening more now. The excuses are many and the opportunities are even more.

When I was growing up there was no DM to slide into. Now a married woman can be jejely minding her business posting innocent bum short pics on Instagram from her house in Lokoja and a guy in Houston who is planning to come to Abuja or Lagos for Xmas will slide into her DMs and organise the do.
