The law will choke tenants. How can it work when most tenants are huzzlers with no fixed income or jobs. Yearly rent allows them enough time to plan and save

Let this be mandatory. Let me see if Criminal Fraudsters like Adeboye, Oyedepo and other pentecostal criminals will have mind again to tell their brainwashed brainless followers to pay January salaries as first fruits to their useless bank accounts

This is not really good for tenants even though it's not great for landlords too. As a landlord, no wahala...my rent goes up, I can evict you easily as I don't need to wait for one year. Tenants will also give one month security deposit which means I'll not lose once I find a valid reason to evict them undecided

Even the tenants he thinks he is fighting for - he is really not helping them... when u have to pay for a yr
, u plan yourself well ,pay and forget about rent pressure. If u don't have u borrow or u negotiate with landlord to pay 6 months or some months... rather than cause a monthly chaos

Nigerians... Always seeing things in black and white. He said he's advocating for monthly payment of rent. Not advocating for the removal of yearly payment of rent. So if you want to pay for a year and you have the funds, you are free to do so.
Make una try dey read abeg.

Abegi There are places that do not charge 1-2 years out there. Look for them. undecided

2. You as a landlord why are not now currently charging month-to-month rent from your tenants? Lying all over the place does not a point make. undecided

You're becoming annoying on this forum with the way you go about arguing senselessly with everybody!

You're not even in Nigeria yet you think you understand the people's pains more than they do.

What for? They don't renters to sign such contractors, do they? The renters can easily choose to go find themselves other landlords to do business with. undecided

The law is not meant to be used as a tool to bully landlords or impose the ridiculous. undecided

Ahh this one wan spoil my business oo. Tenant wey no fit pay yearly hmm go fit pay monthly. Plus the money will be to small and useless to do anything with. I will simply increase rent so monthly pay will make sense o. I wont use 30mill to build 4 flats and not reap the benefits
The man/Ned did not even factor in inflation at almost 30%. If a landlord collected 400k per annum from a tenant in March 2023 and invested the money or spent it, it would have been worth over $400 worth of bucks. 33k per month (400k per year) rent in March 2023 will now be worth around 66k in March 2024. How can you expect a landlord that knows how rapidly money is losing value to sign up to that? Which landlord will not factor in inflation each month?

More landlords will be asking for rent in dollars. That will put more pressure on the Naira (Naira chasing few dollars around) and lose even more value.

Yes, he wants to be seen to be on the side of the poor but he didn't think it through. 6 months would make sense. Many of us do 6 months already.

Some landlord even prefer monthly rent sef. Especially old papa dem sharing face-me-I-kick-you with their tenants. grin grin cheesy cheesy

If you do anyhow, by month end end he kicks you out.

■ I seriously wish I’d charged monthly. Half my tenants on one stretch are students and they’re owing big time. I’m not one to be ruthless else…
Half the others are still for over a year (even a relative), it’s crazy. I hope to implement this very monthly payment plan when next I visit, that’s if by then it’s not already a law. I also want to get an outfit to run the business since tenants have decided to be funny
■ That’s why I welcome the idea of monthly payments.
It’s not the norm that’s why I haven’t explored it
Ah, I see! So by implementing the monthly, your intention then is to easily discard yourself of the defaulting renters so you can keep only those able to pay up. How very tenant-minded of you. undecided

2. Like I said before, you never needed legislation before now to decide whether to charge annual or monthly. So why do you need legislation to do that now? undecided

MadamExcellency:

You are confused, a young graduate can start a process of disengaging from the parents with a meagre budget. Others include:

1. Flexibility: Allows for easy relocation or changes in living arrangements.
2. Affordability: Smaller, manageable rent payments improve financial planning.
3. Protection: Gives tenants the option to move out if living conditions are unacceptable.
4. Negotiation power: Shorter terms enable rent renegotiation and potential savings.
5. Easier financial planning: Consistent payment schedule aids budgeting.

Overall, monthly tenancy provides flexibility, affordability, protection, negotiation power, and easier financial planning for individuals from the poor and middle class.
And what are the disadvantages? Abi you want to lie to yourself that there is not disadvantage?

Maybe we should both compare our bank account transaction values for the last one year to see who's been struggling. Maybe we should try one month smiley first.

I'm done with you, man. You have to be an incredibly jobless Nairaland troll to still be on this rent thing. I pay my rent before it's due. I'm not replying you after this as I have hobbies even if I have a lot of time on my hand to waste now.
Goodbye.

Please explain how it will push up rent. Mind you even with yearly payment of house rent in Nigerian it's still been calculated monthly for you. Only that landlords needs it in bulk.

Its just behavioral finance and human perspective. It will increase.
